I really enjoy assisting clients sell a house as part of an estate. Probate adds an extra layer of intricacies for the sale of a house, and an agent familiar with selling a house in probate can make the process less stressful for all parties involved.

The sale of 2336 NE Cesar E Chavez was no exception. Aside from typical court restrictions, there was a reverse mortgage, with the mortgage company threatening foreclose, and deferred property taxes. Similar to many homes in probate, 2336 NE Cesar E Chavez had been in the family for many years, which means many of the common modern inspections such a sewer scope, search for an underground oil tank and testing of radon levels were likely never been done before. When this is the case, often times the house fails these inspections and is further burdened by deferred maintenance issues. Taking on buyer requested repairs during a probate sale can be overwhelming for the estate’s personal representative. Negotiating no, or few easily manageable, repairs is key in this situation. I am so pleased we were able to make this sale as manageable as possible and sell this house for asking price.  I am honored the family enlisted me to help them with the sale and so enjoyed helping them through the process!
