I met Diane through another Living Room agent. She wanted to sell her duplex and was looking for someone who was comfortable working in the investment realm. I’m always so honored when one of my colleagues, who I truly believe are the best of the best, trust me with their referrals. I met Diane and loved her right away, so we got to work!
Pricing a duplex can be complicated. It’s important to look at it a number of ways: first, what have comparable duplexes sold for? That obviously weighs in. But the condition of the property as well as the rents received are also huge factors for investors. A buyer who has to spend big money to get an investment property to cash flow properly is going to need to spend less on its acquisition. And if rents are under market and drive the cap rate down that’s a big deal too.
The good news for me was that Diane had kept her property in top condition. She went above and beyond what most landlords do and her tenants adored her because of it. The impeccable maintenance really showed and we found our buyer, who just happened to be represented by yet another Living Room agent. And, of course, it was a great transaction working with a top notch professional!
Yesterday, Diane closed on her sale and I couldn’t be happier for her. Congrats, Diane! I can’t wait to see what your next chapter holds for you!
