I was kindly introduced to Liz and Noah through a fellow Living Room agent when they wanted to expand their search to Vancouver WA. Being licensed in both Oregon and Washington, and having lived in Vancouver for many years, I love helping folks across the river. Vancouver Washington brings opportunities to first time home buyers with (slightly) lower average sale prices, typically larger lots, lower property tax, and the big one – No state income tax!
Liz and Noah are very recent transplants from a small town in Louisiana. They are the sweetest, happiest clients who were very eager to purchase their first home in the beautiful pacific northwest, a place very different from the one they grew up in. As a wood worker, Noah (who made me the most beautiful closing gift!) needed space for a shop, preferably in a detached garage. This was hard to find in the Portland market, so we set this as the number one priority for their search in Vancouver. What we found was a super cute ranch, with 3 bedrooms, 2 bathrooms, a 7000 sq foot lot, and a large detached garage with shop space! It was everything they wanted. The first time home buyer market in Vancouver is as competitive as Portland so we had to come in with a strong and attractive offer. I immediately got on the phone with the listing agent, asked about the sellers needs, built a good rapport with the listing agent (who was wonderful), and counseled Liz and Noah through the process of terms and concessions. Out of multiple offers (8 to be exact), their offer and my communication (one might call it nagging…) with the listing agent sealed the deal!
What made us most successful was TRUST. My fellow Living Room agent trusted me to refer her clients. The great agent on the other side trusted me to do my job well. And Liz and Noah truly trusted me to advise them on presenting the best offer possible and negotiate through the contingencies of the sale. They were eager to learn, in turn becoming confident and successful buying their first home. With every interaction with them, I was reminded why I love my job and helping wonderful people achieve the life changing goal of home ownership. Congratulations to Liz and Noah as they start their new chapter in the great Pacific Northwest!
