Some of the greatest stories have sad beginnings. And this is where we begun Cas’s home search story.
Cas wrote an offer on a stunning condo after hours of due diligence and then after acceptance of his offer the lender failed to inform us of a small stipulation that put Cas at a standstill. This new stipulation added thousands of extra dollars that Cas had not expected. Before throwing in the towel with this transaction, we had remembered how much Cas had wanted this newly built condo and we wanted to do what we could to help him. When we remembered hearing him say that this condo was everything he wanted and in the area of Portland, we quickly hopped on the phone with an amazing local lender, Dion Mancia w/ Caliber Home Loans, who we knew could potentially help him. Cas quickly filled out an application with Dion and we hopped on a zoom call to discuss how we could continue moving forward. Dion and his team definitely saved the day.
We were grateful and didn’t waste anytime getting an extension to the contract after switching lenders and moved forward with inspections. Now with new construction, rarely do major repairs come up but we always suggest to do inspections even if the structures are brand new and thankfully no big ticket items surfaced during our inspections. Our inspector did a great job blue taping all the cosmetic repairs so that we could negotiate all the items that were necessary for Cas to move forward. Thankfully the builder was great at completing repairs, especially since one of them was replacing a dishwasher even though appliances are extremely back ordered since production and supply chains are affected by COVID.
Overall, even though we had a rocky beginning the rest of the transaction ran fairly smoothly. The dream that almost slipped through Cas’ hands became a reality and we couldn’t be more excited for him. Thank you Cas for having faith and holding on.
