Gypsy Caravan Finds A Home!

Wow, my clients came to me with the wonderful job of finding a home for them to share with “GYPSY.” Their list of requirements was somewhat unusual…

“GYPSY needs a big secluded yard with large shade trees, lots of rhododendron, peonies, a fish pond with a swing and room for a POOL for her people. She spends all day and night relaxing in the garden visiting with her friends, the trees, the flowers, her puppies and fish. Is this Empire Building or House Porn?

Kristin and Kyle already own a house. Actually, they own 2 houses.

Out of the blue I got a message from them in late February that simply said: “Dreaming of mid-century basements” with a link to a mid-century house in NE Portland.

I called back and asked “Is this you building your real estate empire, or is this just weekend house porn?”

They weren’t looking for a new house, but this one came on their radar and they couldn’t stop thinking about it. They did a couple of drive-bys and then we went to take a look. The home had been on the market for many months and recently had a sale fail. It sits adjacent to I-5, but it’s buffered by landscaping, a sound wall, and a nice fence.

The yard is huge and the mid-century vibe is strong. There’s a huge 2 car garage that’s big enough to house Kyle’s woodworking passion. It even has a garage opener—which they’ve been told means they’ve achieved grownup status and bought a real grownup house. The lower level has a fabulous vintage party room with curved bar, a locked liquor cabinet and a fireplace. It’s the perfect spot for their tiki bar dreams. The kitchen and bathrooms are updated and the bedrooms are big. The living room is perfect for Mad Men style cocktail parties and has a built in sound system.

We looked at the house on a Monday. They lined up their mortgage financing in just a couple of days and we submitted their offer by Wednesday. Fast forward 4 weeks, and Kristin & Kyle moved in to their mid-century tiki bar dream house.

But what about inspections?

Inspections weren’t easy on this one but we made it work. The house had elevated radon levels and we found an old abandoned leaking oil tank in the yard that was still holding 300 gallons of fuel. Those issues have been handled and the happy homeowners are settling in. They are very excited to return to a neighborhood they love within walking distance to Peninsula Park and favorite hot spots. We’re curious what they’ll find when they crack the lock on the old liquor cabinet.

I guess it wasn’t just house porn after all!

This is their dream house, it was on the market for 249 days and now it is their home sweet home!

Winning Woodstock Farmhouse

Every now and then I get to work with incredibly easy clients and I have to pinch myself because they seem too good to be true. Hanne and Andrew fall into that category. They were referred to me by a long ago client, and when we met up to talk about working together, the process of buying a home and the kind of house they were looking for for their first home purchase, their needs were simple. They loved old houses, wanted at least a couple of bedrooms and wanted to be within easy biking distance (easy for them at least) from their jobs in inner East Portland and had a realistic budget. Shortly after we met and they got their pre-approval, I sent them all listings west of 82nd that were financeable and seemed to have some potential. I can’t remember how many listings I sent them- maybe 15-20, and by the next day they sent me back their comments and questions about all of them. One in particular looked intriguing to them- an old farmhouse in the Woodstock area. The house hit the market at the end of September, right when the market flat-lined for a few months. It was now mid-February and had been on the market for five months, seemed reasonably priced where it was at, and the photos made it seem like a cute house. Of course, the question arose of- what’s wrong with it?

To answer that question, we went to take a look. Inside the house was indeed cute! It had tall ceilings, a nice layout and a dreamy upstairs bedroom and den. It had carpet everywhere, but carpet is easy enough to change out. The house was built in 1907, back in the time before bathrooms inside the house were considered a home buyers must-have, so at some point, a bathroom was added to the house, right off the kitchen. For a lot of folks, wanting to have more of a separation between food prep and doing your business is a thing, but it didn’t bother Hanne and Andrew. Plus you can’t actually see the toilet from the kitchen. So the question was answered- really nothing was wrong with the house and Hanne and Andrew found themselves really drawn to the house. The next question was how reasonable would the bike commutes feel, so the next day, they rode their bikes there and back after work. The answer to that question was “reasonable!”. So with both burning questions answered- nothing wrong with the house and decent bike commutes, we wrote up an offer and the seller accepted right away. And that was the only house we looked at.

After their offer was accepted, I noticed in the DEQ LUST (leaking underground storage tank for those not in the know) and unfortunately there was an open file from 2012 where soil samples had been taken, and came back dirty. The soil samples were taken as part of the seller’s home inspection period, but unfortunately, and neither the listing agent or I could figure out how this could possibly happen, but having the seller remediate the dirty soil was not negotiated when the seller purchased the home in 2012. This is the number one item on my buyer’s repair addendum if they do soil samples and find evidence of a dirty tank. I won’t let any buyer of mine in good conscience purchase a home without having the leak cleaned up and a certificate issued stating the work was done to DEQ standards. And most agents are the same way, so how in this green earth the seller’s agent didn’t make a bigger deal out of it when she purchased the home will have to remain a mystery. So at the top of our repair addendum was having the seller get that leak taken care of. Unfortunately, when the remediation folks got in there to get the dirty soil out, the leak turned out to be a lot worse than anticipated. So after taking bucket loads of dirt from under the house (where the oil tank had been) they crew had to go back a couple more times to take more bucket loads. They eventually got all the dirty stuff out of there. We closed a couple of days late because of the soil clean-up, but the sellers are doing a 60 day occupancy after close while they go shop for a new home, so closing was pretty anti-climatic. In a couple of months I’ll get to see Andrew and Hanne again and hand them the keys to their new to them old farmhouse.

Ashlee and Thomas were ready to move in together and needed a little more elbow room than she had in her previous 600 sq/ft bachelorette pad. They knew they wanted a quiet home in a sweet neighborhood in a great school district. We looked at a lot of gems but none of them spoke to Ashlee more than this delightful home on Lancaster. With plenty of green space surrounding and a view of the woods, they knew it was the one. Ashlee would have room for her kitties and Thomas had a great space to paint.

This transaction was a great example of both sides working together so that everything could come together seamlessly.

It all started with a Facebook post:

 

Thus producing 36 comments presenting 21 agent referrals.  We met with Bria & Andrew and had our first interview and immediately wanted to be the chosen ones mainly so that we could all hang out together more.  We knew that Bria & Andrew had narrowed their choice down to 3 top REALTORS®. When we got the news a couple weeks later, “You won the REALTOR® lottery!” we couldn’t have agreed more with the feeling that we received knowing that we were the chosen ones that got to work with such an exceptional couple (If anyone needs an amazing photographer, we will have Bria’s info below!).

Our time with Andrew & Bria quickly turned into one celebration after another.  We soon were introduced to Andrew’s amazing mother Suzi who we were blown away with in regards to her class and wisdom.  Then we all got to work in finding Andrew & Bria’s new home sweet home.

