It is always meaningful to me when other industry professionals refer their friends to me. One of my colleagues had a friend that needed to sell her home and she reached out to me to see if I could help. I liked Angie right away! I could immediately tell that she was extremely kind. The circumstances around her sale weren’t happy ones and she was emotional about the process. More than anything I could tell that she was a bit overwhelmed so I worked to take as much off here plate as I could. Angie wanted to know what she should do to get her house sale-ready so we walked through it together and I made suggestions.
Often times it makes sense to spend some money on items to get your house sale-ready so that you are able to get the maximum return on your investment. This could include painting, replacing carpets, changing out countertops in the kitchen, or even doing more extensive repairs to appeal to the maximum number of buyers that you can. On occasion, though, it doesn’t make sense to spend the money on large items because the return on investment isn’t worth it. After walking through Angie’s house I sat down and looked at the comps. If Angie decided to do a large cosmetic overhaul on her property it likely would have cost her more than she would have gotten back! So we decided to stage the home and paint a couple of rooms and do a few other minor items but generally leave the house in its present condition.
One of the first sets of buyers through the property fell in love with it and made a great offer. Today, Angie gets to close one chapter and start another and I couldn’t be happier for her. Thank you for trusting me through this process, Angie!
