New Beginnings & Rosy Richmond Retreats

My clients, Andrew and Erina, currently reside in Seattle and are expecting their first child together soon. They also just closed on this lovely bungalow in SE Portland! Selling the Alberta House Off Market

Some friends of mine purchased their first home, a sturdy 1910 bungalow right off Alberta street nearly 20 years ago. Seven years ago and 2 kids later, they outgrew their Alberta house and I helped them purchase a larger home in NE where they still live. They loved their Alberta house, and even though they had moved out,  they weren’t ready to part ways, so they held onto it as a rental. They have had a great run of tenants and their current tenant has been there for over a year.  My sellers have talked about selling the house over the years, but were also quite happy to keep it as a rental. And then almost on a whim, my sellers purchased a dream property on the Washington side of the Gorge as a vacation property. They weren’t sure they really wanted to own 3 homes, and with the market as on fire as it is, now seemed like a great time to consider selling their rental.

The next door neighbors are close with the tenant who lives in the Alberta house, and when the neighbors found out my sellers were considering selling the house, they took the bull by the horns and went for it. The neighbors didn’t want to lose the tenant as a neighbor, so last month they sent my sellers an offer to purchase the home and keep the tenant. My sellers weren’t quite sure they were ready at that moment to sell, but with a tenant in place, the idea of selling it to the neighbors started to become more attractive. We discussed all the pros and cons of putting the house on the market vs selling it off market, and in the end, the pros outweighed the cons. Had their not been a tenant in the home, their decision may have been different, but they really respected their tenant and wanted to do right by him. The offer the neighbors sent over wasn’t quite high enough, so we countered back at a higher price and selling the house as-is with no repairs. The neighbors accepted and we went under contract. The transaction went really smoothly and we just closed. Selling a home off-market is not necessarily the in the best interest of a seller in such a strong sellers market, but with a tenant in place, in this case, selling it off market turned into a win-win-win for my sellers, the neighbors and the tenant.

Thirty-Two Days From Start to Finish on a Brooklyn House

Dave used to live across the street from me until about 2 or 3 years ago (who can keep track of time these days?) when he and his partner divorced and he moved into an apartment a few blocks away. His oldest kid and my oldest kid have been besties since before they could walk or talk, and it was Dave and his 2 kids who we had our last out of our family bubble non-socially distanced get together with on March 14th, 2020 at my older son’s 10th birthday party. When we parted ways that day, we didn’t know when we would be able to get together again in such a carefree  way because the following day we all went under lockdown. And nearly a whole entire year later, we are still waiting for that day.

Dave’s plan was to eventually buy another house, and on January 15th of 2021, he texted me to let me know he was ready to start shopping. He had a very narrow list of needs that were absolute musts- including a location within a mile of his kids mom’s place, at least 3 bedrooms, 2 bathrooms, a yard and some sort of studio or garage to tinker around on bikes and he had a maximum price that he would be willing to pay and was expecting to pay. He had his pre-approval on hand and so I went through RMLS to send him a list of all of the properties that sort of kind of matched his needs. And there were only 2 properties. And neither was really a decent option. On January 19th, a sweet bungalow in Brooklyn came on the market. As the crow flies, it was less then 8 blocks from his apartment. From what we could tell from the listing,it could not have been more perfect location wise, size wise, bedroom/bathroom count, the detached huge garage and great back yard. We went to see it in person on January 20th and it was as perfect in person as it seemed like it would be from the listing. It took Dave all of 5 minutes to decide this was going to be his house.

The house was listed at what last year would have been a very reasonable price, but since the floodgates opened and the buyers came spilling out, the supply of houses on the market shriveled to next to nothing, we knew it was going to go way over. The house was listed about 15% under what Dave’s maximum was, so he did have room to go up. Dave approached his offer price from a very practical and logical lens. As long as his monthly payment was within his comfort zone, how much he paid for the house wasn’t all that relevant. With interest rates well under 3%, money is cheaper then it’s ever been (a huge reason for the flood of buyers on the market) so a monthly payment on a house priced at $550k today, is about what it would be on a house priced at $600k a year ago. Savvy buyers know that it’s much more about the monthly payment then it is the sales price. Once interest rates start rising well over 3%, then it’s possible we might see prices stabilize, but for now, home prices are out of control. For this Brooklyn house, even though it was well priced, with 12 offers on the table, Dave’s offer won out between a combination of writing 15% over asking, offering a 3 weeks to close, being able to make up an appraisal gap if the appraisal came in lower then the purchase price (which didn’t happen, it appraised fine!), and stating in his offer that he would not ask for repairs under $4,000. This meant that if a larger issue was found during the inspection, my buyer could expect to negotiate it, but for the smaller stuff, Dave was basically saying he would take the house as-is. Thankfully the house breezed through the inspection and nothing needs to be done to the house anytime soon.

