My lovely clients P+B just completed the great real estate gauntlet of 2023. I’d say they won 🏆
P+B first reached out in November 2022 to begin the conversation about maaaaaybe buying and selling. (Lesson here: it’s never too early to start this conversation – it’s actually VERY helpful to start strategizing 6-12 months ahead of a target sale date).
After closing on a pretty fantastic new home (off market!!!), we turned our attention toward selling their first home. When I tell you these two WORKED for it…major props to them for BUSTING OUT every item on their to-do list in a crazy short amount of time 🙌🏼 I was impressed, to say the least.
After tracking the market for a few months and analyzing comps til the cows came home, we chose our price. After 4 days, we ended up with 5 offers and went pending 10% over list price. A lender-waived appraisal was the cherry on top. But the high of a multiple offer situation can only be matched by the gut punch of an, um, shall we say *zealous* credit request.
We took some deep breaths and went to work gathering a few more professional opinions, clarifying between repairs, upgrades, and ongoing maintenance items, and extending the inspection period (a few times).
In the end, the buyers eased up about $10K of their request, and we were able to settle up at a much more reasonable-feeling concession. A double win, considering it meant we could move forward directly to close.
Closing two deals within two months is a huge accomplishment – I am proud of these two, especially considering how many projects they’ve already completed in their new home! (Seriously…impressed doesn’t begin to cover it.)
