It’s Buyer Season!

It’s fall in Portland!  One of my favorite times of year.  The leaves are changing from vibrant green to various shades of fiery red and orange.  The constant rain is starting in earnest.  Kids have gone back to school and the holidays are around the corner.  There is pumpkin spice aplenty out there, people!  Pumpkin spice APLENTY.

Know what else it means?  If you’re looking to buy property sometime soon you should be pounding the pavement.  This may be counter to what you are thinking.  Most people I talk to want to stay cozy by the fire right now and have plans to start their home search in earnest after the new year.  You know what happens when “most people” do something?  It creates scarcity.  There’s a reason why the real estate market in Portland starts to really ramp up in January!  That’s when everyone comes out of their holiday food coma and starts their home search.  EN MASSE.  What happens when home searches occur en masse?  Crazy multiple offers, people.  Frustration.  Higher prices.  That’s what happens.

Now, I can’t tell the future.  I don’t know what’s going to happen for sure come January.  But I can tell you what’s happened every year for the last five years, and that’s what I see happening again: people relaxing in the fall with plans to start their search after the holidays.  And let me tell you about the market right now: homes are sitting a lot longer than they have been in the past.  Less buyers are looking.  Sellers are more motivated and reasonable.  And interest rates are killer!  You could find an amazing property right now and get it under contract for less than asking price with an interest rate that’s lower than anything we’ve seen in the last few years.
