Property Line Adjustment

By Marissa Sainz, September 24, 2018

Lori and Steve had been talking casually with their neighbors over the years about buying a portion of their lot to create a larger back yard.  This year they finally decided to take the plunge.  Since they were not creating a new lot, but only adjusting the size of their two lots we were able to complete a property line adjustment through the city of Portland.

The steps to complete a property line adjustment or PLA are simple, but time consuming.  The first item on the list was to hire a surveyor to measure the new property lines and draw up a survey showing the changes.  Next we submitted the PLA application along with the survey to the city of Portland for their review and approval.  The PLA application states that the time frame from start to finish for  approval is 6 to 8 weeks.

Within 2 weeks the city sent a request for additional information.  The city wanted to know where all of the storm water was flowing from both homes.  After a call to the city to discuss the fact that there were not going to be any changes to the homes themselves so storm water would not be changing we received a full approval.  Truly a miracle!

A few more steps would need to be taken to file the new survey with the county.  From beginning to closing the process took 4 months.  When doing any work with the city and bureau of development services in Portland patience is the number one tool to have in your toolbox.