Bria & Andrew are both very successful Airbnb hosts and wanted to find a home with walk-ability and ADU potential. They did a lot of their homework, so we narrowed their home search down and hit the road viewing homes. Within a couple weeks we put in an offer and was competing against 7 other offers on a beautiful craftsman in the Overlook neighborhood.  We got the unfortunate news that we were not in first position, but Andrew & Bria used that experience to their advantage and immediately moved on to another home.  A home that they could envision using their amazing skills to craft their own culture where they would make their boutique Airbnb come alive.  We came together and strategized on an offer that got them into contract on a hidden gem, a mid-century modern house in SE Portland.

Once in contract and through inspections, we diligently got contractors in to give us bids on what items were essential to moving the deal forward.  Once we received those bids, Andrew & Bria were very calculative in presenting the seller a price reduction amount that it would take to move the deal along.  Everything with these two is very logical and level headed which we really appreciate in working with them.  This attribute is one of the biggest reasons why they were able to get the price reduction that they did, because we had the facts to substantiate the request.  Another celebration commenced over a shared love of authentic bubble tea at Bambū Desserts & Drinks, a quick 5 minutes  from their home!

A Move Back to the Old Neighborhood

Back in 2011 I sold my buyer Erika and her then husband their first home- a glorious mid-century in Laurelhurst. Since then, we’ve kept in touch and about 5 years ago I worked with her parents when they purchased a dream home on the Willamette. But life has a funny way of going a different path than the one you think you are on, and Erika and her first husband had an amicable divorce. Erika has a new partner, Jake, and they have been living in Gladstone, where Jake works as a teacher. Erika’s kids school, her job and her kids Dad’s house were all in her old Laurelhurst neighborhood, and the commute was eating Erika alive. Erika touched base with me about 4 months ago as she and Jake started thinking about moving back to the Laurelhurst area. We looked at a few houses over a few months, but none were quite right.

The weekend of the great snowmageddon of 2019, a grand old sort-of four-square near the Hollywood District and just north of Laurelhurst came on the market on a Saturday that Erika and Jake wanted to see. Thankfully it didn’t actually snow much in that neck of the woods, so I was first able to show Jake, and then later that evening Erika when she got off work.  The stately 1910 house has grand proportions and on the main floor, and the seller opened up the kitchen to the dining room turning the entire first floor into the greatest of great rooms. From the middle of this space, you can see out windows on all four sides of the house. The seller was a woodworker and built the extensive kitchen cabinetry and built-ins. Erika especially was in love with the house, and Jake loved that Erika loved it so much. It checked all her boxes- bedroom count, layout, style, and most importantly location. It’s just a few minutes away from her kids Dad’s house, their school and her work. Later that night they called me to let me know that this was their dream home and they wanted to put in an offer.

With the threat of snow, the listing agent decided not to do an open house, so we were hoping that not that many people would brave the wild weather to see it. Boy were we wrong. I kept in contact with the listing agent, and within a day of listing it, she was already getting questions from multiple agents wanting to put in offers for their clients. I let Erika and Jake know about the expected multiple offers, but they didn’t want to wait- this was their dream house and even though they knew other offers were coming in, they wanted to get theirs in right away. Knowing that multiple offers were expected, they wrote over asking and I submitted their offer a couple days after it was listed. When buyers know there are going to be multiple offers, a lot of agents and their buyers like to wait until the last minute to find out just how many offers are in, and then advising their clients on how high to write their offer. I spoke with the agent about putting in an escalation clause so that if higher offers came in, that my buyers offer would float to the top. In the end there were 7 offers, but we had put in the first offer and escalation and the listing agent gave us a chance to up our escalation at the last minute, which my buyers did, and they got the house. A few bumps popped up during the transaction that felt like nail-biters, but in the end it all came together. Pictured here is Erika, her youngest daughter and her niece. I’m so thrilled they got the house and as much as I love love love working with Erika, I hope this is the last house I sell her.

Powellhurst-Gilbert Gets Two New Dogs & Their Humans

Ali and Jeremy marched into their search for their first home with determination and motivation. They had realistic expectations of where we would find houses in their price range, and after recently getting married after 10 years together, they were eager to start the next phase of their lives. After we met and they got their pre-approval, they set their eyes on the prize. The first step was checking out a few homes at open houses, and then we went and looked at about 5 homes that could nicely be called dregs. While visiting each house, Jeremy would ask Ali what she liked about the house and what she didn’t. Ali is a bright side sider and she was always able to find something about each house that she liked. By the end of our tour, I had a pretty good feeling for what Ali was looking for. The fact that she was even willing to consider a couple of these homes (like the one that had cigarette burns all through the carpeted house, or the one that had two sets of front doors, but no rear or side doors, or that one with the creepy gun room in the basement), told me that her standards were pretty low. After that day I think they felt resigned to the fact that all the homes under $350k with a good sized yard for Moira and Hubble- their shepherd mix pups- and enough bedrooms and space to start a family in, would be less than ideal.

Within a week, a cute up-dated mid-century with beautiful hardwood floors, a roman brick fireplace, a big open kitchen/dining room and 4 bedrooms and 2 baths, plus a giant fenced yard, came on the market in Powellhurst Gilbert. I met Jeremy at the house the evening it was listed. We walked in and after seeing all the duds, Jeremy seemed genuinely shocked that here was a house in their price range that was pretty perfect for them. Having seen and heard Ali’s take on the yuck houses, I knew she would love this house. I called the agent to check to see when the sellers would be reviewing offers, and she said her sellers would be ready to review any and all offers in the next 48 hours. Ali is a nurse and her schedule was such that she was working 12 hour days the next few days and wouldn’t have a chance to see the house before offers were presented to the sellers. So Jeremy made the executive decision to put an offer in on the house because if Ali was willing to settle for any of the other houses we saw, this home would seem like a golden palace to her. We wrote up the offer, and not unsurprisingly the house received 3 offers. Jeremy and Ali’s offer was the first in, and they wrote a few hairs over asking and included a small escalation clause. Thankfully the sellers liked their offer the best, and when their escalation clause kicked in, they only escalated $2k over their original offer price.

Upon arriving at the house for the home inspection and Ali’s first time seeing the house in person,we were greeted with a bashed in garage door off the back of the house, and two dozen egg shells from recent cooked eggs in the kitchen and some scrambled egg crumbs on the floor, a weird mystery solution in a bottle and an ominous knife. It’s always creepy to walk into a home that has been broken into, but thankfully with the exception of the back door, whoever decided to cook eggs (so. many. eggs.) left the house unscathed. I notified the listing agent and she had someone come out to bolt the door shut until it could be replaced, and we left making sure all locks were locked. After the home inspection Ali and I were poking around in the back yard and we found a few storage tubs, one of which was open and practically filled with egg shells, and 2 closed storage tubs. Since Ali is a nurse, nothing phases her, and I’m pretty hard to shock, so we carefully opened up the lids to the bins expecting to find something terrible, but they were just full of fresh food. (and more eggs- uncooked).