Dave’s story is highly unusual in this market because not that many buyers have the ability to and willingness to do what it takes to rise to the top in a heap of offers. As long as a buyer understands the current market and is willing to and has the means to write up an offer with all the deal sweeteners on the table along with the ability to offer well over asking, as Dave was, then it isn’t rocket science to snag a house even with multiple offers. And on February 16th, 32 days after Dave texted me to let me know he was ready to start the home buying process, he got the keys to his perfect house.

Same House Different Clients Four Years Later

Who doesn’t love getting an email from new buyers letting you know they want to work with you because you could be their dream agent. And that’s exactly what my buyers Liz and Alex wrote to me when they first got in touch. After we had a Zoom meeting, I could tell they were going to be dream buyers. Liz and Alex were looking for a home where they could start a family, live as close-in as possible on the east side, and wanted vintage charm out the wazoo.

We started off by seeing a few homes that at least on paper looked like they checked the boxes, but when we went to see them in person, I pointed out all sorts of flaws with foundations, layouts, and other not so fun stuff. After our first foray into seeing what was on the market- which wasn’t much, it really helped them hone in on what was important to so they put together a needs and wants list that was super helpful for both of us in narrowing down their search.

A few days after they put together their magic lists, Liz sent me a listing that had just popped up on the market in NE in the Rose City Park/Laurelhurst neighborhood. This house hit all the marks.  The address sounded familiar, and after looking at the photos, I realized that I had listed this very same house back in the summer of 2016! It had belonged to some dear friends of mine that I met when our kids were born around the same time back in 2010, and it was a house that I had spent many hours in. When I sold it in 2016, the buyers had a great agent, and thankfully that same agent was now representing the same folks, this time as sellers. Because I had a really good idea of what Liz and Alex wanted, I was able to tell them with confidence that I thought this might be the perfect house for them. I even let my past sellers know that I now had buyers interested in their old house, which tickled them to no end.

As I had predicted, Liz and Alex loved the house. The worst part about the house when my sellers sold it was the very dated kitchen. The current owners had re-done the kitchen so it was super efficient and stylish. I shared with Liz and Alex all the good times and warm memories that I had in this house and what my sellers had done to the house, along with what was new since I sold it. I called the listing agent to let her know my buyers were really interested. We both remarked how strange but exciting it would be to work together again, on the same house. Liz and Alex wrote up an offer a hair over asking, and that was enough to get the sellers to joyfully accept our offer. Right after we finished up repair negotiations, a tree in the backyard fell over. Alex is an arborist and the sellers asked us for a recommendation for who they should call to have the tree removed, and Alex volunteered to do it himself on the next Saturday, his day off, which the sellers greatly appreciated. Good vibes all around.

When my sellers sold the house in 2016, the roof was nearing the end of it’s life, but still had a good 3-5 years left. This g0-around, our inspector noted that the roof was past due for replacing. The sellers were on it and with only a couple days to spare, the sellers had the roof replaced and we closed on time. I’ve been selling homes since 2007, and this was the first time I’ve sold the same exact home twice- once on each end. The sellers are remaining in the home for 30 days after closing, but I can’t wait to meet Liz and Alex next month to hand them keys!

 

 

 

Dancing Into Homeownership

I met Dianne and Luke through our mutual friend, Angie. The three of them are part of the Lindy Hop community, and met when they were all living on the east coast. Lindy Hop is a form of dance that became popular in Black communities in the 1920s. The dance has continued to rise in popularity in no small part because of the uplifting and fun form. According to one website, “The spirit of Lindy Hop today is about inclusivity, creativity, and improvisation.”

