Norma and Murat, my cool customers planing to come back to their native Oregon, were not looking for a home. What they were looking for was a property that would allow them to build their dream home. It could be just a lot, a dilapidated structure on a nice piece of land, or a house with no architectural value that could take a dramatic remodel, since they were opposed to demolish an old home. The challenging part about their search was that they wanted lo live in the center of Concordia and the lot had to be oversized to fit their one level courtyard design.
We started the search about 6 moths ago and almost got a potential option on a standard sized corner lot that could have worked. We kept searching every single week, but nothing was quite right. Finally, one Saturday, as I was getting ready for a weekend off (my first in a long time), “the place” came up, a 7,500sf lot with a run down ranch on it, with the correct orientation for solar panels and an open backyard to lay out their perfect house plan. We were the first ones to present an offer that was accepted before a barrage of developers could sweep it away with much higher offers. My weekend off was consumed in communications and negotiations, but our goal was attained, we were in contract!
I took care of the whole transaction for my customers, who are living out of the state. Issues with title, inspections and payment were resolved thanks to their ready disposition and trust in my abilities and counsel. For this being their very first real estate transaction, they could not have done better.
