Houses with the sunburst pattern in the siding over the front porch are special and this Irvington home with the sunniest of siding is no exception. My buyers recently moved up to Portland to be closer to family and after a couple of months of looking for the ONE, they found it here. Because it’s a special house, of course it had 3 great offers. My buyers were the first to write on the house, and when it came time for the sellers to choose which offer they would accept, thankfully being first offer in was a big point in our column. Congratulations to my buyers on getting the first and only house they wrote on!
Work hard and be kind really sums up my whole work philosophy, and for that matter, probably my whole LIFE philosophy! It also sums up Hoyt and Maggie!
I love working with other hard workers. Maggie and Hoyt are a great example of how hard work, kindness, and trust can take you a long way down the road of life.
I first met Hoyt and Maggie years ago when they were purchasing their first home. And oh how time flies! Fast forward to 2019 and their family has outgrown that lovely ranch and is ready for more room.
One of my favorite parts of being a Real Estate Broker is helping clients prepare their homes for sale. It’s very rewarding to suggest updates and tweaks that prove to have a big impact on the outcome of the sale. Maggie and Hoyt worked super hard and did an amazing job updating their home. Their kitchen remodel looked fantastic! And because of all that hard work, they were extra jazzed when they received 6 offers on the house!
So, you can imaging that after all the work Hoyt and Maggie had just done to sell their home they now wanted to buy a home that didn’t require much updating while big enough for a growing family. Plus, they have fantastic style, so that was a given! After a few near-misses, we found the CUTEST, remodeled home on a corner lot in Piedmont. The big yard is full of potential and garden space, with plenty of room to improve the value.
I am so grateful to have hard-working and kind clients such as Hoyt and Maggie!
Meet Alex and Chloe, first time home buyers looking for their first home together. They are whip-smart, fun, and data-oriented, which, of course, made me want to work with them from our first introduction! …But, Alex really got me when he said he was looking for an agent who wouldn’t just tell him what he wanted to hear. BINGO! We were a match. And, as expected, it was a joy to get to dive into the details of the process with them and give them my honest opinion throughout.
The market is very competitive for buyers right now so when Chloe and Alex found the house that checked all the boxes plus tugged at their heartstrings, they were ready to pull out all the stops to make it happen! Plus, I think there was a little extra fairy dust sprinkled on this one because even though there were 2 offers higher than theirs, the terms of the sale were strong enough that they managed to get into first position and breeze through the sale. We even closed a week early! Big shout out to JJ Lee Kwai at Two Rivers Mortgage for making that happen!! I’m so happy for Chloe and Alex.
One more note, Chloe and Alex were referred to me by way of a wonderful past client who I had the chance to catch up with at my Social Distance Party this Summer. Hooray for referrals! My business is built on referrals for a reason and Chloe and Alex’s experience was a great example of why referrals are important. We build trust a lot faster when a friend has already vouched for the top-notch experience they can expect from me and my team. This especially makes a difference in our current competitive market. Chloe and Alex trusted my advice and it made all the difference in getting the home.
A couple of real estate truisms…
1). The clearest path to success for our clients is often found by following a well thought out blueprint (a specialty of mine, as it just so happens).
2). We collaborate and honor our client’s wishes.
My latest listing in SE PDX is an interesting example of the above. While prepping a listing for a photo shoot the other day, I asked the homeowner if she meant to have left her BLM sign in the front window of her house. She said she was unsure if it was a good/bad idea and then asked my opinion. Having helped this person buy the home several years earlier, we’ve built our relationship on trust and candor, so I dive in “Well, umm, errr”, but then “The conventional rule of thumb in real estate marketing is to present a Seller’s home in its most attractive light to the widest audience possible. Again, just generally speaking, creating a space that a prospective buyer can imagine themselves inhabiting is the goal, so keeping personal items (like a Seller’s family photos) out of sight might help ensure that a potential buyer’s own vision doesn’t get obstructed. After all, anything that could limit a home’s audience could mean less demand & less bottom line for the Seller. However… There is also a scenario wherein a personal statement will attract and/or compel an even higher bid. Ultimately, there is no one correct answer here. After all, much like with a person’s social media account, at some point there’s usually a conscious (and very personal) decision on whether or not to try and maintain a neutral presence, or to just lean into yourself hard.” In the end, the Seller instructed me to include an image of her house with the sign proudly posted, just not the lead shot on Zillow though.
What a great little property and it went under contract (with several offers for well over list price) within 72 hours!
I’ve a blueprint available for your home too.
The importance of a lender is not truly felt until you are in the process of the purchase. There are so many options for a prospective buyer to shop from, some great and some not so great. We, as Real Estate agents, have an opportunity to offer referrals for a trusted lender, but it is ultimately the buyer’s choice who they will work with.
In this short blog post I want to point out a couple of things to think about, as a buyer, to help you find the right lender or lending institution for you:
Does your choice answer the phone on a weekend or after 5:00?
Does your lender keep your timeline in mind and have experience with the local market?
Does your choice of lender have a track record of making it easy for you as a buyer and did they come to you from a referral?
How do the rates compare?
If you’ve read this far, I’ll bet you can imagine that this blog is inspired by the wonderful lenders I work with and some of the others that have struggled.
Shout out to my top three:
Aaron Nawrocki with Capital M
Gary Boyer with Directors Mortgage
And JJ Lee Kwai with Two Rivers Mortgage
You guys are the best!
If you are just getting started or at any stage of looking for your home give me a call, I’m with you for every step of the way toward your goals.
