Our seller wanted out of his inner SE duplex quick. He didn’t want to do any repairs and was hoping for a cash buyer so that there would be no lender required repairs. We discussed a pricing strategy that would bring that kind of buyer to the table. We priced it slightly under market value, got tons of showings on the one vacant unit and had 4 offers right away. 3 were over the asking price and our seller ended up with an all cash offer, as-is. Buyer just did a personal walk thru, no professional inspections. Just what our seller wanted! It was a quick closing over the asking price and now he can move on to bigger and better things.
