It took Pat and Dana quite some time to find the right house. Pat served as active duty in Afghanistan and wanted to use his VA loan to buy his first house. If you aren’t familiar, VA loans are wonderful: they allow veterans to buy a home with 0% down and lower than average interest rates. It’s truly a fantastic program for our vets but it can be tough to convince sellers in a hot market that these loans won’t cause them trouble.
There’s an impression out there that 0% down means that there’s a bigger chance the deal might fall apart, so sellers tend to avoid choosing VA in multiple offer situations. This made finding the right property for Pat and Dana tough! They made compelling offers on multiple properties and found themselves in back up position more than once. True offer acceptance was hard to come by! Then, last fall, they got the call they had been waiting for: their offer on a property they loved was accepted! They were overjoyed!
Unfortunately, that joy did not last long. Inspections revealed that the home they were buying had a lot of issues that the seller was not willing to deal with. Pat and Dana ended up deciding not to purchase that home after all. They regrouped and got right back out there and, a couple of months later, found it: a beautiful historic Craftsman in the McLoughlin District of Oregon City. The home had more than they had hoped for: three bedrooms, two bathrooms, vintage charm, a low-maintenance yard, and great walkability. We submitted an offer and went under contract a few days later!
Again, this one was a tough deal to navigate. There were repairs that needed to be made. It took some tough negotiating but we got there! Pat and Dana finally closed on their dream house last week. I couldn’t be happier for them! It took some time and hard work but it was all worth it in the end.
