#1 Paint Colors/Wall Paper
Repainting it’s relatively cheap, easy, and fast. Paint color can severely impact a space. Try your best to focus on the structure of a room, window placement, other more permanent fixtures and inherent character.
#2 Appliances
Appliances can be written in or out of a transaction. If that old yellow fridge isn’t working for you. Don’t worry! You can have them remove, keep them to sell, or try and negotiate your closing costs down in order to reallocate funds for new ones.
#3 Hardware
Hardware, like paint can have a huge impact on a space. Something as simple as door knobs and drawer pulls can completely change the design esthetic of a home. Simply switching out those old 90’s ornate knobs for a more sleek and minimalist look can give a once contemporary home and more modern aesthetic.
#4 Questionable Carpet
Carpet…. We’ve all been in that home with stains all over the carpet…Ooor even better the stained shag green carpet. Old carpet is one of those items that can make a home feel less “your own”. Remember these things can be changed. There are so many different flooring options these days to fit all kinds of budgets and spaces.
#5 Textured Ceiling
Prefer your popcorn in a bowl? Myself as well…However I’m not going to walk away from the house of my dreams because of it. In a vacant home wall texturing can appear much more pronounced. Furniture, art and decorating accents all help refocus the eye.
