Sometimes buying a house just is that easy

Congratulations to Brian and Erica who are still in shock that the homebuying process was that easy and smooth.

We met on a Saturday so I could show them three or four new-ish homes in N Portland in the mid $300k price range.

They all felt like worn down college apartments with no yard space and as Brian was telling me of his childhood when he helped his dad fix up the houses they were living in and Erica mentioned how much she’d love a yard, it became clear that we needed to try a different approach.

After viewing two very boring townhomes with zero outside space, I pulled up a cosmetic fixer on a fantastic level yard just a few blocks from where we were looking.

They immediately fell in love with the lot and the house had a ton of potential including gorgeous hardwoods sitting under the old dingy carpet. They lay out is fine for them so all they’ll be doing to make it an amazing home is removing carpets and refinishing the hardwoods, taking off some wallpaper and putting a fresh coat of paint on the inside and then possibly updating some of the appliances.

It was the third house we saw and we never needed to see a fourth. The seller even paid all of their closing costs and installed a new electrical panel since the home had a Federal Pacific panel in the garage.

Congrats Brian and Erica, I can’t wait to see the pictures after you’ve done your first round of projects!
