Beach houses are basically a luxury item and most people dream about owning one at least I know I did. I had a couple of great sellers who owned a beach house for a short time, but had to sell it. In the time, they had made significant improvements to make it their own and improve it’s value. For example, new landscaping, new patio, new built in wall unit and fireplace, upgraded lighting, new wood flooring, bathroom fixtures, etc. When it hit the market, the first offer came in low just above what they paid the prior year, but wait a minute. Sometimes you just have to point out all of the value added. The counter came back quite reasonable and this home sold in a week. It’s all about price, condition and location.
