The market has not been kind to all of PDX’s many condos in recent months, and I recently listed a property in the SW PDX Riverplace neighborhood that was faced with many challenges. In addition, RMLS data shows that so far in 2019, there have also been *17 other condos listed in this same complex. Of these:
2 listings “withdrew” after an average of 144 days on market.
2 listings were “cancelled” after an average of 170 days on the market.
1 listing “expired” after 61 days on the market.
9 listings are still currently “active” with an average of 115 days on market.
1 listing is marked “pending” after languishing 242 days on the market.
2 listings “sold” with an average of 40 days on market before getting under contract.
31 is the amount of days it took to get my client’s home marketed and under contract (i.e. sold).
Bottom line? Even though luck and/or timing can occasionally play a role in these things, there is no doubt that being “prepared to win” is much more important!
