Most people think you’d be crazy to sell your house off-market right now. Inventory is low and demand is high. It’s a market primed for sellers to rake in the dollars and give few concessions to buyers. But for some sellers, it’s the right thing to do. In my experience these 3 things may make selling off-market the right choice:
- Finances: when the house needs work and cash is limited, an off market-sale may be best. A home that hasn’t been well maintained won’t present well to buyers and could take longer to sell.
- Logistics: we all have busy lives and this year has been stressful for many. Sellers who work from home or have a new baby for example, may not have the time and energy to deal with showings and upkeep.
- Need to sell quickly: sometimes the sale itself is more important than the sale price. Sellers wanting to make a contingent offer on another property might find themselves in this situation. If your listing agent has a strong network and can find you a buyer quickly, selling off market can take less time.
In this case, my buyers benefited from an off-market sale. A huge win right now!! The Mantells are an awesome family that was playing the buyer game just like everyone else. They were writing offers, getting beat and began to feel concerned about rising prices.
Thankfully, my buyer saw a social media post from someone in the area needing to sell. We worked quickly to get the agent’s info and set up a showing. In order to make deals like this work, you need to be flexible and keep things simple. The house did need some work but the Mantells were able to see the potential. They are gaining a much bigger kitchen, an office, a yard with a pond and a huge garage!!
Best of all – this was a win-win for both parties. The seller was able to sell quickly without having to spend time & money to prep the house for market. My buyers were able to get into a great home, within their budget & without competing!!! Congrats to the Mantell family – it was a true pleasure working with you!!!