I pride my practice on being full service from before the beginning well past the end!
This great little Beaverton neighborhood is surrounded by parks and walking trails. It’s nicely located for access to both Downtown and the tech corridor. Beautifully updated inside with a lovely back yard outside, this move in ready home makes working from home a dream. If this sounds like the kind of home you’re looking for, or if you have a home in the area to sell, I’d be happy to help.

I am one of those rare folks who grew up in Portland. Some people call us unicorns. Certainly, I love unicorns, but we aren’t as rare as all that.
Being a 4th generation Portlander brings many advantages. One advantage is that you can drive around in the deep green hills and BAM! A long-lost memory from when you were 5 years old, flying between trees on a zip line comes rushing in. Or is that a liability? At any rate …
With respect to real estate, it’s especially meaningful when you are asked to help dear lifelong, likeminded unicorn friends with their real estate needs. In this case, I was asked to scope condos in the Goose Hollow area of town. A pleasure!
The Portland condo market is not super hot right now, but certain buildings, such as the Legends Condominiums are doing just fine. Units in this building go pending as fast as they hit the market. And this corner unit was perfect for my client.
This charming ranch in Historic Hudson Bay close to Officer’s Row and downtown Vancouver went like wildfire! Over 50 showings in three days and my sellers were able to accept one of many offers in three days. While this totally illustrates what a Sellers market it is, its also worth mentioning that with good communication, straightforward offer writing and clever contingencies its still very possible to find a home to buy.
Let me know if you need help with your Real Estate, either buying or selling, in Oregon or Washington.
When all parities cooperate it can be so easy!
These decisive buyers looked at several places with me. They were not afraid to put in offers, but were very calculated about them. When they looked at this home, it was an obvious winner, their reaction was very different than with other homes. This three year old, one owner home was in great condition, but also had some wonderful tech upgrades. The seller works in technology, has great style and had displayed her coding books around the home. The buyer, who also works in tech, was taken by details such as an electronic doggie door, upgraded electronic blinds, beautiful succulent pots out front and the great little caddy to put your keys as you walk in the door.
Cooperation was great throughout, but was highlighted when the buyer found an error on the credit report that required a few days extension but if not removed, would cost them a huge amount over the life of the loan. Sellers were happy to extend for them to fix this error, but in the end they were able to close on time despite this. Another highlight of cooperation was on the day of closing the Air Conditioning went out. So many sellers would just leave it, pretend that it wasn’t their responsibility, but this seller was on it and ready to work to get things back up and running. It is wonderful when people work together with others and treat others as they would like to be treated.
After the inspections were done, the owner invited myself and buyers over for a cocktail and to go through the house together. The buyers were able to join the sellers to celebrate the passing of the home and to share information on all the tech in the home. For icing on the cake, the seller gave them a video in lieu of the traditional operators manual binder for the home.
These two triathletes will now use garage as a bike and work out room including a very nice treadmill the owner passed to them. I couldn’t be happier for them!
It is so exciting to see clients and friends’ lives progressing through the lens of working in Real Estate. I met Brandon while working at Plywerk, we got along well and when it came time for Brandon to buy his first home we got him a great place in Lents. The home is great, but on the ‘efficient’ size of things.
Recently, we met again at his home to set up a search for the ‘next’ home. Brandon now has a partner and the desire to get out of town to a home with a bit more room, and within easy access to Mt Biking trails, started to take a bigger priority. We looked in all the little nooks and crannies within an hour of Portland and decided to come back to the first home we toured. Fortunately, this gem was still on the market.
On Monday Brandon and Brook turned the key to their new home in Sandy, OR just a few miles from the Sand Ridge Trail.
The market (and the weather) are both HOT, HOT, HOT! This beauty sold in just 4 days with multiple offers.
If you’ve been considering selling, now is the time!!! Inventory is low and multiple offers over asking price are the norm.
If you have a house that you would like to sell, or are looking to purchase, I would be happy to help.

I got a text from my client who was a week or so from closing on her new home that said, “I can’t believe I get to live in that house!” It was a moment of pure joy for me. I was so incredibly grateful for this person making their way to me and that I could be part of this journey to her dream home. Then, after a few more seconds I was even more grateful that I took the time to sit with her excitement and let it be part of my world, after all, I did have a hand in this.
Gratitude is an interesting thing. For most of us it is easy to come up with something that we’re grateful for every day, really, it sounds preposterous to some (it did to me at first), but it’s true. If you think about your day, your interactions, the way something went, there’s generally somewhere to find gratitude. Even in the bad days. Even when things didn’t go your way. It’s there. And the craziest thing is that once you start making a conscious effort to see it, you realize it silently lingers everywhere.
Now don’t get me wrong, I can be a cynical bitch. Sometimes I think I just like it. I accept that part of me so long as I’m not hurting anyone or taking anything away from anyone else. The world is a tough place, sometimes we need to cut ourselves a break.
A couple of years ago I decided to challenge my science brain and open my mind to the ideas of some of my friends who have a higher woo factor. It was a slow transition, not always intentional, but sometimes helpful. The best thing I took from it was a gratitude practice. And guess what? Not woo at all! Totally backed by science.
What are some of the scientifically proven things I love about a gratitude practice you ask? Well… a gratitude practice can increase your overall wellbeing, reduce stress and depression, make you happier, shift you away from toxic emotions, increase empathy, reduce aggression, and on and on… it’s so good! And the best part is that gratitude works even when you’re alone and don’t share it. Perfect for quarantine!
