It used to be a running joke at the office. Every time we did statistics on real estate sales, pending homes, length of time on the market, etc. the Gladstone area never had any inventory. Most of Portland and the surrounding areas have had low inventory but Gladstone in general would have 1 or 0 homes “on the market” every week that we met online.
I received a call from Ellery and David asking me to list their home and help them move to Boring, OR. I was elated to say the least. This home was the home that David grew up in and purchased from his parents. They put some work into remodeling it and then opening it up, raised a family there, and are now moving on.
The anticipation of selling in a market with 0 to 1 homes at any given time was a great introduction into this new and ever changing market.
10 written offers, some cash, all over asking, and most with terms unheard of just early last year (waiving repairs, early release of earnest money). We sold in 5 days and my clients are happy to pass on this home to a young family that will honor the history before them.
