As brokers, our goal has always been to get as many people through our listings as possible. Covid-19 has changed all of that. Instead of trying to get tons of people through homes we are now working on only allowing the most serious buyers through our listings. It’s a quality over quantity situation, and we are doing it to keep our community safe.
I listed 15733 NE Schuyler St with this in mind. Luckily, we live in an era with a lot of technology and tools available to us. I had my photographer take professional pictures as well as create a 3D Matterport tour. The cool thing about Matterport is that it allows you to tour a home almost as if you are inside it and get 360 degree views of all the rooms. On top of this, I am used to taking extremely detailed walk through videos of properties for out of state buyer clients. I leveraged this experience to take a detailed walkthrough video of this listing and I made it available to agents if their clients wanted even more information before touring the home. I used this video to show more of the backyard, the closet space, the appliances, and point out other details that I thought buyers might be interested in.
The goal for me was to make potential buyers feel comfortable touring the property. I wanted them to feel safe while in the home and able to focus on seeing themselves living there. I wanted it to be clear that their safety was top of mind and that tours were only being scheduled for very serious buyers. The strategy worked, because we had two excellent offers within 48 hours of listing! We closed today for $13,000 over asking price. Congrats to my happy client!
