Two little guys, twins, and their parents, Ken and Kendra, are all set and ready to move in to their new home. House hunting and moving are hard work – harder still when you are relocating from out of state. Now imagine doing that with not one, but two infants!
Short term housing had really lost its luster, making this family serious about their home search. The Portland market, being as competitive as it is, did not help matters, but K&K quickly got up to speed and set out a realistic wish list. When they saw a charming, well cared for home in a great spot to raise the boys, they were ready to pounce. They were not alone. Caught in a multiple offer situation, as is common in popular areas of town, such as Wilshire-Beaumont, they headed my advice and sweetened the deal in a variety of ways.
When homes are flying off the market it pays to put together the best offer you can. “Best” does not always mean the highest price. There are so many details that can make an offer stand out. Ken and Kendra put their best foot forward with a carefully written offer, a beautiful letter, including a cute family photo, a pre-approval letter from a well known and respected local lender, Carol Flanagan of Guild Mortgage, and remembering to balance the sellers’ needs with their own.
While their offer was not the highest, it was the one that spoke to the homeowners -yahoo! Moving day is almost here. This Wilshire-Beaumont ranchalow is going to be perfect!
