My fantastic clients just closed on a house in Cannon Beach. So I thought it would be fitting to do a quick market overview for other buyers to be in the know.
Home sales have been exceeding new inventory for several weeks. However prices have not yet stopped falling. Since the market is already in the Seller’s zone, expect prices to level off very soon. Should the sales trend continue expect that prices could climb from there.
This week the median list price for Cannon Beach, OR 97110 is $964,500 with the market action index hovering around 52. This is an increase over last month’s market action index of 48. Inventory has decreased to 12

This answers “How’s the Market?” by comparing rate of sales versus inventory. A balanced has a MAI of 30. Anything above is trending toward a seller’s market and anything below is trending toward a buyer’s market.