This beautiful couple decided to transplant to the west coast and we started their search over a year ago, but due to issues with the sale of their home back east, they ended up waiting to purchase until the end of 2020. Though not without some challenges, we finally found them a beautiful bungalow sandwiched between the Mississippi and Vancouver/Williams corridor neighborhoods. This home is spectacular! The Perfect Little House in the Shadow of Mt Tabor

My clients Elizabeth and Tom contacted me in early October. They were getting all their ducks in a row to start the home buying process within the first 6 months of 2021. After we spoke, Elizabeth got in touch with a great lender and it was after she spoke with the lender that they realized they were actually a lot closer to making home ownership a reality then they had anticipated. Once pre-approved, they realized that with rates below 3%, buying a home sooner then later to take advantage of the low low low rates was within their reach. Besides staying within their budget, location was the most important feature, and they knew they wanted to be as close-in as possible, preferably west of 82nd and within walking distance of places you would want to walk to and near transit so once the pandemic ends Elizabeth could easily get downtown to her job at Mercy Corps.

On our first outing to see homes, we saw a few homes and found a couple that they really liked. One in particular, in Madison South just a few spits east of 82nd seemed to check all the boxes. It was a home that has just been flipped, so from what I could see when we saw the house in person, it looked ok. There are always 2 parts of a house that I can’t see during a showing, and it’s those 2 parts that tend to have the most issues. The crawl space and attic. I always warn my clients up front that the crawl space and attic will make or break a house. Armed with the knowledge that the house was a flip and that I could not see the attic or crawl space, they decided to take their chances and write up an offer. For a house listed under $400k that looked to be in decent shape on the interior and had a nice floor plan, surprisingly it only had one offer. This is usually a sign of not great things, but hey- it meant no competition and since it had just been listed, they wrote their offer at just list price and not over asking. Their offer was accepted and we scheduled the inspection to happen within a couple of days. When we arrived at the house to go over the report with the inspector, I could tell by the look on my inspectors face that the house was a dud and all my concerns about it just having been flipped were validated. The crawl space and attic were total wrecks. Rats had chewed through a ton of the wiring, had made nests everywhere, even in the house ductwork. Rodent feces was out the wahoo and all the other terrible things that happen when rats move in were present. It was so bad that our inspector wasn’t able to inspect the whole crawl space or attic. We were all incredulous that the flippers who listed this house didn’t even bother to do any clean up or even try to cover it up. And it just added more fodder for my hesitancy in recommending recently flipped houses to first time buyers. My buyers terminated that very afternoon.

A couple of days later a cupcake little mid-century ranchalow just west of 82nd on the east side of Mt. Tabor in the SE part of Montavilla came on the market. Painted a perfect light blue/teal with scalloped siding frosting the front of the house, the curb appeal was delicious. This one hit all the same boxes as the Montavilla house, and this one felt even more warm and cozy. This house was not a flip and had been well taken care of by the previous owners. After sleeping on it, and before they even had their earnest money back in their pockets after terminating on the first house they had been in transaction with, they decided to go for it. This house did receive multiple offers and Elizabeth and Tom were able to rise to the top with a small escalation clause. For the second time in a week, they had an offer accepted on a great house. This house sailed through the inspection, and with just a couple of needed repairs that we were able to negotiate, the transaction was smooth from start to finish.

Envisioning Full Circle

Some things in this world seem very out of reach for many of us. Purchasing a home has historically been and currently resides a momentous feat for most. Helping first time buyers take that leap into home ownership is one of the most meaningful aspects of this career. Guiding their grasp on the reigns of the adventurous ride of first time home buying is always full of reward.

Today was particularly special in this experience. Today one of my clients became an American citizen and closed on their first home. In the same day.

In a year, in a world, in a transaction where little of this seemed obtainable, all the pieces came together. The truly biggest of Congratulations to this incredible family. It’s been a bounty of heartstrings pulling this one to the finish line. I am moved by the honor of being a part of this epoch day in your lives. Welcome Home.

Triumph Over the Beetles

Way back in May- just barely into the pandemic, my buyer Elizabeth contacted me to see about working together. She picked me because my profile photo has me holding my Italian Greyhound pup, Pinto, because Elizabeth also has an Italian Greyhound mix pup named Whiskey. She gave me the basics of what she was looking for, but what was really important was to be in her own home by election day. Given it was only May, that seemed like an achievable goal.

