I met with Molly and Greg to discuss what they were looking for in their first house. They told me three bedrooms, two bathrooms and a mid century ranch style home. We looked at quite a few but none of them got Molly and Greg excited. Then they sent me a listing for a two bedroom, one bathroom, bungalow style home built in 1948. We walked through and it was clear this was the house for them.
I called the listing agent to find out if there were any other offers as the home had only been on the market for 2 days. He said there was a cash offer coming in. I probed him for what terms would make the seller choose a financed offer over a cash offer. He told me some of the seller concerns regarding inspections and repairs as well as timing to move to their next home. Molly and Greg put together a strong offer addressing the seller’s concerns. Once sent the listing agent called to let me know two additional offers were coming in and the seller wasn’t going to respond to any offers for 3 days.
Another call to Molly and Greg allowed them to adjust their offer a bit in terms and a slightly higher price. We asked their lender to call the listing agent to make sure he knew what great borrowers they are. And then we waited.
3 days later the listing agent called to let me know the seller had chosen Molly and Greg’s offer! He said there were higher priced offers, but our attention to the seller’s needs in other terms made the difference. I love letting buyers know when their offer is chosen in a multiple offer situation, but it is even sweeter when they are chosen over a cash offer.
