Pulling off the buy/sell is complicated. As a part of that process, one thing that I always offer up to clients is to go look at some homes in their price range + geographic region just to make sure that their expectations are in line with reality before we list their home. It is also a good exercise to build some excitement because, as you might imagine, it is a big project and any additional motivation you can dig up can be useful.
I have some clients who were looking to buy/sell in Spring of 2024. In November of 2023 we did a quick tour of homes in the Multnomah Village area which was their intended target. The tour was a success and there was actually one that they would have pulled the trigger on if they were a little further down the road. There were really a couple of good ones that would have been in the mix.
Fast forward to March of 2024 and we got out there to start touring for real with a pre-approval in hand. There was one house in SW Portland that looked kind of familiar. It turned out to be literally the first house that we’d looked at months prior. Why is it still here? There must be a catch. The price might have been a tiny bit high, the location was arguably slightly-funky, and they had an odor issue that had been completely dealt with.
It was there for the taking and my clients jumped on it. Funny how, with fresh eyes and a little time, it was a perfect fit the second time around. Congrats on the sale and welcome to the West Side!!
