This home sold for $55k over the listed price “as is”.
Before listing a home, I have a candid conversation with the seller about what it’ll take to get the home sold. We discuss pricing and a listing plan, sometimes weeks before the home will be ready for showings. My client put his trust in me to make it happen. The house needed a deep clean, new carpet, new entry way flooring, fresh paint, and a big landscape clean up. We divided and conquered. Seller agreed to purchase new flooring and paint the interior. I coordinated the install and picked out carpet and vinyl colors. I covered the professional cleaners, landscapers, and decided to take on a full house staging.
All of the above turned out dynamite. The plan was to keep the home available for showings for a week and set a deadline for offers. We had originally planned to price the house closer to $400k, but I could see that by listing it for an agressive price would attract more buyers. Seller agreed to lower the price to $374,900. In one week we had almost 60 showings, 5 offers, an all cash offer, some offers waiving repairs, waiving inspections, and most offers were over $400k. All this and we were in a mid-COVID market. House sold for $430k. This is why you hire a professional to sell your home!
Sometimes it takes risks to sell for the highest price. Because calculated risks and investments always bring rewards and results.