The first time I met Elizabeth in person was when I showed her a darling little house over in Brentwood Darlington that she loved. We then went to look at a couple more houses, but none fit the bill like the first house we saw. We wrote up a full priced offer which the sellers accepted right away. Then came the inspection. I usually have a pretty good eye for seeing what might come up in an inspection and can prepare my buyer. But if there is weird stuff going on in the crawlspace or up in the attic where I can’t see, I’m as blind to the house’s charms as my buyer. When Elizabeth and I showed up to the house to go over the report with the inspector, it became clearer by the moment by the look on her face that she was not that going to be buying this house. The house had been flipped a few years before, and the seller bought it either not having had an inspection, or not having a very good one. You see, most of the framing underneath the house was powdering away and crumbling because the house was so infested with wood boring beetles. And the chimney was supported by a few pebbles. And the whole roof structure needed to be replaced. And there was some other stuff too, but there was enough stuff wrong with the house even if the sellers agreed to fix all of it (which was looking easily in the $25k or higher range) it wasn’t a house Elizabeth felt good about buying anymore, so she terminated the transaction.

After that experience, she decided that she wanted to save up more and sort of see what happens with the world before going back into the market. Three months later Elizabeth felt ready again to hop back on the house buying horse. We looked at a couple of duds, and then a super cool rancher in NoPo that had been on the market for a couple of weeks had a price drop that put it within Elizabeth’s reach. It had been thoughtfully renovated and had a ginormous yard- something that she really, really wanted. It’s on a busy street, which even though the market in NoPo is fierce, probably kept this house on the market. Everything looked great about the house and no red flags jumped out, so we wrote up an offer that day and the sellers accepted a couple hours later. And then came that inspection. And once again, beetles. Beetles had eaten through a good chunk of some of the sill plates, had gotten into the sub flooring and some important beams. Though this time it wasn’t as bad as the other house, and other then the beetle damage, this house was in otherwise good shape. Elizabeth was really and truly in love with this one and the yard and the thought of terminating again was probably more anxiety producing to her then the beetles. We had originally written the offer with a 30 day close, but given the extensive work needed, we were able to get the inspection period extended while we waited for contractors to come out to get us bids. Once we had bids, the sellers agreed to do the work, so we wound up extending closing another month so the work could be done prior to closing.

The work finished up and we finally closed after a 2+ month long transaction. I handed over the keys the day before Halloween, which gave Elizabeth a couple of days to settle in just in time for the election.

Keep Calm and Believe in Your Home Destiny

You know that feeling of calm when something just feels right? That’s what this transaction was like for my friend and client Camille. We had only looked at one house before this one that she liked but just not quite in the right location. I called her a couple of days later when I saw this listing. I had a great feeling about it by looking at the photos and then… bonus! Ross Seligman at Living Room Realty was the listing agent. I thought it could be a perfect fit.

We walked in and immediately she felt it. That feeling when you know this is the right place at the right time and it feels like the universe is speaking to you… was this destiny? From the Japanese maples in the front yard, to the beautiful fireplace, the spacious kitchen, wonderfully updated bathroom with subway tiles and the private back yard. She was in love. It checked off everything on her wish list. We spent probably 45 minutes in the house just feeling the vibe and talking about how much she loved it. She wanted to make an offer. We came in with our best and crossed our fingers.

With 11 other offers on the table I was nervous, but Camille was calm. And then we got the news that our offer would be in the backup position. It was not the winning offer but backup is better than rejection every time!!! Then after about a week, DESTINY!  I got a call from Ross telling me that the first position buyer had decided to back out. Our offer was accepted!

What a pleasure to work with friends and see them living their dreams. What an honor to be a part of this process with her! She never waivered, never felt anxious or scared because she just had the feeling that this was her future. After a challenging year she can move into the new chapter of her life in a home that was destined for her.

My buyers recently moved up to Portland to be closer to family and after a couple of months of looking for the ONE, they found it here. Because it’s a special house, of course it had 3 great offers. Navigating A Hot Market In Difficult Times.

Buying a home in a global pandemic amidst national social upheaval with record low levels of local housing inventory? Yeah, it can be a challenging proposition at every level, but it’s also perfectly possible. In fact, in many ways, it’s a great time to be a buyer as 30-year conventional mortgage rates are at all.time.lows.