The house remained secure for the rest of the transaction, and after 30 days, we closed on time. And now Hubble and Moira have a pretty sweet large fenced in yard to run around in and Ali and Jeremy have a pretty sweet house to start their family in.

Making the Move From Gresham to Lents

My buyer Bev moved to Portland two years ago, and at the time she moved here, she wasn’t that familiar with Portland so when she decided to buy a condo, she bought a sweet space in Gresham tucked alongside the Springwater Trail and some parks. After a year of living in Gresham, she decided that she would rather live in Portland because the drive for work, friends and everything else was getting tiresome. Last summer she contacted me after being referred by a friend. She had found a cute little 1 bedroom house on a flag lot in the Foster Powell neighborhood. She wavered on putting in an offer, and even came into my office where we sat down to write the offer. As we started to go through the paperwork, she hesitated and decided that she wasn’t ready to buy yet. Four months later she contacted me again because she was now ready to buy a house.

In order to buy a new home, she would have to sell her Gresham home. It’s always way less stressful to buy first then sell, and thankfully Bev was in a position where she could manage to swing two mortgages for a little while, so she was able to take the less stressful option of buying first then selling. In January she wrote an offer on a house that was almost too-good to be true, but felt like if she didn’t actually submit an offer, she would kick herself. And when that offer wasn’t accepted, she just shrugged and moved on. She looked at a few houses over the next month, but nothing quite caught her fancy. And then as she was scrolling through listings, she came across a little bungalow in Lents. Based on the photos, it was hard to tell if the house was going to be cute or what the layout was. The seller is an amazing woodworker and most of the listing photos focused on the extensive crown molding and kitchen cabinets- both of which are beautiful, but you couldn’t get any feel for the house and the exterior photos were really blah. The house was just a few blocks south of Eastport Plaza and on a pretty nice block, and it was priced under $300k. We made an appointment to take a look and when we entered, we discovered a sleeper of a house that somehow fell between the cracks. The inside is lovely with lots of windows, beautiful wood work everywhere, a nice flow and a huge backyard. It’s small, but in great shape overall. After spending about a half hour there, it was clear that this was a perfect house for Bev. We wrote an offer, the seller accepted and the transaction went off without a hitch. She moved in and now we await Part 2- selling her condo in Gresham.

First Time Home Buyer, Future Investor

When I think about the story of this purchase, I realize the center of this story is not the charming Montavilla ranch. This story is about my client, Russell. He is a first time home buyer, arborist, future Portland real estate mogul, and all around cool guy to know.

I met Russell when my neighbor recommended his tree company and was immediately impressed with his knowledge and passion for his work. I hired him for a job at my own home, and for every tree need I’ve had since. He is now my go-to person for all things tree and shrub related and I recommend him to everyone in my area.

I learned about his interest in real estate after he did a few projects at my house. Russell had a very focused idea of what he wanted. He wanted to buy a house he could live in comfortably for a few years. However, his end goal was to eventually turn this house into a rental. He is interested in building wealth through real estate and was ready to start building his portfolio! Russell has an investor’s mindset and an eye for what will make a good rental.

I’m happy to say that after touring lots of homes in southeast Portland, we found one that was perfect! After less than 10 hours on the market, we had toured and submitted an offer on this property. The sellers accepted Russell’s offer after waiting a few days to review all others that had come in. When writing his offer, he put his best foot forward because he knew this was the home he wanted. He didn’t want to miss out on such a great investment so he offered above asking, knowing the home was worth it. The sellers agreed to a small repair that needed doing, but the rest of the transaction was a breeze. We signed the closing docs on five years to the day he moved to Portland, and I couldn’t be more happy for him!

Shout out to Amy, my sweet new customer and courageous first time home buyer. If I have ever met a person who truly knows what she wants, considers the the possibilities and makes an educated decision, that person is her. Amy called me out of the blue, referred by a previous happy customer. After our initial interview, she decided to engage my services to help her in the purchase of her first home ever. In just a week of looking at options, a little jewel in the heart of Irvington came into the market. The place was instantly captivating and the interest of other buyers was in crescendo as we approached the deadline to consider offers. Her very compelling bid ended up on top of 11 offers in total.

The internet is a funny thing. Scott and Michele called me to help them in their search for a home in Portland. That is always a welcome phone call, and, of course, I asked them how it is that they had gotten my information. I’m always love to thank the person who refers me. Lucky Buyers Purchase First House on the Block to Get Color TV!

I met Jillian and Nick in early November when they began their house hunting adventure. As mid-century enthusiasts, they knew exactly what kind of house they wanted- open floor plan, huge picture windows, fireplace and preferably a vintage style kitchen. The only problem with having a love for that style is they are far from the only buyers out there looking for that perfect little mid-century in East Portland. About a week after we met they found what they thought was their dream home- as much as they tried not to fall in love, they did anyway and all 8 of their combined heart valves collapsed when the sellers selected another higher offer. They felt they would never get over losing that house, yet they managed to find a couple more homes that they liked enough to put offers in on. Considering all of the homes they liked were priced at or  near the very top of their budget, they didn’t have a lot of wiggle room to go up in price when the multiple offer situations would kick in, so after they lost two more houses, they were heartbroken, but only in a 2-valve way each as opposed to the first house which was a 4-valve heartbreak.

Throughout the journey, I kept promising them that the reason they lost out on the other houses was because they hadn’t found the right house yet. I think they sort of believed me, but after losing out on 3 houses to buyers offering more, I could understand their skepticism. And then the perfect little ranchalow in Hazelwood popped up on the market. Built by a master-plasterer in 1951, the home’s gorgeous stucco siding looks as fresh and new today as it probably did when it was built 68 years ago. It’s like it never grew up and occupies a spot in Neverland where houses don’t age.  The layout is classic mid-century with the public spaces- the living room, formal dining room and kitchen spanning the front of the house and the bedrooms and bathroom spanning the rear of the house. With huge windows, original tile in the kitchen and bathroom and a large roman brick fireplace in the living room, the house feels homey and familiar. The home went on the market on a Tuesday, we saw it that night, and Jillian and Nick were head over heels- even more so than the first house that had broken their hearts. We wrote an offer the next day and by Friday there were multiple offers. During that whole time Jillian and Nick held their breaths. We submitted an escalation clause with the offer because we knew that if they liked the house so much, so would others and they really didn’t want this one to fall through their tender grasps. On Friday, the seller reviewed all of the offers and since they knew how much Nick and Jillian wanted the house- and being the first offer in definitely helped, the seller chose their offer, and they only had to escalate up a small amount.

