When I first met with the sellers of this beautiful NW style home they told me that they were considering an offer from a contractor to purchase their home for a specific price. The price was appealing to them and in this situation they would be able to sell the home in as-is condition taking a lot of perceived stress off of their plate to prepare the home for the market. One of the sellers co-workers encouraged them to get an opinion from a broker who specializes in their style of home just to see if they would be leaving much of their equity on the table. They found me in their online searches and after touring the home I put together an in-depth market analysis for them and our findings were that the recommended listing price was almost $100k more than what they were proposed from the contractor.
The sellers took all of my house prep advice and even though it took some contractor coordination and work it was well worth it. We listed at our analysis price and within 4 days had 9 offers, they closed in 2 weeks in as-is condition (no repairs) at $20k over their listing price (that is $120k over what they almost took from the contractor!).
