I genuinely enjoy working with first time home buyers and buyers with a tight budget. Oftentimes they come to me defeated, having been told by their lender, friends and often their agent, that it will never happen in this town in this market with that budget. Sometimes that is true but often there is hope and path to homeownership. This usually means a lot of expectation management, touring many more homes and more frequent heartbreak but with some tenacity and lots of cake, we can get there.
I just helped a buyer who had been working with another agent for a while and due to his $350k budget he wasn’t getting the help he needed. We started looking together in mid August and on Friday he got the keys to his move in ready home in SE . As you can imagine a move in ready home at that price comes with competition. We were able to see it before the weekend and wrote an offer with a thoughtful presentation email.
The listing agent called me with a counter offer because “The seller really appreciated your presentation email and would like to make this work with you and your buyer.” They countered at the highest competing offer price and he accepted. He maintained his inspection contingency and we were able to negotiate $14k towards repairs. The house is cosmetically ready to go but does need a bit of structural work. Nothing too scary that a solid credit can’t fix. A cozy home with a fireplace and a garage just in time for winter!
If you think you can’t buy a home in Portland give me a call, if there is magic to work, I will work it!
