Luck Favors The Prepared (Especially When It Comes To Selling Your Home)

When it comes to selling your home, just like so many other things in life, preparation and planning are the keys to success.  Avoiding potential pitfalls down the road, in advance, helps to remove Buyer hesitation and concern that could lead to last minute sale fails.  Sale fails are a huge bummer for all parties involved:  Buyers that have envisioned themselves moving into a new home, Sellers that hoped to be through this hurdle to move forward with plans of their own.

What type of preparations are we talking about?  Here are just a few things to consider that an experienced agent can help facilitate and prioritize for you:

REPAIRS:  Are there known issues that we know will turn up in inspections that could cause a Buyer to walk?

UPDATES: Are there any cosmetic updates that might have an impactful return on investment by making your home (and photos!) more appealing to Buyers (leading to more showings, more offers and more money)?  Painting and updated light fixtures are just a few, relatively inexpensive, impactful updates to consider.

STAGING:  I could go on for days on this topic.  For Buyers (and agents) there is nothing like walking into a properly staged house.  It feels fresh, new, inviting.  It welcomes you to sit and stay a while.  It helps Buyers imagine themselves living there and how they might decorate themselves.  It shows how even a “not so perfect” house can still look great with the right “stuff” (and we’ve shown you what that “stuff” should be!).

PHOTOS:  Photos, photos, PHOTOS!!!.  Professional photos are a MUST!
