The recent ice/snow storm proved very challenging to all of us but with great challenge comes the opportunity to rise to the occasion.
My clients were very excited that they had succeeded in an 11-offer bidding war in their efforts to purchase their first multi-family investment property in the form of a great cash-flowing 4plex in Beaverton.
Unfortunately the day before our home inspection, a terrible storm blew through the Northwest and a very large tree fell right onto the roof of the property.
One of the reasons our offer was accepted was that the listing agent could tell that I would be a good partner in the transaction and we would be able to find win-win solutions to whatever problems we faced. Here was my chance to prove that he made the right choice!
All parties handled the situation pragmatically and patiently and the Sellers filed an insurance claim and used our photos and info from the home inspection to make sure everything was fixed properly.
This was an As-Is sale but the fallen tree that did some damage to the roof created a unique situation. In addition to requesting that the Seller remove the fallen tree and have licensed contractors repair the damage, we asked that the Seller remove another large tree from the property while the tree company was out there anyway and they gladly agreed to that request which was a nice bonus for my clients.
With just a minor delay to our timeline to allow for the repairs to take place, everything went as smooth as possible and both Buyer and Seller are very pleased. The listing agent even was nice enough to leave me a review!