While the home was in escrow, my buyers did some research on the house’s history, and they learned that the original owners who had built it never had kids, but they were the first house on the block to get color tv. And the first movie the neighbors all gathered around together to watch? Peter Pan of course.

Seeing Rainbows, Twins & New Beginnings

At a bustling open house that was fresh out the oven I had the privileged of meeting Becky who quickly introduced me to her spunky twin Star.  Not soon after meeting them we realized that they were our kind of people.  They proceeded to let us know that they were looking for the right home for their folks, Frances & Harold, who were moving from out of state for years at this point.  After we introduced ourselves over the phone, we knew we were going to be working and getting to know some very classy people.  After our call we were stunned that at the amount of trust that Frances & Harold had in their twin daughters to pick out their home.

 

One weekend we were knee deep in snow and sledding with our daughter at Government Camp, when we got the call from Star & Becky that they found the house!  At this point Frances & Harold had their home on the market in Arizona, so the sale would be contingent.  We all worked together and put together an offer that would entice the seller to take it off the market after only 4 days on market.  We soon found out that this would be a double contingency since the seller was also in contract on another home. Thankfully we were working with fantastic people on the other end (Jen Meyers w/ EXP Realty you are fantastic to work with!)  and the deal came together.

Now the whirlwind began to swirl as Frances & Harold had to pack up their life in Arizona in the hopes that the wind would land them safely in their new life with Star, Becky & the rest of the family in Portland.

After inspections & bids ensued for items that were the most important to Frances & Harold to address, we were able to negotiate a substantial credit to help Frances & Harold move forward with the transaction and make this beautiful home their own home sweet home.

Our favorite thing about working with Frances & Harold is the way they expressed so much life and color through their every fiber.  Frances & Harold are professional photographers and Frances has recently published her new book Unapologetic Beauty.  We can’t wait to read it!

So Long Longfellow’s. Hello Books With Pictures and SE’s Newest Food Cart Pod!

Katie is my across the street neighbor, the mama of my older son’s best friend and someone who I feel ridiculously lucky to be able to call her a dear friend. We met nearly 9 years ago when my husband and I were on a walk around our neighborhood, Ladd’s Addition, with our then 2 month old packed tightly into his ergo. Katie was hanging out in her front yard with her rosy cheeked son who at almost 6 months old was sitting up and smiling and playing with dirt and grass, while our son was still a little bean who had just recently started smiling. At the time, Katie lived 2 blocks away from us in a rental house. I liked her from the moment I met her, but at the time, it felt like the age gap and development difference of 4 months between our sons seemed like a distance too far for our young sons to traverse and form a friendship. We waved and said hello as we saw each other from time to time in the neighborhood. About a year after we met her she wound up buying the house across the street from us, and by that time my son and her son had bridged the development gap and started playing together, and have been thick as thieves ever since.

About three years ago Katie combined her impressive business, organization, planning and research talents with her passion for books and comics and opened the much adored Books With Pictures shop on SE Division at 11th. All the while she harbored fantasies of one day being able to buy the triangular shaped Longfellows Book Store building at 1401 SE Division St. and move her shop into that special building. Fast forward a couple of years, and after Katie became a newly single mom, she toyed with the idea of selling her home and moving  to a smaller house, but her location in Ladd’s Addition- across the street from our family, a couple of blocks from New Seasons, 6 blocks from her shop and a couple of blocks from the elementary school where all of our kids go to school made the idea of moving away from the neighborhood complicated.

In January of 2018, the longtime owner of Longfellows, the bookstore at 1401 SE Division passed away. The building is only a few blocks from Katie’s home, across the street from Abernethy Elementary where all of our kids go to school, and three blocks east of her current shop location. A few months later the building owner’s son who worked with his dad at the bookshop, closed the shop and put the building on the market. The main floor of the building is retail along Division, and upstairs is a gorgeous 3 bedroom apartment with gorgeous views of the west hills, downtown and the street below. Over the years Katie had developed a friendly bookstore-owner to bookstore-owner friendly relationship with the son, and when he decided to put the building on the market, his vision of the perfect buyer fit the exact description of Katie and her shop.

He let Katie know that he was putting the building on the market, and suddenly all of those fantasies of buying the building, moving her shop into the downstairs retail space and moving her family to the apartment upstairs coalesced into a cohesive plan to purchase the building. The seller wanted to sell to Katie, as he felt she would be the perfect steward to carry on the legacy of the building as a bookstore. So with willing buyer and seller, the next hurdle was financing. Katie wasn’t in a position to be able to get a loan to purchase the building on her own. After examining and thinking and mulling and  it over and talking to folks in her vast network, she decided that if she could raise enough money from investors and sell her home, plus work out some creative seller financing strategy, she would be able ti potentially have enough money to purchase building. For 99.9% of people, this would have been where the dream ended, but Katie is a force of nature  who occupies the center of a talented social and business network and when she sets her brain to do something, she knows all of the right people to help her get it done.

The current location of Books With Pictures at 1100 SE Division is next to Pine State Biscuits, and a large portion of her first time customers stop by her shop as they are going to or from Pine State. Understanding that the synergy between her shop and a popular dining spot created a steady stream of new customers, she decided that part of the picture would involve creating more spaces for tenants offering food. The unique and iconic triangle shaped building sits at the edge of its lot and has a large asphalt parking area taking up the rest of the lot. Katie figured that if she could turn the parking lot into a food cart pod, she would then be able to collect rent from the food carts, and create a destination for folks to visit who weren’t necessarily planning on stopping by her shop, but since they were there, they might as well go in and buy a comic book. The building’s basement is huge, and she saw potential there for a retail tenant that doesn’t require natural light. By late December, she had a solid business plan, a framework where investors could buy shares in the building, and raised enough money on paper to be able to pull it off, and by Christmas Eve she was in contract to buy the building.

Though I have never done a commercial sale before, Katie put her trust in me and together we embarked on a crazy journey that involved tears, laughter, and in the end, nothing but gratitude for everyone involved in helping her make this happen. As exciting as the part about moving her building into real estate she owns, the equally exciting (and scary) part of what made the purchase of the building so appealing was the upstairs apartment. Not only would this be a giant leap as a business owner, it would also be a dramatic change from living in a house with a big yard in the middle of Ladd’s Addition and solve the problem of not leaving their ideal location. As a broker versed in residential sales, the actual sales process of this commercial transaction wasn’t all that different than what I’ve been doing for more than a decade. We had her inspections, negotiated repairs and credits for future repairs and then spent the next two months moving through the transaction. During this time, Katie juggled the management of at least 4 different aspects of the purchase including setting up the LLC and shares with an attorney, figuring out what needs to be done to the building to get it to the point where she can move both her home and shop into it, navigating the complicated food cart pod permit process and raising money from investors. All the while she is still running her bookshop and parenting 2 elementary age kids. And sometime doing the clean up phase, the seller found an old business card for a business that had been located in the space in the 1970’s. And the name and nature of the business? Serendipity Comics, a woman owned comic book shop.