Bad real-world news generally has quite positive benefits for mortgage rates, as it causes a shift to more stable investments, like bonds and mortgage-backed securities, which has the effect of depressing rates. This is good news for buyers! Buyers simply have never had more buying power than right now. And while employment insecurity continues to sideline a portion of the available buyer pool, there are a lot of active buyers in the market right now taking advantage of these rates.

Beyond buying power, the drivers of this demand are the fundamental desires to make a commitment to long-term stability, financial well-being and personal safe spaces and family home bases that will provides shelter, comfort, peace and well-being. Those deep-seated desires and goals provide the backbone of stability for what can be a roller coaster ride.

Because the Portland housing supply is also at three-year lows, the laws of supply and demand dictate that prices will increase (and the competition will be fierce!). And this has been playing out with nearly every well-priced, quality new listing this summer — minimal days on the market, multiple offers, and winning offers going multiple percentage points over asking price.

Besides making the terms of an offer most competitive, choosing an established, experienced local lender can help make or break an offer getting accepted. A local lender who knows the Portland market is best positioned to meet the tight timelines in which transactions are being conducted.

I work hard to strategize with my buyers to ensure they’re ideally situated for success, and to understand what it will take to make a successful offer when *that* house comes along.

My buyer client Grace perfectly embodies this current market and how to successfully navigate it. We were connected through a past client of mine who is her friend and coworker, and we started working together in early May. We had several conversations discussing her goals and needs, as well as the steps involved in the process. I introduced her to a trusted local lender who has helped many clients of mine successfully navigate the complex financial path. We previewed dozens of homes, narrowed down her search criteria over the course of a week or two, toured several homes together, and then she quickly found *that* house. It’s a newer built, and classically designe, bungalow just one block from the Dekum Triangle in my favorite NE PDX neighborhood of Woodlawn.

Grace was well-prepared and she made a very strong offer with competitive terms that beat out at least a half-dozen other offers. The repair negotiations were a bit challenging, and the deal was almost lost, but with her conviction and confidence, we were able to negotiate a significant price reduction to keep things moving forward. At the end of the day, Grace’s determination and desire helped keep the deal together. Today, she’s the proud owner of her very first home, and I couldn’t be happier for her.

Perfectly Vintage 1910 Creston-Kenilworth Bungalow

Kat was referred to me in mid-May by a former client of mine, about two months into the pandemic. Like a lot of first time home buyers, being home all the time with roommates while also running a business had lost a lot of appeal after two months into Covid. Kat is an artist and has developed a successful business selling dice for role playing games and was looking for a cozy vintage home that also had a large enough space to move her business operations into. She also wanted to live as close-in as possible. We looked at a few houses to give her a feel for what was on the market, and nothing was close to ringing her bell. And then like magic, the perfect little 1910 bungalow with a nice front porch and porch swing on the back porch popped up in Creston-Kenilworth. It is sweet as a bell in the sunshine with high ceilings, a true to period re-done kitchen and bathroom and vintage charm galore. And the basement set up is perfect for running her business out of with an outside entrance that will allow her sweet pooch to run in and out of all day long. Like a lot of houses listed these days, it was unfortunately listed under market. In this frenzied market, even buyers with great down payments, over asking offer amounts and fantastic terms are having to write offers on multiple homes before one sticks. I had prepped Kat for this, and so we wrote up a really strong offer and then just bit our nails while we waited for the seller to review the 7 offers they received. Thankfully they did select Kat’s offer. A home run on the first hit for Kat. The sellers had done all the hard stuff so the inspection went well and a month after her offer was accepted, I got to meet Kat at the house to hand over keys.

Sheila T. Boone was born in Sayre, Oklahoma on April 23, 1922 and passed in Portland, Oregon on January 21, 2015

Without Sheila Boone, I would not have spent the last 10 years living in house that has brought the children and I great joy and many memories. As Sheila aged, she could no longer take care of the home she had lived in for 40 years and reached out to my ex husband and I to purchase it. That was many years ago.. Before I became single and moved into Sheila’s house on my own. After the rats, squirrels and feral cats vacated the property and extra large dumpsters of hoarded items were taken to the dump, the house was gutted. Down to the studs. Only the fir floors would be salvaged since the rest of the house was a 50-80’s hodge-podge. The house was rebuilt slowly. After the new walls went up and fresh paint covered the surfaces, the kids and I moved in. We were now a trio, rather than a family of four. It was a very sad time for me with lots of nights crying myself to sleep and pushing back against a wall of depression. 19 years of marriage and dreams with the same partner dissolves into pulling back the layers of an onion all on your own.

