When a lender partner of mine called me to say she had a client she wanted me to reach out to I was extremely appreciative. She told me that he needed an agent that would work hard for him and I was up for the task!
A few days later I met Eugene at his property. He’s a contractor who wanted to sell his first investment project and had been thinking of trying to sell it himself as a FSBO (for sale by owner). He had put his heart and soul into the property and the work was meticulous. I was impressed! I told him that I understood the impulse to want to stay in control of his baby all the way to the end, because I do! At first glance it seems like the market is pretty hot and there’s not that much to it so why wouldn’t you want to keep extra funds in your pocket? Seems like a good idea, right?
Well, we had a long conversation about all the things that I do to market properties and the importance of having a professional in your corner during the escrow process. I told him that I understood a lot about construction in theory but I wouldn’t think I could renovate my bathroom all on my own. I’d hire him for that job. Really, I wanted to see Eugene use a REALTOR® for his own good, even if it wasn’t me. After our conversation Eugene decided to turn things over to me and we were on the market a few weeks later.
We listed his property and received an offer very quickly. We navigated countering and putting together an offer that would work for both sides. Then we negotiated a challenging inspection process in which my suggestion to re-test radon to make sure the results were accurate saved him thousands. Lastly, we jumped the hurdle of a tricky appraisal where I worked hard to justify the price we were selling at. Finally, we made it to closing day!
Congratulations, Eugene, on your first successful investment project. I’m so happy for you and can’t wait to work with you to find a new home to renovate!