I think we could all use a little piece of happiness these days, maybe it’s time to see what kind of gratitude practice out there might work for you?
Welcome back to Portland, Amy & Katie!
A while back, I helped Amy and Katie buy a lovely home in SE Portland. Then I helped them sell that home a few years later for a big and unexpected move to San Francisco. We had become friends and I knew I would miss them! I was honored to be a part of their wedding celebration in 2019. I got to meet their amazing family and I just adore them both so much. They’ve lived all over the place, so I figured we would catch up here and there throughout the years. And, besides it would be a great excuse to visit them in San Francisco!
Fast forward to last month, I had just helped Amy’s sister, Ashley and brother-in-law, Cody buy a cute house in SW Portland to start their new family (woot woot for referrals!). The baby is due in December!
Funny how life happens because the next thing I know Amy and Katie called to say that they really missed Portland, they already found their dream house in Dunthorpe and they were eager to move back to Portland! I did an extensive FaceTime tour with them and we wrote an offer and had an accepted offer within a few short days.
The house itself is beyond stunning: some of the notable features are walls of sliding glass that gracefully blur the line between the outside and in, lush landsacping, a serene courtyard, spa-like master bath, and a gentle stream running through the property which is over a third of an acre. It’s truly a breathtaking home and was recently featured in the Oregonian! A local and very respected architect, Sid Scott of Scott Edwards Architecture and his wife Teresa Scott bought this home about 4 years ago and have been busy with a “down to the studs” renovation of this mid-century home. The incredible transformation of this home and so wonderful to see job design and projects like this happening in Portland.
Here’s to family (weather given or chosen), making everlasting memories and togetherness. Congratulations Amy and Katie!
A big hooray for my lovely first-time homebuyers, Ashley and Cody who charged ahead with patience and grace in Portland’s competitive real estate market.
Firstly, these are some of the sweetest people I know! They have big hearts, sharp minds and were a joy to work with. And they are expecting their first child later this year!! See the small baby bump?
Over the course of a couple of months, we submitted 4 offers and came in just barely below the winning offer each time. Not easy and super frustrating! But I knew there was magic was in our mutual trust and open communication. We regularly went over strategies for being competitive in a strong seller’s market and they had plenty of determination.
In the end, sticking with it has forever changed their lives because… bada-boom bada-bing, the 5th offer was accepted and are new homeowners for the first time!
The house has a ton of updates and was so well maintained that we enjoyed a smooth transaction. And the huge yard, trees all around and vintage apple tree are the tops!
I’ve always been a fan of the Gin Blossoms song Hey Jealousy. Judge away – I have no shame.
There was one line in that song that stuck with me so hard, “If you don’t expect too much from me, you might not be let down.” 2020 Shannon has no idea exactly where 21 year old Shannon’s head was back in 1997, but when that song came out it resonated with me on many levels, but that line, damn – it just wouldn’t get out of my head and it has stayed there for 23 years, no joke. Maybe it sparked the ah-ha moment when I realized that my own expectations were often the direct cause of my disappointment when things didn’t turn out “right”. Maybe it was the feeling that I’m ok to just be me, that the expectations of others don’t get to shape who I am. There’s really no telling. I just know that it felt so simple and so powerful.
The reason I’m bringing this up now? Well, we all have expectations, no matter how much we try to keep them in check it’s part of how are brains are wired. If I eat an orange today and it’s tasty and I don’t get sick or die, I expect I can eat one tomorrow with similar result. Right? Only it’s not exclusively basic survival instinct that creates expectation, we’re arguably more complex than that. We create expectations in every aspect of our lives, for better or worse. And right now we’re all facing the demolition of our expectations, some people for the first time.
The beautiful thing about being human is that we are truly in control of how we handle these challenging moments. We can be sad or angry, or both. We can experience fifty varying emotions in the span of a day, or an hour. We can drink whiskey, howl at the moon, or wear our favorite stones for protection. Whatever people need to do to process and feel strong, they’re doing it. But once you’ve shocked yourself with an interestingly timed cry while watching Netflix, let out the primal screams, smudged the house with sage, and/or had a couple of hangovers it’s time. It’s time to reset, to let go, and to remember expectations truly are a way to feel let down. It’s time to do some personal work, to let go of long held expectations, to embrace flexibility, and maybe even find a good therapist.
Now is a time to be better listeners, to be better neighbors, and to care about the safety of others as we do our own families.
As my good friend Jerry would say.. take care of yourself, and each other.
She just bought the perfect townhouse in NE Portland for her and her dog Luigi.
Let’s take a minute to celebrate being single! There is so much strength in creating and appreciating your own space, and Jess is over the moon in this townhouse!
This year I have helped a lot of single ladies buy homes, condos, and townhouses. It’s inspiring to see the commitment they have to themselves and creating their best life.
I love helping all people buy homes and this feeling has amplified in the pandemic. So many people are realizing just how important their home is in relation to working from home, quarantining, homeschooling, etc..
Bright, beaming & move-in ready!

There is so much to love in this Gorgeous Metzger Home!