But as time went by, I sunk my creative energy into my little home. Collections of art overtook walls, bird nests filled the porch, plants that I dug up from vacant lots that developers were about to bulldoze were planted in my front yard. The digging, scrubbing, ripping things apart and re-doing became a way for me to channel Sheila’s hard-working-crotchety energy. She once told me that while she had been married for a short period of time (she believed her husband to be gay), she thought herself better on her own. “You make more progress being on your own. There’s no one telling you how things should be.” is what she would say. Not having Sheila’s hardened heart (she carried a chip on her shoulder about every man), I never really believed her. But looking back, I have in fact, channeled some of Sheila’s strong-willed beliefs for the last 10 years.

This week I am moving out of Sheila’s house on SE 34th and into a rental I own 10 blocks away. Saying goodbye to 1129 is bittersweet. I am moving into my rental with a fiancé’ and my children. There are perks to the move – the kids will longer have to share a room and I can see love on a daily basis and share morning coffee daily with him. Lots of big change happening as a ‘four-some’. What would Sheila say to me at this time in my life? — Oddly, I think she would probably tell me another story about growing up in the depression years and how hard it was. Her story might turn to her years as a welder in the shipping yard, but come back and settle on the garden I have planted. She liked all things green and growing and would like what I have done. Finally, with a tip of her head, she might say — You have loved this house. I see that bright and clear. Now, get back to work and pack so you can make the deadline for the new fellow. No dilly-dallying. Allowed.

Yes, I think that’s what Sheila is thinking right now. Get back to work Tracy. You don’t have time to dwell on your emotions or what the future holds. Be present.

I met Megan and Natasha at one of my open houses last fall. They stopped by with their adorable daughter, Paloma, and as we started chatting I felt a connection with them right away. We learned they were in town from Santa Cruz to check out houses in the Portland market and after a few days checking out the city and going to open houses, were feeling really good about making the move! We made the plan to keep in touch and, as all Portlanders do, we recommended some of our favorite restaurants to check out while they were in town.

Through emails and conference calls, we were able to get to know each other surprisingly well, and by the time they arrived for their first in-person visit to tour homes together, we were ready to hit the ground running. We toured a lot of homes in many different styles and vintages, all the while going over the benefits and drawbacks of each. Occasionally a house built in 1912 needs a little love and it takes just the right person to give it all they’ve got. In this case I got to play matchmaker for my client and we found just the right place for her. Already armed with a Master’s degree she found a passion in old homes and is now a student again and working on her degree in Historic Preservation. She commutes to Astoria weekly and learns about window restoration, stained glass, plaster repair, and so much more. You Know it’s “The One” When You Want to Throw Up

I met Molly at my coworker Bonnie’s open house. Bonnie had been working with Molly and her husband David to find the perfect home for their family, who had outgrown their small two bedroom apartment.

Earlier this year, I had the absolute delight of meeting Terry, Ed’s granddaughter. We met at an open house I was hosting and became fast friends. She shared with me she was interested in possibly moving to a new home, with hopes of finding something in Maywood Park. Her father had grown up there, and she has numerous fond childhood memories of the neighborhood. We decided to set out with a soft start hoping to find something over the following few months that sparked her interest, recognizing it might be a lil bit of a challenge to happen upon a home that would be a good fit for her within the darling boarders of Maywood Park. Then, BAM! Right away, the most dreamy bungalow came onto the market and before we could blink, we submitted an offer and were in contract! From that first day meeting at the open house, Terry has been one of the most wonderful clients I have had the joy of working with and is now a true friend. Her home is spectacular from the gorgeous landscaping out front, to the expansive dining room/living room with mid century built-ins, to the sauna in the garden out back. There‘s No Place Like Home… Except Grandma‘s

Congratulations to Robin!

As you may know, My business is nearly 100% referral based and this year has been full of wonderful referrals. And Robin was no exception!