I am extremely grateful to Katie for putting her trust in me and allowing me the opportunity to help facilitate the transactional side of  going from pipe dream to the owner of a full on mixed use commercial building. Just getting to be a small part of the machine has been a highlight of my real estate career, and I could not be more proud and in awe of what my dear friend has accomplished.

Over the next few months Katie is going to be having work done to renovate the apartment upstairs so she can move in with her kids, while simultaneously getting the shop space below and the parking lot readied for her shops big move and for a small 6 cart food pod. She has found a tenant who will be moving his record store down from Seattle into the building, so between her book shop, the record store and the food carts, she is creating a little pie of paradise for the neighbors and beyond. She hopes to have the food carts open by this summer, and we know that this little slice of SE Portland will serve as a neighborhood gathering place for folks who live and work in the area, as well as those who are just driving through. She will be offering gorgeous prints to folks who pitch in financially to help raise funds to build out the new space, and hopefully by next fall, a new and improved Books with Pictures will land in it’s permanent location in the beautiful triangle building at SE 14th and Division.

A Dream Refined Through Fire

When we met Patricia we prepped her for what she may be competing against in Hillsboro with homes that met her home search criteria. She wasn’t afraid and put on her warrior armor to prepare her for the battlefield of real estate. Hillsboro for the most part, is still in a seller’s market. So when a home checks all the boxes as far as location, amenities, and price they go extremely quick and buyers have to fight hard to be chosen. And sometimes one just has to walk away when the bidding war goes above one’s comfort level. After competing in multiple bidding wars Tricia was determined to use all the “no’s” to her advantage and when we found the right home she resisted the gravity of the circumstance and quickly used her experience as momentum to swing her into contract. We found the home now it was time to dig in.

Patricia did not shy away, hers was a mantra of “Never Give Up.” We stood by her side cheering her on. We all pulled together as her team and her fantastic lender Erik Liu w/ First Tech, was able to make one final tweak which upped our closing time an impressive 16 days setting her offer a part. When we got the call that Patricia was the chosen one, the smile on our faces was contagious and we immediately celebrated with Tricia.

The uphill sprint commenced and we fought hard to schedule inspections immediately and had thorough reports back to Patricia within 24hrs of our first counting business day. In our ascent, we gathered all the information needed to negotiate concessions and what seemed like a easy climb quickly showed its difficulty. Hinging on the end before falling off, we mustered all that we had to hold it together. She negotiated a substantial concession and with a Home Warranty and was excited to move forward. This was an incredible accomplishment.

Patrica’s dream came to life. It is a joy to see the smile on her face and the light that shined bright within her. She is a true testament to never loosing hope. We look forward to celebrating this great accomplishment by her side. In the end, what started as dream was refined through the passage of fire.

Thankful for Bad Listing Photos and a Chain-Smoking Seller

Four years ago I helped my buyers Megan and Christian purchase a home off NE Alberta. At the time they bought that house, it was a 2 bedroom 1 bathroom with an unfinished basement and attic, with the only way to access the attic through a pull down ladder from a hatch in the hallway. Over the last four years they have converted their basement into a lovely apartment and finished their attic with a master suite and added a spiral staircase for access. Christian has a construction and carpentry background and did most of the work. Being perpetual project taker-onners, they decided they were ready to purchase a second property to have as a rental, and since they excel at and enjoy sweat equity, ideally they wanted to purchase a home that had an unfinished basement that was suitable for turning into an ADU.

We looked at a couple of duds, and then Megan sent me a listing to a house in close-in SE that had been on the market for 3 months. While the price was unbeatable at $350k, the house was on a busy street, but it’s in a residential section so on a scale of 1-10 of busy street living with 1 being great and 10 being awful, this one is about a 3. From the photos, the house looked dingy, cluttered and in need of a lot of updates and deferred maintenance issues that needed addressing. Given the price and location, despite some misgivings, we went to go see it with pretty low expectations. Upon just opening the front door of the home, we were greeted with a waft of longtime smokers house odors. A good lot of buyers would have turned around and walked out the door at that point. Being seasoned home remodelers, the smell didn’t dissuade Christian and Megan. Washing the walls with TSP, removing carpet and drapes and then repainting should rid the house of the smokers smell. After all, nearly every old house had a smoker given how prevalent smoking used to be. We stepped all the way into the house and lo and behold the house was a pristine mid-century with original woodwork, an ideal layout, beautiful hardwood floors, a formal dining room and original kitchen cabinets that just needed a good scrub down. The walls were dingy from nicotine and the smoky smell permeated everything but underneath all that was a gem. We made our way to the basement and discovered a beautiful basement. Built in 1955, the foundation was built like a tank and the basement ceilings were close to 8′ tall- perfect for finishing. For toppers, the house was in great condition and the roof was brand spanking new.

I have a lot of buyers looking for that perfect mid-century with the fireplace, hardwood floors, and simple layout, and  after seeing it in person, it was hard to believe that no one had snatched it up in three months. After grooving with the house, we collectively decided that the biggest issues with the house were poor listing photos which most likely put off most buyers who would have been interested and the smokers smell for those who actually made it to the house to see in person. After sleeping on it, Megan and Christian decided to go for it. They wrote an offer, had it accepted, sailed through inspections and after the seller secures his next housing situation, Megan and Christian can begin the process of turning the basement into an apartment. After spending a month falling more in love with the house, they’ve decided that they will probably rent out their home in Alberta and then move into this house for at least a year so they can finish the basement apartment without disturbing tenants. And who knows, maybe after spending a year in the house maybe they’ll decide they like living in SE and stay put.

Greg and Catie, first time homebuyers

Greg and Catie spent a lot of time dreaming of what their first house might look like. They knew they wanted a three-bedroom home, ideally with two bathrooms. They also had some ideas about what the perfect location might be, but didn’t know which neighborhood they wanted to live in yet.

Lots of couples have a list of what they want in a home, but these two did something smart. Their list of qualities for their home and location centered around what they wanted their daily life to be like.

