At our dinner table we often discuss the affects of the 6 “P’s”, previous planning prevents piss poor performance. This came to life in a recent transaction where I represented amazing buyers who had researched homes for 3 months while getting pre approved with a lender BEFORE letting me know they were ready to purchase. They had done so well, that along the way, they fell in love with a particularly cute, well located 1915 bungalow in North Portland.
Once I was on the case, they had done so much “pre-search” that all that was left was getting us into the house to be sure it met their expectations…and it did! It was so special and had lots of good energy flowing through the home. We had a match!
While I noticed that it had been on the market for 29 days with no offers, a little voice inside said “don’t delay”. So I suggested we write at list price, with love letter, pre approval and all of the things you do when you are writing in a competitive situation. While we were NOT competing, I decided to follow my gut and write like we were competing.
Our offer was accepting expediently and it’s a good thing, as I later found out that there had been 10 tour requests from the time we submitted our offer to the time our offer was accepted (1.5 days)!
