(It’s not all just about square footage or school zone especially when dealing with older homes that have more unique qualities.)

🏡 When you’re ready, hire a listing agent – but not just any agent. Make sure you work with a knowledgeable realtor who knows about your neighborhood and where you’d potentially want to move, but most important someone you can connect with. Your agent will be your advocate and counsel through an emotional and sometimes complicated undertaking of getting your home sold.

🏡 Set up a realistic listing timeframe. This is key! Selling a home is not a fast or overnight process, it does take time. For example, if your goal is to be on the market by April, you will need at least 2-4 weeks of prep time (sometimes more) depending on the condition of your home.

Unsure of what to do in a shifting market?

You’ve heard by now how fast interest rates are rising. From the thick of it, I can tell you that, yes, buyer traffic is slowing down because of it. A few quick tips on how to do just that…

☑️ Work with a real estate agent who understands and has experience selling historic homes. Let’s be honest, selling a historic property is a different ballgame than your cookie-cutter modern home. You need someone who can speak to the benefits of an older home, from construction materials to the sustainability aspect.

☑️ Assess and analyze what features of your historic home could use some gentle updating. Key word… GENTLE! We’re keeping the originality here to preserve its value, but sometimes we need a little upgrading to features in the kitchen or bathrooms (Especially if there is something not functioning properly).

☑️ Protect your historic home’s charm with an easement. Historic preservation easements are a permanent restriction that protect a property from future alternations that would impact the historic integrity or character of the property. When you do this – you’ll need to make sure you’re attracting the right buyer who’s also invested in preserving the historic home.

How to Buy a Home Virtually

Brice and Crystal moved to DC for 2 years just so that they could up their salaries and finally afford to buy a house in Portland. Our first conversation took place over the phone as they were finishing packing and preparing for their flight home to Portland. They expressed how excited they were to finally get to tour homes in person after spending the last year scouring listings on the internet, and that there was on in particular that really caught their eye that they wanted to look at once they arrived in Portland. That’s when I had to tell them that everything they thought about how their first home buying experience was going to be would be completely different, because with COVID-19 and the brand new Stay at Home orders our working policies had shifted completely and we couldn’t tour homes like it was any old Saturday.

We did successfully win a multiple offer situation, negotiate repairs and close on an amazing home in Overlook that is a 5 minute bike ride from their best friends house, all without ever meeting in person (which to be honest did feel a little strange). We “walked through” the home using a 3-D tour and did a condensed version of a my unofficial Portland Homes 101 talk, and then talked for hours about the house before they eventually decided it was the one and they wanted to write. By then it had turned in to a multiple offer situation and we had to act quickly, and I spent hours talking to the sellers’ agent convincing her this was there house and the sellers just needed to say, “Yes.” There are times when the race is tight and you really have to hustle and sell yourself as an agent to get the deal done to the co-op agent, as well as sell your buyers as the ones destined to inherit the home. And in a time of uncertainty this was the winning component of their offer. So even though buying a home during a pandemic is a complete new experience for all involved, we are all able to evolve and still make the right move at the end of the day.

 

BUYING A HOME VIRTUALLY

Take a 3-D tour with your agent. There is a lot you can learn about the house on a 3-D walkthrough that does not show up on the photos. An experienced agent will be able to walk you through and help you decipher the house.

Talk it out over coffee (but on the phone). This doesn’t change much, you are still going to want to talk through all the pros and cons with your agent, only you get to do it from the comfort of your own home.

Electronic Signatures. Thank goodness for programs like Docusign.  We’ve been using them for years now, no wet signatures needed and everyone gets a copy of all the documents.

More talking. Most REALTORS® these days can build report and do multiple transactions together without ever meeting in person. We negotiate and navigate the transaction all through phone and email.

Solo inspections. All inspectors do their work solo, and either email the results or FaceTime with the buyer to review the findings. It doesn’t allow a buyer to take a second look at the property, but they still get to learn all the flaws of the home.

Notary signing. The lenders require a wet signature for loan docs so in this case a notary can come to you for signing.

Keys while social distancing. Your agent can toss you keys on the front lawn, or set them on the porch (perhaps with some Costco size sanitizing wipes, being the latest trend in house warming gifts). Basically there are options.

I helped Dave find a home in Concordia a number of years ago, and then life changed and he needed to find a new place. We went searching high and low for the perfect home that was on the smaller side but still had room for a music studio – Dave is a songwriter/composer. It took some time, and a lot of patience, because what was coming on the market was a little lack luster. Then we found what we call the perfect “granny house.” You know the type, typically older owners who diligently maintained their home for years, regulars at the hardware store.  Sure everything might be a bit dated when in comes to style but the home is like a time capsule and everything works perfectly down to kitchen cabinet hinges. Finding Home In Northeast Portland

We all know how the story goes: buyer finds a house, buyer falls in love with a house, buyer buys a house and lives happily ever after.  Right?  Not always.  And sometimes that’s for the best.
Holly and Peter recently got engaged and were excited to find a home they could grow into.  We found one that they loved pretty quickly: it had charm, a big backyard, and lots of updates.  It had also been on the market awhile and we were able to get them under contract for well below asking.  How perfect is that?  Well, sometimes when things seem too good to be true there’s a reason why.  The inspection revealed that the updates to the home were done incorrectly (note to all you folks out there with a “contractor” friend willing to do work for cheap: you get what you pay for) and the seller wasn’t willing to fix what needed fixing.  Holly and Peter decided to cut their losses and terminate.
It was a tough decision to walk away and “go back out there”.  And of course they were also concerned that they could just end up in a similar situation with another unreasonable seller.  Luckily, that fear was unfounded: we found a new property they loved very within a couple of days and this one had everything they loved about the last home and then some.  They wrote a great offer that generated 5 more offers but the sellers decided to accept theirs.  And the greatest part was that the sellers had received an offer that was way higher than theirs before they had transmitted their official acceptance, but they were people of their word that decided to move forward with Peter and Holly as the buyers just because they said they would.
After a smooth transaction with a fantastic co-op agent I am so happy to be able to hand off the keys to my wonderful clients.  Congratulations, Peter and Holly!  Thank you for trusting me to help you find “the one.”
