Agents and their clients in Portland are all aware of current market conditions and how many concessions buyers have to make to win the day and mine were no different. After writing 8 offers, with appraisal gap coverage, free rent back, and more we found ourselves in backup or position more often than not. My clients are first-time homebuyers who are expecting a new baby in a matter of weeks. After touring many homes they called me and said they would like to write on a house that they had seen during an open house and so we crafted a strong offer, with an escalation to try to hedge our bets. The wonderful end to this story is that our offer was accepted, it wasn’t the highest and they did not exercise the escalation! The down-payment and terms were enough for the seller to choose my clients and we did not have to waive inspections or compromise on their due diligence to get to the finish line. The house appraised at value and we are closing early, dreams really do come true.
I would like to express my gratitude to the listing agent and her client for the ray of sunshine they offered to us and for their kind and cordial attitude throughout the transaction. It has been a great reminder of why I love doing this job and how wonderful it can be to work with agents and clients who are full of good intentions.
