My latest transaction was helping some good friends of mine find a larger house, and one that afforded privacy for multi-generational living. We were already facing the challenge of a low inventory market, but we had a price point challenge as well. Finding a turnkey house, with the amount of bedrooms and square footage they needed, within their price range AND not too far out, certainly made me have my work cut out for me. My clients’ willingness to adjust their ideal location ultimately led us to a house that checked the rest of their boxes. Due to the location, there wasn’t a huge amount of interest. We still have to compete with a few other offers, but my communication with the listing agent helped me put together a package that made sense for everyone. My clients were willing to purchase the property in “as-is” condition, barring any health and safety issues, but they were NOT in a position to waive the appraisal, should it come in under sales price. In fact, NONE of the offers were waiving the appraisal which was so refreshing. I feel that if one of the offers was waiving the appraisal, we would not have been as successful in getting our offer accepted. Some things are just meant to be, I guess!
The sellers wanted my clients to be happy and feel like they were getting a good home, and my buyers wanted the sellers to know they appreciated the care that went into the home. We negotiated some repairs and eagerly awaited the appraisal, which ended up coming in at the sales price. On to closing we go! We were 2 days away from the finish line and in the middle of a heat wave. I received a frantic message from the listing agent that there was a fire at the house and my stomach sank. How could everything go so smoothly, only for this to happen at the end? It could have been devastating, but it wasn’t. We go lucky. Only one side of the yard’s shrubs were burned and part of the neighbor’s fence. With teamwork, the listing agent and I got the damage assessed and we agreed on a compensation plan. Crisis averted! My lesson from that was that spontaneous combustion is a real thing! Crazy! 115 degree heat and fresh bark dust are no joke. From now on, I’ll make sure everyone wets their bark dust down. This could have ended so much worse, but it didn’t.
