4 Plex Fixer in Transition (Part 1)

By Sharon Bloudek, December 24, 2019

This summer I helped a client purchase a fourplex in Beaverton, not too far from Nike, the Merlo/SW 158th MAX station, and Tualatin Hills Nature Park.  Given its location, the investor was excited about the potential as long as the numbers made sense.  Initially, we were in backup position on this property.  (Side note: If you can’t get first position, there are so many advantages to being in back-up position – I highly recommend taking the opportunity if you can get it)  We were able to negotiate $85,000 off the latest list price due to deferred maintenance and issues found during inspections.

Here are a few of the before pictures…..

Front exterior

Overgrown landscaping (each unit has a fenced backyard)

Trim and windows in poor condition

Disconnected downspout

Fence about to be blown over

I’ll update in the Spring with all of the new improvements.  This is a really exciting project and I can’t wait to see it when it’s completed
