I met Treven and Brough at an open house last year, and we’ve been in touch since then. Brough and Treven have a lot of interest in ADU’s, and wanted to build out a basement apartment to create a duplex. Being the savvy home buyers they are, we also kept a sharp eye out for properties that had potential to be split into multiple lots. Having done this process on my own home, it was a lot of fun to work together and try and locate a specific property that would have all these elements.
After looking at 20+ houses, we finally found a really nice 50’s mid-century house that ticked all the boxes. The house has three bedrooms on the main floor, one bathroom and a remodeled kitchen. The basement is unfinished, has a separate outside entrance, and tall ceilings. We went through the home inspection process and had a lot of contractors and architects visit the house to verify it’s potential, talk about design, figure out any problems areas, and of course get some bids to understand expectations on pricing.
It was a whirlwind two weeks, but through it all my clients were able to iron out a lot of details and make sure they knew and understood the challenges and potential of the home. They closed this week, and are now looking towards getting the ADU permitting going (before the waiver expires this summer) and starting the renovation. They’ll have a really nice two unit house in the south Tabor neighborhood when it’s done, and a potential 2500 sq. ft. lot they can partition in the future if they decide they want to do another development project.