I met Robin through her daughter, Joanna. I helped Joanna and her husband buy a wonderful home a couple of years ago to start a family. Fast forward to today, Joanna (and her husband Brendan) had their first child, Robin is a proud Grandma and she spends a lot of time with her Grandson. Another Grandchild is on the way any day now so Robin will help Joanna, even more, when the new baby arrives. It makes sense for Robin to live closer to Joanna and the family. She was looking for a nice, low maintenance home with as few stairs as possible and enough room for the kids to play.

Of course, one of the first things we suggest to Robin is to speak with a skilled lender and here’s my favorite part of this story- I referred Robin to one of our rock star preferred lenders,  JJ Lee Kwai. It turns out JJ had originally referred me to Joanna as they knew each other growing up in Humbolt County. JJ was friends with Robin’s family as a teen in Northern California. In those days, Robin and JJ’s mom had been walking buddies. What a small world!

Jasmine and I worked closely with Robin to find the perfect home in the best location. We looked at many houses and after touring this one, she knew it was right! We loved working with her and excited for her cute new house!

A Real Tiny House For a Cat Lady’s Dream Life

I started in real estate back in the wonder year of 2007 when I got a job at a non-profit home builder HOST Development. My background was in community development and affordable housing, and my new job at HOST was to do community outreach and sell homes built by the non-profit builder to first time buyers who made at or below the area’s median family income. When I started working at HOST, I was eased into my job by our most fabulous office/computer/everything wrangler Holly. Holly had purchased a HOST home herself, and liked the company so much she was hired as our office manager. Fast forward a couple of years and the Great Recession hit, and being the smart and savvy person she is, Holly jumped the HOST ship when the writing was on the wall, and found a job working for the State of Oregon. I rode that ship out until the last lifeboat left in 2009, and while it was sort of traumatic to lose a salaried job in the height of the recession, the biggest gift that job gave me was the realization of how much I love working one on one with buyers and sellers.

It’s been over 10 years since HOST closed their doors, and Holly is now a fancy tech person doing what she loves at a company that aligns with her values and skills. A few years ago Holly sold her old HOST home and rented apartments around town with her 2 cats. But once you’ve owned your own home, it can be hard to make that transition to being a renter in a building with other people who don’t share your wake/sleep  hours, as well as being at the whim of a landlord in terms of what you are going to pay for your housing. So the itch for homeownership grew stronger and a few months ago Holly reached out to me because she had some questions about a few houses that had caught her eye. I gave her the skinny and she decided to pass. And then a sweet little cupcake of a bungalow came on the market that was sadly too underpriced. It was definitely swoon worthy and gave Holly butterflies, but unfortunately for Holly, lots of folks who were willing to pay more for it also had butterflies, so that ship sailed. Holly seemed to feel that was her last chance at a cute house closer-in under $300k, so she declared that she had closed the book on house hunting. I knew she would be back at it, and since Holly is such a fabulous person, even her cat sitter was on the lookout for the perfect Holly house. In late October she texted me a link to a tiny house- only 520 sf in the Roseway neighborhood that her cat sitter had sent her and by the time we tried to go look at it, it had gone pending. But then as luck would have it, that sale failed and it came back on the market.

While it was teeny tiny, the listing photos made it look quite spacious, so we went to see it and lo and behold, it was even lovelier in person. A few years back someone had bought it, gutted it, re-built half the house and created the most efficient, cute and warm 1 bedroom 520 sf house ever. The house had zero inches of wasted space, built-in’s everywhere, decent sized kitchen and bedroom, windows galore, and enough of a yard that Holly can flex her gardening prowess. We wrote up the offer, went through a small counter, and had a smooth transaction. Holly had considered buying a tiny-house on wheels but as cute and efficient as those homes are, they are not that efficient in providing a permanent spot to plant roots as they are considered mobile homes, and it’s hard to find a spot to legally park them where you are guaranteed to stay in one place for the long term. This house in Roseway is only slightly bigger than the tiny homes we all think of, but it sits on it’s own lot on a real foundation and isn’t going anywhere, and for the foreseeable future, neither are Holly and her cats.

Amy and Lori were referred to me by our very recent buyers, Jess and Julie who also transplanted to PDX and bought a home a little while back. Amy and Jess work together and I’m so happy to have met them! Journey To The Unicorn

Never underestimate the importance and potential impact that your story can have on others. Stories are tangible, they have power, and they can unlock great things.

This is a story of a young woman’s quest to find her own home in a challenging time of rising home prices, competitive multiple offer situations, several weeks of existing in the liminal space of backup status, and, ultimately, arrival to the dream home – the place that was meant to be all along.

