Mike and I met several years ago. I thought he was wonderful but he had relationships with other real estate agents and I didn’t want to infringe on that. So we were friendly but we didn’t really work together. Then, out of the blue, Mike gave me a call last year. He had purchased a piece of land and he was planning on putting two new construction homes on it. Did I think it was a good idea? If so, would I list them?
Being who I am, the answer is never going to just be “yes” because I want the listings. I sat down and took a good, hard look at the comps. I discussed them with Mike in great detail and gave him a conservative estimate of the price I thought they might sell for. Mike wanted to know if I would do this project or if I thought he should just try to sell the land. After looking at the numbers I thought it made sense to move forward.
Mike had a contractor on board to build but he wanted to know if I could help him pick out finishes. Um… yes please! I love helping to design properties and I happily met Mike and his builder at CFM and took them through some ideas I had. Design trends shift pretty quickly. I could see that certain styles tended to sell for more money so I suggested those styles to Mike.
I’m happy to report that today we closed on the sale of the first property and we will be closing soon on the sale of the second. Being that Mike is the nicest guy ever I can say that this one was a real pleasure.