Kat was referred to me in mid-May by a former client of mine, about two months into the pandemic. Like a lot of first time home buyers, being home all the time with roommates while also running a business had lost a lot of appeal after two months into Covid. Kat is an artist and has developed a successful business selling dice for role playing games and was looking for a cozy vintage home that also had a large enough space to move her business operations into. She also wanted to live as close-in as possible. We looked at a few houses to give her a feel for what was on the market, and nothing was close to ringing her bell. And then like magic, the perfect little 1910 bungalow with a nice front porch and porch swing on the back porch popped up in Creston-Kenilworth. It is sweet as a bell in the sunshine with high ceilings, a true to period re-done kitchen and bathroom and vintage charm galore. And the basement set up is perfect for running her business out of with an outside entrance that will allow her sweet pooch to run in and out of all day long. Like a lot of houses listed these days, it was unfortunately listed under market. In this frenzied market, even buyers with great down payments, over asking offer amounts and fantastic terms are having to write offers on multiple homes before one sticks. I had prepped Kat for this, and so we wrote up a really strong offer and then just bit our nails while we waited for the seller to review the 7 offers they received. Thankfully they did select Kat’s offer. A home run on the first hit for Kat. The sellers had done all the hard stuff so the inspection went well and a month after her offer was accepted, I got to meet Kat at the house to hand over keys.
You might know architect A. Quincy Jones for his formidable work in Southern California. Credited with over 5,000 builds, including whole middle-class communities in the modernist style and to this day his homes are coveted among the wealthy and famous. It was in December of 1950 when one of his home designs was featured in Architectural Forum magazine that Jones found both the venue and the freedom to explore his work. This break came in the form of building magnate Joseph Eichler, who was awarded “Subdivision of the Year” in the same magazine and discovered Jones’ work there within. They joined forces—a relationship that continued until Eichler passed in 1974.
His design influence was felt up and down the West Coast, and his style complemented and overlapped the period of Northwest Modernism happening around the same time. He is one of the few renowned architects from outside the PNW to come and design homes in the Portland area, largely in collaboration with a local homebuilder Hallberg Homes and it is rumored that he had a few meetings with Robert Rummer while he was in town as well. The tract of homes in Murmuring Pines that Jones designed a few models for Hallberg was sadly not built full of theses designs for some reason but the four models do remain.
I keep a close eye on his homes in the area and I have been watching this particular home for many years, driving past when I am in the area to see what the condition was. It had been in disrepair for a long while and the thought of what the interior could look like was heartbreaking.
A few months ago, a good friend of mine who lives nearby alerted me to the fact that the home was vacated and that someone had purchased it. I looked up the new owner’s name and found that it was a local real estate broker who renovated properties. I contacted the owner who said that the neighbors had mentioned he contact me to potentially advise him with his planned renovation of the property. The neighbors had expressed concern that the original details and architectural integrity might be lost in the renovation process. I was more than happy to oblige. We walked through the property together, and I gave suggestions on what to salvage and advised on where to get replica products to keep the look and feel of the original details where possible.
During this time, some clients of mine were looking for a unique mid-century home to call their own. I discussed the possibility of these clients purchasing the home off-the-market with the owner and he thought that could work. We presented a good offer with the option to give feedback to finishes and it was accepted!
One of the great privileges of my job is to advocate for the preservation of these great pieces of Oregon history where I can. It can be a challenge when architects like Jones are designing art that is meant to be used and lived in. When I get the chance to help see these unique homes into the hands of people I know will love and care for them, it is an absolute privilege.
If you are looking to renovate, buy, sell or consult on your midcentury Portland home, get in touch! It is not only my career, but my passion to work in the Portland midcentury community. Oh, and of course, don’t forget to click here to learn about home design!

Sometimes buying a house together is just a breeze. This was one of those times. Kara and Nicole are one of those couples that works well together and were on the same page while shopping. Looking to move out a little further for some more space, inside and outside, these two were open to a lot of options. They settled on outer lents in a delightful little pocket neighborhood.
Kara was my very first client in 2013 and it has been great to watch her grow both personally and professionally and continue developing our friendship along the way. These two caring, giving nurses brought masks to us and special treats specifically for me as I dealt with some health concerns. It’s great to see them settle in a house that will allow for them to build their future family together. It has been very rewarding to be part of that process. I can’t to see what the future holds for them!
This larger than it looks home is on the quiet end of Prescott. You’ll find a sunny front deck, cool back covered patio, fenced back yard and tool shed. Early one morning I was working out in my garage, panting, face looking like a tomato and somebody starts knocking on the garage door. Very confused (who even knows I go in there?) I managed to extract myself and open the door – and there was my neighbor! He had a friend who needed to find a place in short order and needed a REALTOR®. Perfect – it just so happens that’s what I do! We chatted that day, talked about all of the things, and immediately knew this was going to be a good fit. Fast forward a couple of weeks and my client’s offer was accepted on this dreamy 1960 split level home in NE Portland!
We navigated the process of inspections and repairs with masks, maintained social distancing, and used safest possible practices. Hello disinfectant wipes and hand sanitizer! It’s been an interesting journey, but one that made me realize we really can do what we’re doing in a responsible way. Housing is essential, it’s an important issue to me, and it feels good to be working thoughtfully to keep my community safe.
This week I will have the fortune to toss the new keys to my client and let him get on with enjoying his new home!
The health of our community is very important to us. Keeping agents, buyers and sellers safe is our top priority. There is a video tour to experience this home from the comfort of yours via link at the bottom of this post. Private video walk-through tours can also be made available by request to thoroughly vet this home before an in-person tour. We will be offering a handwashing station at the home and will be utilizing Showing Time to ensure only one party is touring at a time. Please be safe out there!