Meghan is the heroine of this story, and she’s a tenacious, thoughtful, focused and hopeful soul who set out on this journey with me on the first Saturday of 2019 to discuss her ultimate homeownership goals: location had to be a close-in eastside neighborhood within a 10-minute drive to her sister’s home and her beloved niece and nephew, in the range of $320,000, 2 bedrooms/1 bathroom minimum, a decent kitchen, ideally with charm and character, in a place she felt comfortable and safe. In short, a unicorn among the classic eastside Portland bungalows; that highly sought-after creature.

Meghan knew what she wanted and was on top of her market research, at times alerting me to new listings moments after they went live, and we hustled to see them quickly, often before the first open houses occurred. After seeing roughly a dozen homes, we found the first unicorn in mid-March and Meghan took her first shot. It was a good one, above asking price, but there were at least eight other offers and hers didn’t make the final cut. It was disappointing, but how often do fairy tales end after the first challenge? They don’t…the journey is the story.

Two months later we made it as far as backup position on an impossibly cute home in the Cully neighborhood with a large yard and big, detached garage. Living in backup position is a difficult place, to be sure – not the primary party to the transaction, and always just so close to reaching that preferred place. In fact, I thought that this was going to be the house for Meghan, but the first deal held together and so we were back out on the trail of the unicorn.

Fast forward through many more months of almost-good-enoughs, not-quites, too-good-to-be-trues and other competitive offer situations until mid-September. That’s when a kindred spirit appeared in a seller with deep ties to the Roseway neighborhood, and a darling home that had been in the family for decades. Meghan’s story, her home goals, her career, and her search captivated this seller, and — with some targeted and timely help from my colleague Carrie — we were able to craft an offer that overcame several other offers, including a higher cash offer. Magic was happening.

This house has nearly everything that Meghan wanted (except a dishwasher) and includes a detached garage, large back deck, an east and south-facing backyard, new fence, hardwood floors, original fixtures and lots and lots of charm. Sure, there is work to be done, but unicorns are often in need of some tweaks and a little buffing. After all, they’re usually hiding in plain sight and can be brought back to their former glory with a little time, love, and elbow grease.

Today, Meghan got the keys to her new castle, and her journey is complete. The next adventure of homeownership awaits, and I know she’ll use all of her positive attributes to make that adventure a big success, as well.

The Big Green Brick House on the Corner

My buyers Daniel and Vinci contacted me after being exhorted (their words) by a mutual friend (and client) to contact me. They were living in my neighborhood, Hosford Abernethy, on a smallish house on a busy street and were thinking they were ready for a bigger house on a quieter street. The catch? They only wanted to live within a 15 square block area. They had been spending a large part of the summer visiting family in California, but a fixer located in their search area came on the market and they were intrigued. I had also just listed my neighbor’s house and it was getting a lot of action, so Daniel decided to fly up to Portland for an afternoon to look at these houses. In the meantime, there was another house in the neighborhood they had been keeping their eye on- a large brick house on a corner painted a bright and cheery green. This house had originally been listed nearly a year ago at a pretty far fetched price- nearly $200k more than it was currently listed at. Two weeks prior the house had a dramatic $75k price reduction putting it within reach for Daniel and Vinci. So on a sunny summer Monday three days after contacting me, Daniel flew up to Portland for a few hours. We took a grand tour of the 3 homes- all within a few blocks of each other, including the fixer, my listing and the big green big brick house. The fixer was too fixer-y, and my listing was a little too small, but the green brick house was a match.

The big green brick house has always been one of my neighborhood landmarks- I remember way back when, maybe 9 or 10 years ago, when it used to be white brick. Chris and Andrea are transplants from Los Angeles and after settling in the Pacific Northwest for the last six months, were sold on Portland and ready to start looking for their new home: what would turn out to be a 1942 Overlook Bungalow with some serious Deco flare.

Andrea has plans for the hardwoods and kitchen, and I’m so excited to see what they do with it. There are so many beautiful original details, but the deco doorways get me every time I’m there.  And, they even had a view of the downtown from their Master attic space.

These two were dream clients: decisive, design-savvy, and witty. I find myself laughing every time I get to spend time with them (note to self: find more sarcastic/witty/dry clients).
