THE CROWN JEWEL OF SAINT JOHNS

In my initial buyer consultation meetings, I talk a lot about four real estate fundamentals: location, lot size, total square footage and layout. The first two you cannot change and the second two are really difficult + expensive to alter. When I’m out touring with buyers, I find that some have the vision to see past needed updates and others don’t. There is a lot of VALUE in having solid fundamentals; we can work around everything else.

Apparently, the buyers touring Saint Johns homes in mid-March of 2021 lacked the vision to see past the 80’s style of this amazing property. All buyers except for one group that is: my clients Adrien & Sean. The house that they just closed on is absolutely amazing! Double lot: 100’ x 100’, almost 4,000 square feet of living space, a super-family-friendly-layout and located a short bike or walk to all that the neighborhood has to offer without the traffic noise of N Lombard. The house only got one good offer from them. Yes, it needs some work, but it will be shining in short order and they’ll have years to grow into it with their family.

Even in this crazy market of multiple offers and insane terms, there are opportunities out there if you have the vision and you are willing keep your eyes + mind open.
