As summer temperatures hit, we see a shift in buyer priorities. Months ago where we had to consider heater operation, basement leaks, water run-off management, we now find buyers expressing concern about a completely different set of topics. Here’s four critical points to assess when selling your home during the Summer:
When was your AC unit last serviced?
Home owners frequently forget to look at the compressor boxes until trying to get cooled down with no response from the thermostat. These need routine servicing to ensure that they function properly, and maintaining the mechanical components can extend your impending replacement/repair. While you’re at it, take time to change your air filter.
Do your windows open?
Inoperable windows can leave a buyer second guessing the safety of a home. Spring to Summer time home-buying gets snagged because buyers may be looking at the windows with the dream of fresh air and sunshine, and open-able windows lock that dream in.
Is your yard Summer friendly?
You know there are people whose yards look like an entirely separate living space; daybeds, outdoor kitchens/dining rooms, lounge space, fire pits, etc. You don’t need to go overboard redeveloping your yard, just cleaning up the exterior landscaping (chop the tall grass/manage wild blackberry bushes) can go a long way at inviting imaginary outdoor activities for buyers.
Is your exterior looking maintained?
Does your Symbol for the artist formerly known as Prince mural look fresh? If so, great, how about the rest of the house, paint on siding tends to be heavily scrutinized as the backdrop for a buyer’s dream garden dinner party. How about those decks and fences? Buyer’s may have only peeked out on a rainy day to see if the size matched their expectation, but now they’re going to notice rotted corners, and mildewy/mossy planks. Take a walk around your home and see if the structures need some love to keep the dream continuously flowing for your buyer.