They wanted to be in a neighborhood with a friendly vibe, where they could walk from their home to their neighborhood café. Greg planned say hi to the barista, who knows his regular order, before catching the bus for a short commute to the office. Catie brought up hanging out in the backyard which would be fenced for the puppy they plan to adopt. After BBQing with friends, they’d move the party to their carefully curated basement tiki bar. They imagined friends and family from out of town staying over, being comfortable, and having their own bedroom and bath to use. Greg would have a room for his office/art studio, while Catie would have a garage to convert to her floral studio.

After really taking some time to imagine their life in their new home, their “Must Haves” list came together easily. As a result, the list for their first home and property went something like this:

  • Walking distance to restaurants, bars, cafes, and groceries.
  • Close to the river and parks.
  • Yard space for garden and outdoor entertaining
  • Garage
  • Basement with high ceiling
  • Three bedrooms, two baths
  • Open kitchen

Knowing all this, we looked in a few different areas. They looked at St Johns and Kenton first, but after spending an afternoon at Oaks Amusement Park, followed by a walk along the river at Sellwood park, and checking out some treasures at Old Portland Hardware & Architectural, they knew where they wanted to live.

Fast forward a couple months, and Greg and Catie are closing on their first ever home! The one they bought checks almost all the boxes! The few concessions they made, were the open kitchen and two baths. Instead, they bought their almost dream home at an awesome price that will allow them to remodel. Next, they’ll be adding a second bath to make a master suite, and opening up the kitchen to make it perfect.

36,000 Ft in the Air

Time was of the essence when Andrew called, he found his jewel of a house and wanted to submit an offer promptly. I was in route headed home from our family vacation from Costa Rica to Portland, OR with two layovers and having to be in air for 8 hours. I knew I’d have to find the most efficient and focused time to draft a precise offer while floating in the clouds. So, our offer commenced 36,000 ft in the air on United Airlines.  

The last time Andrew had called me to submit an offer on the home he and his twin Alex bought 3 years ago, my beautiful wife was in labor with our beautiful daughter Sadé Bloom.  It’s always such a fun adventure working with them. 

I originally met Andrew with his twin brother Alex 3 years ago during an open house at one of our listings; I had long flowing dreadlocks at the time. Immediately after connecting with them, I recognized what special geniuses they were. Andrew is astute with his numbers and Alex is Carlos Santana when he plays his guitar. 

Back in 2016 the market was much different, we were deep into a seller’s market, we competed against multiple offers on several homes before we finally landed the perfect home for them at that time. This time around, Andrew set out this voyage on his own and after careful preparation, when the right home revealed itself we got into contract right away.

Vista Pearl North

Last fall I helped out some fantastic buyers, Rachel and GT and their little kiddo buy their first home in Portland after having recently relocated here from New York City. They love living here and Rachel’s mom Carolyn lives in Seattle and has been a frequent visitor. This past summer Carolyn decided to sell her home of 47 years in the Seattle area and buy a house here in Portland so she can see her grandson as often as she likes. Once Carolyn made the decision to move here, Rachel and GT put her in touch with me, and off we went.

Rachel and GT live in a classic 1920’s bungalow in North Portland, and Carolyn initially thought she wanted to live within a 5 block radius of Rachel and GT. Within the first week of looking, we found an absolutely charming to the hilt early 1900’s Victorian cottage 4 blocks away from Rachel and GT. Carolyn put an offer on it, beat out 12 other buyers and looked forward to living so close to her kids. And then came the inspection. For a house nearly 115 years old, it was in great shape, but the house was 115 years old. After some soul searching, Carolyn decided that as much as she loved that house and the idea of being so close to her kids, when rubber met the road, she decided that she didn’t want to deal with old house stuff and she wanted to live surrounded by others in a condominium community.

A few months after that, Carolyn contacted me again because she had read an article in Alaska Airlines magazine of all places about the Pearl District’s newest condo building, the Vista North Pearl.  The building was nearing completion and after reading about it, the idea of it really struck a chord with Carolyn. It really isn’t that far from the Pearl District to Rachel and GT’s North Portland house, and by living in a condo she would be surrounded by people she can build community with as well as being able to walk out the door and be in the middle of all the vibrancy of the Pearl. We made an appointment to tour the building and see a unit she was particularly interested in. Once we saw the unit, it took all of two seconds for Carolyn to decide that buying a condo in the Vista Pearl North was the plan. The condo unit she chose looks out onto the west hills with side views of the Fremont bridge and the Willamette River. Unique to this condo building is that on the units that have outdoor decks, these decks are some of the largest in the Pearl. Carolyn just closed on her unit, and though she won’t officially move into it for a few months while she ready’s her home in Seattle for sale, once she does make the final move I know she is going to love living here.

Turning a No-Cause Eviction Lemon Into Homeownership Lemonade

When my buyers Kelley and Satomi first contacted me in early November the panic in their voices was palpable. A couple of weeks before they had unexpectedly been given a 90 day no-cause eviction notice from the home they had been renting in the Alberta area. Once the initial shock of receiving that notice wore off, they decided to see if they could make the move from being renters at the mercy of landlords to homeowners, despite the fact that they hadn’t planned on buying a home anytime soon and didn’t have a lot in savings to be able to make that  happen. In the couple of weeks since their no-cause eviction notice, they were able to get themselves a pre-approval letter from Umpqua Bank using the Oregon Bond rate advantage loan at 3.65% in combination with a second loan (called a MAP- mortgage assistance program) through the Portland Housing Center. I met them on a Saturday, and along with their 3 year old daughter we looked at a few homes on Sunday including a nice skinny house in Mill Park. By Sunday evening they decided to write an offer on the Mill Park skinny which was at the very tippy top of what they were approved for, but given their family’s needs, the 3 bedroom and 2 1/2 bath the home was listed at a price almost too good to be true for them. On Monday, we wrote up a full priced offer, and by Tuesday, the sellers accepted. Phew.

Once the sellers accepted their offer on Tuesday, I immediately sent over their sales agreement to lender extraordinaire Jennifer Leon at Umpqua, and she contacted Oregon bond to lock in their 3.65% rate. First thing Wednesday morning we received an email from Jennifer letting us know that the rate on the Oregon Bond had gone up 1/2 point over night, but fear not because Kelley and Satomi were locked in at that 3.65% rate. Given that rates have risen nearly a point over the last  year, the days of the below 4% rates are most likely over and won’t go back under that 4% in our lifetime. So not only did my buyers slip in just under the wire, they were the very last buyers to be able to use that rate with Oregon bond. There were so many ways that this whole situation could have transpired so very differently. Had their offer been accepted only a day later, the rise in the interest rate would have put their home out of reach. Had they not found a great home in a great area that was priced incredibly well, they would have been scrambling to find a decent home under $300k. Had the inspection gone south, they would have been thrown back into the mercy of the home price winds. But thankfully, everything went according to the best laid plan.  And when the appraisal came back nearly than 8% higher than the purchase price (I can’t recall ever seeing that happen before) it was yet another sign that the stars had aligned for Kelley and Satomi.