Now to what you’re here for…
This dreamy South Tabor farmhouse of infinite possibilities just sold in the midst of covid panic at $52k over asking with 7 offers in just 3 days. Many congratulations to my client — all his hard work getting this gem ready for market paid off big time!
Before covid began, we met to discuss how he could best prep his home for the market. I always recommend scheduling a consult and walk through with your REALTOR® before embarking on home projects. This can save you lots of time and money, as we are able to identify which changes will have the greatest impact on your sale in the current market. In this case, most of the work was focused on the exterior, but inside, fresh white paint and top notch staging brought the house to life in a whole new way!
Here is the living, dining area and kitchen before…
And after!!
It was as if the whole house sprang to life! I remember walking through after it was painted and could practically feel the walls beaming and calling out for the next stewards of home.
One of the aspects I love most about this home is the SPACE! All kinds of spaces for all kinds of imaginable fun. Outside there is not only a nice sized grassy backyard + side yard perfect for garden beds, but also a hot-tub cabana, big locking bike shed and a carport with storage and workbench. Inside, the 3 bedroom/2 bath home also includes a den and office upstairs while the basement offers a finished bonus room, laundry area and unfinished space for storage or projects. But I think my FAVORITE space is the upstairs bathroom ~ clawfoot tub and Mt. Tabor views? Yes, please!!
My seller put a lot of love into creating a lush grassy backyard where an old blank deck lived before and added many sweet details and upgrades to the exterior to boost curb appeal and honor the 1910 vintage of the home.
When the time came to list, we had just hit the 1 month mark into this new covid reality and I offered my best advice on competitive pricing as things were still feeling a bit uncertain in the market of pandemic proportions. Covid protocol for all potential buyers meant current preapproval letters, masks, shoe covers and hand washing at the beginning and ending of each showing. No more than 3 people in the house at a time and 30 minute showings with 15 minute buffers. When the listing went live we had immediate interest and within 48 hours over 40 showings were scheduled. Three days later, my seller went pending with a solid offer that beat out 6 others at $52,000 over asking and stellar terms.
Throughout this transaction, both my seller and the agent on the other side were excellent communicators, easy to work with, and at the end of the day everyone wrapped up feeling really happy about the outcome. I am deeply grateful to my client for his ease in trusting my expertise and putting in the time and energy to give his house the best possible outcome in our market.
These are the stories that really light up my spirit: feeling the energy of a home brighten up with a little bit of love and elbow grease ~ the house that calls in its new owner like a match that was meant to be ~ clients’ joys of new beginnings ~ and navigating through unprecedented times with presence, awareness and clear communication. If you are curious about the market in these times, or are looking at buying or selling now or down the road, I am happy to chat over some socially distanced coffee or tea. Let’s connect!
Stay safe out there, be gentle with yourself, and take care of each other ~ we will get through this
Many Blessings,
Sarah

I have a thing for emeralds. I always have. The color. The gemstone. The cut. There’s something about the deep richness of this shade of green and the geometric elegance of an emerald cut stone that makes my heart purr. An equally satisfying obsession of mine is entering a space and envisioning what it could transform into by seeing an array of colors, textures, forms, and light to completely bring about a new room. This eye to see the potential of an interior has been immensely helpful and fun in my efforts to assist my clients. While we tour homes, I love the trust my buying clients extend to me as they let me share my visions of how they could personalize a home to make it theirs, on our walks through properties together. Exploring how we can affordably and creatively enhance their homes for a modern market, while keeping the original charm, is one of my favorite aspects of working with my sellers, as we prepare for listing.
While I have been spending this season steadily at home, a number of my clients are in the middle of home remodels and have reached out to chat about their adventures of these undertakings during this time of covid 19. Our conversations have sparked my love for emerald and my recent ache for a fresh landscape to blend, leading me to peruse the internet for deep, glossy, green spaces.
If you are equally feeling a desire to find yourself far away in a world other than the location of your current quarantine, may I suggest the refuge to be found in these luxurious, calming, gem colored bathrooms. Each one swoon worthy of a mental getaway. Who knows, this just might be the inspiration you’re needing to jump start your search for a new home. If you are hoping to pair with an agent who can see beyond just the walls immediately around us and knows how to safely voyage into today’s listings, I would adore partnering with you to seek out and successfully close on that dream!

NOW TO WHAT YOU’RE HERE FOR…
With spring peeking at us and the need to keep our social distance I wanted to share one of my favorite places with you. When I moved to Portland 19 years ago I explored this city like it was Atlantis, I wanted to take it all in and didn’t want to miss anything. After about a month of exploring I found myself at Hoyt Arboretum, what a dream. The Wildwood trail quickly became one of my favorites for a run or a slow morning stroll.
The arboretum is a curated museum with over 6,000 trees and more than 2300 different species from over 170 families, including 67 rare or endangered species. The collection was designed in 1930 by horticulturist and landscape designer John W. Duncan and I think if he could see how his vision has come to fruition he would be proud, it’s a very special place. If you live nearby I encourage you to take some time to connect with nature here, trails are still open though the visitors center is closed. If you don’t live in NW explore your local parks and trails, we’re fortunate to live in a city that has preserved the ability to connect with nature in some way in almost every neighborhood.
Please take care of yourselves, if we’re all socially responsible now we can get back to life as we knew it sooner rather than later. I’m sending love and gratitude out into the world and hoping the best for us all.
Real Estate must go on. Needless to say, it is critical to be cautious and considerate during a time like this. I have clients in contract that are buying homes and clients planning to sell in the coming weeks. Whereas business is not as usual, contract deadlines and negotiation are still critical.
