Offer Accepted!

Adriane and Adam became understandably frustrated with their agent, when after nine months and nine different offers, they had not gotten an offer accepted. When we met they said “We are tired, but determined.”  I can only imagine.

So, when we got our first offer accepted and moved smoothly through a really sweet sale it was a total win.  It was the best kind of win because this home had very few repairs needed, it was in an area that had been their ideal and the price was well within their range.

 

This also got me thinking about what I do to promote my clients offer and make it worthy of a sellers consideration.  Here are some items that I think are important:

  1. Focus on the details when you start: get all the numbers dialed before putting in an offer: price, down payment, earnest money and timeline.   What do my buyers need?  What do the sellers want?  How can we bring those two together?
  2. Presentation: How can I present the best offer to another agent?  I include a cover letter that lays out the details to the offer.   I format it in an easy way for listing agent to present to their clients.  I make sure all the documents are complete and all details are defined before sending it off.
  3. Reputation: I don’t know if you’ve ever had a working interaction with an individual and said to yourself,  ‘Never Again!’  Fortunately, it’s very rare, but there have been a couple.  Listen, REALTORS® are people too and having a good reputation in this little/big town can be a worthy consideration.
  4. Communication: It’s an important decision making factor for my clients when they choose me as their agent. Why wouldn’t a cooperating agent advocate for the offer I’m presenting if my communication with them is good and all other factors are the same? My goal is to be considerate as much as possible, work toward solutions, advocate for my client, respect timelines and when I send my offer over, I give the sellers agent a call and let them know an offer is coming in!