 

The C-Word (in Real Estate)

The C-word is showing up in more real estate conversations lately. Well actually a few c-words: Cooling. Creative. CONTINGENT.

Yes, the hot seller’s market is now cooler. Higher interest rates and feelings of market uncertainty have contributed to a slower real estate market, and it’s time to adjust expectations. Buyers have the luxury of getting a little more creative with their offers, like including contingencies, and sellers may find themselves needing to be just as creative when marketing their properties. Let’s look at this from a couple of perspectives.

Sellers: Time to start getting creative. We’re moving into a more balanced market. There are more houses for sale, which means buyers have more choices and they feel they have more time to find the perfect match. The days of selling your house for cash in 24 hours with 10 offers are gone for now.

Make sure you’re working with an experienced agent who knows your neighborhood, and can offer an educated perspetive on what to expect in the coming months. This will help appropriately price and market your house, and it will sell more quickly. If you get one, consider looking at those contingent offers. Keep in mind many of those buyers are also motivated sellers themselves. Have your agent find out if the buyers want to buy your house as much as you want to sell it, first. If you go this route, have some patience. To get the highest price and best terms in this scenario, you’ll likely need to wait it out a couple of months for them to sell their house first.

Buyers: You can get creative too! Need to sell your house before buying? Include that contingency in your offer or ask for an extended close period. Even ask for what you want, what you really, really want. Maybe after seeing many houses you’ve found your 95% dream home. Consider asking the seller to make some concessions so you can afford to make those improvements right away, or even ask if they’ll make those improvements before it closes. It can’t hurt to ask, especially if your offer is the only one on the table.

This scenario played out on a house I sold last week. The buyers found their almost perfect home that these sellers had just remodeled. But, it was missing a few things (or rooms) to work well for their family. What sealed the deal? The extra bathroom and finished living space the buyers asked to be constructed in the the basement prior to close. Not only did the sellers come through on their wish list, this sale was contingent on the buyers house selling, too. Are you still following? So why would these sellers do that? First, they remodel houses for a living so it was in their wheelhouse. Second, the buyers were willing to hand their earnest money over to the sellers before closing so they could make these personalized updates for them.  Cool clients, contingent closings, creative considerations. All c-words on this one.

The market is changing. If you’re actively in it, you know that. Selling right now? Work with your agent to ensure you’re competitive and make sure they’re working creatively to get your house sold. If you’re buying, don’t pass up that 95% dream home. Just ask for what you want. The sellers will be glad you put a thoughtful offer together.

Carey & Mark have been hunting hard in home buyer competition mode for 7 months strong.  Their story is finally shifting into a new chapter as they close on their first home.

This was the last of over 60 homes we toured since May.  Initially, and for the first 5 months or so, the market was still really competitive with a mix of cash buyers, many people waiving appraisals, a few waived inspections, and just really strong buying power.  For most first time home buyers, coughing up cash or waiving an appraisal contingency is a big no-no.

Carey & Mark were working their homebuyer hustle by acting fast, cutting the home inspection timeline in half, and they even offered up a little on a potential low appraisal once.

It paid off that they never got the previous properties they put offers on because in the end they landed right where they wanted to be all along.

Timing is everything, just ask the sellers in this case!  Part of the missing puzzle piece for Carey & Mark’s win/win was working with the right sellers.  A home in Oregon City popped up on the market and Carey was on it like fire!  Like many times before, we set up a private tour in hopes of beating out the competition on timing.

Once they fell in love with this home, Carey wrote a beautiful letter from the bottom of her heart.  The letter was sent to the sellers who were moved by the joy their home provided Carey & Mark.

Their homebuyer hustle and courage to not give up were what kept them going strong after 7 months of grueling and sometimes heartbreaking efforts.

Contingent Sale Sucess

Our beautiful friends Carla and Andy told Jason and I that their cousins were needing to move to Oregon. They swung by both open houses that Jason and I were separately holding to introduce us to the wonderful Lorenzo, Teresa, and their beautiful children.

I received a text 3 weeks later with the great news that Lorenzo had a new job assignment in Portland, and they needed to quickly make the jump to settle in in Oregon. They were in the process of selling their home back in California so it would have to be a contingent sale.  We prepped them for the potential hurdles we would have to face with a contingent offer so they were armed with knowledge before diving head first.

They flew in a week later and we lined up 5 homes that we felt fit their criteria.  I warned them that it might all feel like a blur at the end of the tour; so we needed to keep detailed notes on each home.  Home #2 stuck out from the very minute Lorenzo and Teresa stepped foot in it.  By home #4, Teresa had a feeling that we needed to revisit #2 to solidify her gut reaction that this was home.  We gave the listing agent the good news that we wanted a second viewing in the same day.  After our second viewing Lorenzo started to see the draw of why Teresa felt like home #2 was home.

After Lorenzo and Teresa thought everything over, they gave us the go ahead, and we put together a strong case for why the sellers should accept their contingent offer.  For extra support their lender, Dion Mancia with Caliber Home Loans, was amazing and called the listing agent to vouch for them as solid buyers.  By the end of the day we were giving Lorenzo and Teresa the good news that we had mutual acceptance!

This transaction stood out to us particularly because of the excellent teamwork and communication of all those representing Teresa and Lorenzo.  Their agent back in California, Naz Fontilea w/ Century 21, was fantastic and kept us up to date on the sale of their home so that we could organize our closing in Oregon.  The escrow officers from Old Republic in California helped facilitate wiring funds from their sale to ours in Oregon.  Jennifer Fahner with Old Republic Title and her team were amazing and worked together to sign Lorenzo and Teresa as soon as they received loan documents.

Our collective goal was to alleviate as much stress from Teresa and Lorenzo as possible so that they could focus on their end prize of moving to Oregon.  Working on 2 closings simultaneously is no easy task, and Teresa and Lorenzo handled it like champions.

In a little over one month Lorenzo and Teresa moved their lives from California to Oregon, and we are so excited to have them here. We look forward to all the memories that they will create in their beautiful new home.

A Sooner Than Planned Scappoose Investment Property

I met Cheryl at a recent class reunion as the new bride of a longtime friend and they’re currently building their dream home on beautiful family property in Scappoose.

Cheryl is an open, fun and caring person and it’s no surprise that Cheryl and her family decided she would be the one to care for a beloved family member. There was only one big problem. Their new home would not be completed for another six months and their current home is too small to accommodate them and a teenage son. They needed to move their beloved family member as soon as possible.

While their new home is being completed, they decided to purchase a larger home to live now, and will convert it into an investment property later next year. It’s nice to see families work together for the best care and solutions of loved ones!