Two weeks ago I was meeting contractors, scheduling inspections, driving clients around for buyer tours, and running around town. Knowing that the first confirmed case in Oregon was announced, I was already using antibacterial spray after each handshake. I supplied my car with nitrile gloves, lysol wipes, and was introducing myself to contractors and unfamiliar agents with a “virtual” handshake. Call me a germaphobe, but besides this “virus”, I was really avoiding the nasty cold going around.
One week ago while attending an inspection, I had conversations about the virus with inspectors and clients. The common theme was “whats the big deal, it’s just a flu”. Most people were brushing it off. I’m not here to convince anyone otherwise, but I gave my two cents about being careful.
Here we are, and this week I’m reaching out to my clients stressing the pre-cautions we are now taking 1) as a company at Living Room Realty, 2) my own actions, and 3) what does this mean for you, my Dear Clients in your purchase or sale of real estate?
If you are searching for a real estate investment, or have a commercial real estate property for sale I recommend to visit https://www.williampitt.com/search/real-estate-sales/greenwich-ct/, they are experts to identify opportunities, mitigate risks and maximize returns. I’ve talked with new clients that plan to buy and sell real estate in the coming weeks. I’ve talked some clients off a ledge, considering cancelling their pending sales contract because of the volatile stock market. I met with an appraiser, and gave him my elevator speech about how serious it is to be cautious. I had my nitrile gloves on, advised him to allow me to open doors, switch lights on/off, and that I would be sanitizing any surface he touched. When he realized how serious I was, he appeared both shocked and thankful.
As a company, we at Living Room Realty are having conversations in real time, as the epidemic unfolds daily. We are pleading Brokers to step back for these next few weeks and practice social distancing. Only essential one on one meetings, virtual tours for new listings, and video tours for our buyer clients. Open Houses and Broker tours are… let’s face it, too risky.
I highly recommend to people looking to purchase a home, to consider the risks of attending open houses. Overall you may see these activities disappear in the coming weeks. Hire a Real Estate Broker to do the work for you! Lean in to technology and ask your agent to provide virtual tours.
If you’re selling a home, hire a Real Estate Broker that embraces the advantages of technology- Matterport, virtual tours, “Live Open Houses”, killer professional photography, and digital marketing marketing marketing.
You’ll see in the coming months which Real Estate agents will provide these services and which will not provide at all(Ahem, discount Brokers). I, along with my colleagues at Living Room Realty can provide these advanced services. In fact, we already provided the ‘advanced services’. It’s an investment and we take quality marketing to heart. Everyone will continue house shopping and selling, but in an advanced and pre-cautionary way. Certainly cautious until the Pandemic is no longer a threat.
If you’re curious about buying or selling and want to take advantage of historically low mortgage interest rates, or need a real estate agent that ‘gets it’- contact me! We’ll get through this together and I’m here for you.

This is always our most asked “realtor at a party” question, but boy is there a lot of heat around this question right now. Our high energy spring selling season seems to have started a month early and the buyer audience is clamoring for new listings! Our HouseLovePDX 2020 listings thus far have all had multiple offers resulting in “over asking” sales prices. Colleagues are telling stories of 18, 20 and even 30 offers at a time for that perfect pad. Here’s why:
So, what do we think? Well, we think that if you are considering selling in the next few years, you’ll want to seriously consider selling ASAP, or plan to hold for a few years to get through a down turn. Data just can’t help us out here so this is our gut feeling. Heck, data can’t even help us out with appraisals right now because the market data for our sluggish and low energy fourth quarter 2019 in no way reflects the buyer demand (resulting in a large increase in sales prices) for property we are seeing right now.
Our guess is that by late summer the strong seller position that we are experiencing right now will have run out of steam just in time for the election to be taking center stage. Come September 2020, the Portland buyer audience will likely be even more distracted than normal with the election frenzy. Additionally, we think that it’s highly likely that late 2020/early 2021 will bring on some kind of recession or market softening (along with all the economic forecast folks we’ve been following).
The good news? Fourth quarter 2020 could be an awesome time to be a first-time home buyer! The wild card? Interest rates. It’s really hard to pass on a 30-year fixed rate mortgage with interest rates UNDER 3.5% (as of 3-4-2020)! That’s a lot of money saved if interest rates go up, even if prices go down in many cases. (Here’s a good article on buying power and the relationship of interest rates vs sales price.) Unfortunately our gut feeling has opted out of trying to predict 2020 changes in interest rates given the whole never before 11-year economic growth cycle coinciding with the highest ever national debt amount of $23.3 trillion.
If you are a seller and want to explore the idea of selling sooner rather than later, give us a call and we’ll schedule a walk through of your property and develop a custom listing plan that makes the most sense for you and for your property.
If you are a buyer and want to take advantage of the incredible low interest rates, we’re here for you too. We’ve had success for our buyer clients in all kinds of markets and while it can just take some time and a few offer attempts, we have some tricks up our sleeves to strengthen your chances of getting an accepted offer in a multiple-offer situation.
And having said all of the above, real estate sales happen all the time regardless of what the market is or is not doing. If you need or want to make a change, we can help you make informed decisions in all kinds of markets. We’d be happy to review your situation and help you evaluate your options.
