Whenever I mark a listing “live” it never fails to be exciting. For the sellers it is usually the culmination of weeks or months and sometimes years of preparation. For me it is exciting to see my work come to fruition and I’m always curious how it is all going to play out. Callie and Sean reached out to me earlier this year about listing their home on NE Lombard. I’ve done a ton of listings on busy streets and the metrics of pricing are significantly different than a house on a regular, neighborhood street. Typically, they take longer to sell even when you nail the price. I set the sellers expectations as such and we were all prepared to be flexible for what was to come.
When the listing went live, I almost immediately started to get tour requests. By the second morning, most of the weekend slots were taken. Offer one came in $20k over asking (what!!). Then offer 2. More tour requests. I hosted a Sunday open house: it was a revolving door and there were over 30 groups that came through. By Monday morning I was sorting through all of the offers that came in over the last 48 hours. There was a total of 13! The folks who won just wanted it the most. Their offer was almost $48,000 over asking price and they had some sweet terms that worked great for the sellers. It was happy ending for my clients who were moving to a more county setting on a street that is way quieter than Lombard.
