I Wanna Buy a House, Now What?!

So you’ve made the decision that it’s time to start thinking about buying a home, THAT’S SO EXCITING!! Homeownership is a great way to build your financial portfolio and generational wealth. 

But, what the heck do you do now?! You’re probably already on the websites looking at available properties (you know the ones). This is a great start! Let’s talk about the next steps you will need to take to prepare for this exciting journey

 

Step 1

Let’s sit down and talk about your homeownership goals. What type of property are you looking for? What do you think your pricepoint is going to be? Do you have a downpayment (do you need information about programs that offer downpayment assistance)? Do you need to save for your downpayment? Do you need to sell your current home? What is your timeline?

You might be ready now, or you might be looking at 2 years later. Let’s sit down and make a plan so you’re ready. This is a great way to figure out what type of funds you will need for your new home. We’ll talk about the process of buying a home, costs that are associated with purchasing a home, and in the meantime we’ll get to know each other a little better.

 

Step 2

Contact a mortgage lender. The earlier you can do this the better! Sometimes there’s things that you will need to do to help your financials. If you are in need of doing some credit repair, paying off debt, saving more money for your downpayment, the mortgage lender can give you that information. Some of these things will take time (credit repair can sometimes take months to get an improvement in a score). It’s better to know this information ahead of time so that you are prepared. 

The lender will prepare a Pre-Approval letter for you so you know what you can afford for your new home! You definitely want to have this in place once we start our home search so that when we find THE ONE you are ready and able to write a great offer for the seller.

 

Step 3

Let’s get this home search going! I’ll set you up on a custom search that will come directly from the MLS that will send you matches based on your criteria (price, area, number of bedrooms/bathrooms, property size).

When you see something you would like to look at, I’ll set up a private showing so we can check out the home! Once you are ready to write an offer, we’ll put together an offer package for the seller. Depending on the market, we may have to do this a few times. Try not to get discouraged, we’ll find you the perfect home!

 

Remember, it’s never too early to get in-touch with your real estate agent and start making a plan to get ready for homeownership. You might be more ready than you think!