When someone is considering selling their home, we discuss whether or not the seller has the ability or interest in doing upgrades to increase the value of their home. Sometimes that’s doable and sometimes it just isn’t. One area of the home that gets a lot of attention is the kitchen. That’s why we’re so excited to announce we’re now offering an awesome new tool for sellers to display kitchen redesign options to potential buyers, without investing in costly upgrades. On the flip side, this new tool also helps buyers envision the kitchen of their dreams at a lower cost.
When we talk about limescale buildup in faucets, plumbing, appliances, and sewerage, there is no other solution but to have the best water descalers. But it costs high, and the installation is also not easy. Along with that, people who are allergic to salt and are suffering from heart and kidney diseases can’t have a salt-based water softener. So the only option that remains suitable for these people is to have the best electronic water softener (descaler).
Skipp is an online interior design company that provides gorgeous kitchen design plans tailored to the buyer’s taste and at a more affordable price. Skipp’s kitchen remodel design is included with a 3-D virtual tour. We’re excited to offer this package to our sellers – see it for yourself at one of our latest properties!
Buyers are provided several design options, with scope of work and estimated costs, along with recommended contractors:
Plus design photos to help them envision what the current kitchen could look like:
We love this new tool because it helps both sellers and buyers!
Whether you want to go the traditional route of listing your property or you’re interested in an iBuyer instant offer, we can help sellers get the best price for their properties. Learn more about how we approach the real estate process for sellers, or give us a call for a free consultation:

What’s on the horizon for 2020? Aryne + Dulcinea attended multiple 2020 economic forecasts to see if the trends aligned. Our big take away was that Portland still looks strong and could remain stronger than many other parts of the country. The big highlight? HIPSTURBIA – hipster havens in the suburbs around Portland. Places like Beaverton, Milwaukie and Oregon City. Why? Lots of reasons!!! Properties are less expensive than the inner city, so buyers get more bang for their buck. Suburbs were originally designed for convenience, now they offer even more of the 21st century amenities that everyone wants including coffee shops, brew pubs, locally owned stores, skate parks and dog parks, yoga studios and shared work spaces. All of this attracts talent, creates livability, breeds great culture and fosters opportunity for training and employment.

From an outsider’s perspective a career in real estate can seem like a dream. With HGTV cranking out series after series depicting agents showing a few houses one day, a short montage of renovation and a happy family reveal, it makes it all look so easy. With it’s flexible schedule and theoretically enormous income, what’s not to love?! Well, as with any job, there is more to being a REALTOR® than meets the eye. A truly dedicated REALTOR®, in my mind, is far more than a salesperson. Although marketing and showing a home in it’s best light is indeed a much needed skill, a good REALTOR® is most importantly an advocate for their buyers and sellers and, as such, there is great depth to the job. All said and done, our work requires us to utilize a very diverse set of skills and this blog series lets you in on the nitty gritty of some of the less commonly acknowledged hats that we wear.
Real Estate Agent as a Marketing Guru:
Anyone that has ever shopped for houses online can tell you a story about the horrendous pictures they’ve seen of homes or if you’ve toured a few houses you know some pictures make a home look either better or worse than the reality of the home. These listings did not represent the home to the world in its best light. A good agent has an eye for how to make your house shine and will work hard to play up its best features and minimize any issues that could be objectionable. A good agent also works hard to ensure that the home is seen by as many prospective buyers as possible. Holding open houses and making individual tours as easy as possible can go a long way to both help as many people see the house as possible, but also to build good will with the agent of a prospective buyer. Maintaining a reputation as an outstanding agent is equally important to our success as is marketing on behalf of each client. I find that often I will get opportunities both buying and selling homes because I am a full time dedicated agent with an agency that is highly respected. Agents on the other side of a deal want to be sure the offer they are accepting is the real deal and my reputation as an agent and the quality of communication I bring can help bring strength to an offer.

I couldn’t have been luckier than to have helped Davey buy his first home. From the beginning he was informed, inquisitive and knew what he was looking for. My favorite kind of client!
We found him a great little house at the base of Rocky Butte, and he is STOKED! He can’t wait to set up a practice space for his band, Dry Wedding (facebook.com/drywedding), in the garage. In fact, during the repair negotiation process he was in the studio recording their new album!
It was an absolute delight to work with Davey, and I hope he’s happy in his new home for many years to come.

Matt and Eliese found out in mid-September that due to the wonders of digital communication, they could move anywhere they want and keep their jobs, working mostly remotely. Of course, being connoisseurs of our beloved Portland, they chose to move back here where I originally met them over 12 years ago.
They had already done a lot of online research and had identified neighborhoods they hope to live in. On October 8th they came to town and we begin our search. 7 houses, 20,912 ft.², 25 bedrooms and 21 baths later, we we’re back to the one that was their original favorite. A lovely five bedroom, four bath Old Portland Craftsmen in the Creston Kenilworth neighborhood.
We made the offer on October 9, closed on November 6th and they move in this weekend. And the bonus round? Not only will they be back in Portland, they will be less than 25 blocks from me. Welcome home Matt, Eliese & Gemma!

You’ve made it through the inspection period and the seller has agreed to complete some home repairs. Congratulations! Now what? A week before closing I remind my clients about the closing process and to schedule a final walk through before closing. Besides asking the seller to provide any invoices or photos showing the repair has been completed- schedule a final walk through at least 3-5 days before your closing date. It’s always a good idea to double check that seller has completed the items they’ve agreed to repair.
