I just closed on a real doozy of a transaction. It was through one of those big brand name companies, which took all the personal quality out of it. My client was a very sweet, first time home buyer. Young, clear headed, but nervous for all the right reasons. And as her luck wold have it, she fell in love with a house that was represented by a company notorious for being hard to work with. Staying true to form, we offered what we thought was fair, they countered just 2K less than asking and said that was their absolute bottom line. This is where my value came in. I listed out al the reasons and showed all the supporting data to get them down another 10K. They agreed with ABSOLUTELY no repairs. Until the inspection report came back and I advocated for 12K in reasonable repairs, again, sighting all the reasons why and supporting data. Ultimately, this got my client her dream home in a price range that she could afford. I walked away knowing that I was worth every penny on this one.
