Kate and Aaron wanted to put down roots in Portland. They had fallen in love with our beautiful city and recently moved here from New York with their small daughter. When we first started looking at properties together, I spent a lot of time exploring what they were looking for in a home. It became apparent very quickly that these two had a couple of specific priorities: bedrooms on the same level, a usable basement space for both lounging and Aaron’s music equipment, a workshop area, and, most importantly, walkability.
Kate and Aaron really loved the most walkable and fun neighborhoods in southeast Portland, so their search became a bit of a waiting game. We viewed every home in their target area that fit their specific needs, often with me going to preview a home for them first to see if it was a match. I knew exactly what these two wanted and I could tell if something was right for them even without them being there.
I knew we were going to find the right property. It was only a matter of time! Even still, I could tell that Kate and Aaron were starting to get frustrated. It had been several months since we started our search and we still hadn’t found the house. Were they being too picky? Should they compromise on area? Why weren’t they finding it? I absolutely knew that their home was out there. They weren’t being too picky, they just needed something specific! I urged them to be patient.
And then there it was: a beautiful home just off of fun and walkable Division (their ideal location). It had the basement space they needed. It had bedrooms all on one level. It even had a garage that would be perfect for a workshop! I knew that this house was it even before they asked to see it. Other folks had fallen in love with it too, and it ended up being a competitive offer situation. Kate and Aaron’s offer won out in the end, though! They were aggressive, but they didn’t even come close to the top of their budget. We crafted terms that made the sellers happy and it was a win for everyone.
