Congratulations to some of the calmest and kindest clients I’ve ever had, Kacie and Devin! They’ve picked up quite the midcentury charmer in Montavilla.
This is one of those situations realtors dream of. New clients are referred to you by friend/past client. New clients suggest happy hour at neighborhood haunt for the initial consult. New clients are already pre-approved with bank, but end up working with one of your go-to lenders. New clients see a whopping total of 5 homes, submit an offer at list price on their favorite one, and get it accepted. All in roughly 10 days.
It was going sooooo well, we were all a bit stunned. We had pre-negotiated certain repairs prior to even submitting an offer, and the Seller was willing to credit a bit more toward their closing costs after inspections. The appraisal came in…wait for it…$43K over asking price. Real estate magic was HAPPENING.
But of course, nothing comes that easy. There was an underground oil tank that was being decommissioned prior to close, and the scope and cost of the work kept changing. We had to delay closing 8 days, and it got a little dicey for a moment when the Seller considered switching contractors mid-job. Plus, Kacie and Devin had already given their 30 days, and with our new close date, there was ZERO wiggle room.
Through the final two weeks of the transaction, I think I was more on edge than Kacie and Devin. They were the living, breathing definition of cool, calm, and collected, in a high-stakes situation. Thankfully, the job wrapped up Thursday, just in time for us to close on Friday, and for D+K to be 100% out of their apartment by Saturday! Always fun to run down the clock 😉
