I absolutely adore Katlynn and Charles. So, of course, it was heartbreaking for me when multiple houses didn’t work out for them. In this tough real estate market it can be hard for first time homebuyers to get an offer accepted, especially in the neighborhoods Katlynn and Charles wanted to be in.
If you know anything about me, you know I don’t give up. I knew their house was out there, it was just a matter of time. One day, Katlynn sent me a gorgeous home just off of Hawthorne with a wistful “if only we could buy something like this someday” note. I took a look at the listing and noticed it had been on the market for a week with no offer deadline set. I suggested that we go look at it. I noticed a number of old house repairs that were needed, but the bones were all there. We put together an offer. I let the list agent know that we had identified several needed repairs and made it clear that my clients had already budgeted for them as part of their offer. Katlynn also wrote a letter to the seller that mentioned how excited she was to have a Little Free Library in the yard. We submitted the offer and waited with bated breath.
And then we got bad news: they had received a second offer. Katlynn and Charles were devastated- they had written the best offer they could off the bat, which was only at full price. They figured it was all too good to be true anyway, so they figured they should just move on. Well, it turns out that the seller read Katlynn’s letter and it made her cry. She had grown up in the house and the Little Free Library meant the world to her. Between that letter and our clearly defined repair budget, she had decided to sell her family home to Katlynn and Charles. Calling them to give them the good news is one of the highlights of my year!
I am so happy for these sweet folks, who got keys to their new house on Friday!