Often you’ll find that a seller is scrambling to get those last repairs done, or cleaning up their move out. You’ll walk through the house with your real estate agent and verify that the items have been repaired. I’ve found that a day or two before closing is just not enough time to remedy unfinished repairs. If a seller has not performed the agreed repair, do not give authorization to close until you are satisfied. This may delay your closing and you’ll have to write an extension to close.
Here are some repair and final walkthrough tips-
If you are thinking about buying a home- give me call! I’d love to help you through the real estate process.

Over the course of a couple years Tiffany would casually reach out with questions about a property here, a house there. Perhaps only two or three properties in total. She had dreams of one day, someday, buying a house. She wasn’t serious about moving from her cozy St. John’s condo in which she’d lived for over a decade. Her three closest friends lived in North Portland, and aside from a daily commute to West Linn, all was well in her housing world.
That changed quickly however, when, in the span of a few month, those three friends moved away to Idaho, Vancouver and SE Portland. Although the first two locations were not viable options for Tiffany, SE Portland held great appeal, not only due to the proximity to her friend, but also on account of the drastically reduced commute time that it would guarantee. She had also, a year prior, adopted a sweet and energetic pup who longed to have a yard in which to frolic. Suddenly, Tiffany kicked her search into high gear and set out to find her own little plot in SE Portland.
Within a matter of weeks she identified a perfect little country house on which she placed an offer. She won despite two other competing bids. Sadly, during inspections it was found that various pests had been gnawing on the post, floor joists, and general foundation components, compromising it’s structure. Luckily, these issues were identified in inspections and she was able to decide against taking on these issues and this house.
Tiffany moved on to discover an even better fit – a tidy bungalow in the Woodstock neighborhood in very close proximity to New Seasons and popular restaurants. Although I was traveling when she found this gem, my fantastic business partner, Sean O’Feery, was able to get her purchase underway! By the time I returned less than a week later, we were sailing quickly into inspections which turned out to be far less “buggy” than those that came before. We were able to immediately get to work preparing her cute condo to sell! Congratulations Tiffany on your new home and the sale of your condo!
Lacey and Moussa are the very definition of hard-working and dedicated! They’ve spent the last five years going to school, working multiple jobs, raising their 3 and ½ year old son, and they even moved in with family in order to save for the down payment to make their dream of homeownership a reality.
Family and community are everything to this family, so finding just the right home for hosting holiday and community gatherings were of the utmost importance to them. We needed a home with a generous sized kitchen and open dining/entertaining spaces. We found a few that came close, but this one stood out and felt truly special to Lacey and Moussa. Nestled amongst the trees, every window looks out onto the lush canopy and makes this home feel like a treehouse. They could envision their son Mustafa growing up in this home, gardening, and hosting all their loved ones in this beautiful space so close to nature. This home not only had the generous living spaces that they needed, but it was also positioned perfectly on a flag lot which allows them more privacy than they’d ever dreamed of.
Congratulations on finally having all your hard work pay off and finding a home to call your own Lacey, Moussa and Mustafa! We could not be happier for your family or more honored to have been a part of your process!
“Sean has the cool-headedness of a zen master. The home buying process can be an emotional roller coaster and problems can spring up without warning much like ninjas during the unrest of the Sengoku period in the Iga Province of Japan. Without Sean’s professional guidance and emotional support, we would have been completely nervous and slack jawed going through the process. When Sean is your real estate agent, you get:
•Help when you have no idea what you are doing
•Someone who stays in contact with you
•An expert who knows ALL areas in Portland (this is a big deal because there are more hot neighborhoods than Voodoo donuts)
•A genuinely nice person (he won’t judge you if you want shag carpeting and a mirror over the bed)
•A complete professional who knows how to do paperwork and submit everything in an orderly fashion (hello DocuSign)
•A person you can trust to meet the inspector and anyone who needs to come over to the house (he met my mother and impressed her socks off, which never happens!)
In summation, Sean’s yoda-like temperament helps you get through the home buying process without you losing your mind. If you don’t know what you’re doing, go see Sean. If you do know what you’re doing, go see Sean anyway. Buddha has been quoted as saying, Peace comes from within. Do not seek it without. The next best thing is to just contact Sean. He can help.”
This sweet bungalow perfectly situated in the heart of Arbor Lodge went fast! 6 offers in two days, fast.
Over seventy-five people visited the open house and no wonder, the house is darling.
Original wood floors, newer roof and furnace, large backyard with room for a deck or raised beds. The home also has a wood burning fireplace and gas appliances.
The separate entrance basement with bathroom and egress window are perfect for an ADU or media room. Two bedrooms, one bath on main level. Quiet street, but walkable/bikeable neighborhood.

A single family home isn’t always the answer. Sometimes the answer will lie in a multi-family home. How about buying something with more flexibility like an old Portland style duplex? I’m not talking about your standard, side by side, 1950’s duplex (not that there’s anything wrong with that) but this story is about a charming Old Portland, Craftsman or Bungalow style duplex!
A home like this not only gives you all that added charm and character but can provide more options than a single family home. They can be part owner-occupied and part rental either as a month to month or AirBnB. Multi-generational; put mom and dad downstairs and your family up. Multi-friend; some people are finding that buying a duplex with friends is one solution to the cost of housing. Or keep one half for nanny’s quarters while you need them and then rent it once the kids have grown. Lastly, many of these homes also come with basements for even more space and flexibility to use as storage, a play room or to convert to an ADU.
So whether you’re looking for options because your property search has stagnated or you started off looking for a multi family home, always remember, sometimes it pays to think outside the box.