 

Urban Farming in Grand Dame 1911 Farm House

I would say wanting the “big city” walkability but the “small town” big yard feel is a pretty popular dream for most people moving to Portland.  Coming from the beautiful town of Hood River where this already exists and artists by trade, my buyers were more attuned to this than most.  We scoured the market and wrote a few offers on ones that were very close and definitely could have worked.  But Portland is still a competitive market with multiple offers on homes like this because it’s such a driver for people moving here.  “Buyer fatigue” was definitely starting to set in for these guys.

We were out on a weekend tour of the new homes on the market and had just been disappointed by one that we had high hopes for.  Next on our list was a 1911 farmhouse close to the Foster/Powell ne

ighborhood and an easy pleasant bike ride to the Woodstock restaurants and groceries.  My buyers were contemplating skipping this one, but I had been in it before and suggested that we should keep it on the list.  Sure enough, this 2652 sq ft farmhouse with 4 bedrooms, 2 bathrooms and a basement with some serious potential hit the right note.  The huge, private yard (almost a double lot) further encouraged them.  It was perhaps more of a fixer than they wanted to take on, but the future potential outweighed that in the end.  Again we submitted our offer among many,  again

we held our breath and hoped for the best.  Well, I guess the rest is history, and I am so excited to see what this beautiful Grand Dame with so much potential becomes in the future years!

Thankful on Thanksgiving

Originally from Portland, Liz was excited to bring her husband David and their son Jack to the Pacific Northwest. With family in town to stay with, they hit the ground running when looking for their new house.

After writing just one offer, this happy, young family found their forever home in the Hollywood district—and we got their big 1913 Craftsman for $30,000 under the listing price!

With easy access to downtown via the MAX, their new home is close to the local library and public parks. It has a lovely backyard and a big front porch, and is situated on a tree-lined street, with a walk score of 90 and a bike score of 99! As an added bonus, it has the perfect garage for parking and charging their electric car and storing their bikes. They’re excited to explore their new neighborhood!

As part of our due diligence, we thoroughly inspected the house. With a new roof, new sewer, and new radon system, we didn’t find many issues, except for some creosote buildup in the wood burning fireplace chimney. Liz and David have already had that issue handled by a professional. The house was in great shape. We even brought in a contractor to discuss potential remodeling ideas. This extensive information gathering helped them move forward with the house confidently.

While they couldn’t the keys before Thanksgiving like we hoped, there’s plenty to be thankful for about this new home!

A New Home Just In Time For The Holidays!

Three years ago this month, Chris and Courtney were shopping for a home in Irvington with the goal of moving in before Christmas. We made it just in in the (saint) nick of time for them to get a tree and wake up in their new house Christmas morning! They and their kiddos out grew that house, and we ended up having the same goal this year. This time, we had a contingent offer to talk a seller into taking, a house to get on the market quickly and find a buyer for, (we ended up having to sell it twice) and 2 houses to close on the same day. With lots of hustle, it all came together. They always knew it would! They are brave and confident and also trusted me to make it all happen. This time, they are not going to be putting up their tree amongst moving boxes. We might have been cutting it a bit close by closing the last week of November. But, by comparison to three years ago, they have lots of time to settle in and do a proper Christmas. Just as planned! By the way, their new house is absolutely stunning, and generous in size! They definitely have plenty of room for the family and more. I think many a holiday celebration will take place at Chris and Courtney’s house for years to come! She came back to us asking: Had the rent at her condo hit its max? Was the value enough to do the desired 1031 exchange? These are the questions our buyer/investor had for us at the beginning of 2018. After an in-depth analysis she decided to hold the property a bit longer; and it paid off! The value increased and she did find a lovely property for her exchange where the rent would cover all of her costs and a bit more. Congrats on your investment return.

How to bring a seller to tears with a buyer’s letter

My buyer Tung and his partner Corey were first time home buyers and like many first timers, their budget wasn’t vast and the number of homes that are livable in their price range was slim pickings. Additionally they needed to find a 3 bedroom home with 2 bathrooms because Tung’s parents who are disabled would be moving in with them so Tung could take better care of them as they age. Tung and Corey really like skinny houses, but after taking Tung’s parents needs into consideration, they realized that they would need a single level home to make it work for their family. So now we needed to find a 3 bedroom 2 bathroom home in reasonable shape all on one level and for right around $300k and those are about as rare as a wild ostrich in Oregon.

Within a couple weeks of really looking, lo and behold a cute little 1980’s snout house came on the market in Pleasant Valley priced just a hair under $300k. While it backed up to a busy road and most of the interior was painted a sickly mauve color, the rest of the house had everything they were looking for in a location they liked. Considering how low this home was priced, we knew it was going to get multiple offers, even in this market slow down. And sure enough, within just a few days the seller received 4 offers including one that was $20k over list price. The house was priced at the top of Tung and Corey’s price range, but they were able to offer just slightly over list- but nowhere near $20k over list. Thankfully the seller has a true heart of gold and after reading the letter that Tung wrote about why this house would mean so much to him and his family as this home would allow him to take care of his parents, and even though there are much higher offers on the table, she was moved enough by the letter to sell to my buyers. She had recently lost her elderly parents and she reading Tung’s letter literally brought her to tears. So when they say a buyer’s letter can make a difference, this is as good of an example of that happening as it gets.

Because this most gracious seller accepted my buyers offer which was much, much lower than the other offers, we knew that going into inspections that unless something was really wrong, that negotiating small repairs was off the table. As first time home buyers, my buyers were able to take advantage of the Oregon Bond loan- which is a fantastic loan through the state of Oregon for first time home buyers whose income is below a certain threshold. The interest on the loan is significantly below market rate, and being able to use this loan can make a substantial difference in how much a buyer can pay for a house. While the loan is a conventional loan, it does come with one caveat. The home cannot have any pests or dry rot, and to be able to complete a purchase using this loan, a buyer needs to provide their lender with a clear pest and dry rot report. The good news was that the home was in excellent condition with all systems, mechanics and structural integrity in good shape. The bad news is that the front of the house had LP siding- the bad stuff- and the rest of the house had T-111 plywood siding, of which some had severe moisture damage- bad enough that mushrooms had found the siding to be a delicious spot to propagate themselves. Bottom line being that if that rotted siding wasn’t replaced prior to closing, my buyers would not be able to purchase the home.

The seller understood that these were lender required repairs and agreed to having the work done prior to closing, so the next step was finding a reasonable contractor to do the work. The listing agent was amazing and between the 2 of us, we had 3 contractors out to take a look at the issue within two days, and the contractor that came in with the most detailed bid also came in the lowest and could get the job done the following week. All went according to plan with the repairs, and the day before Thanksgiving my buyers closed on their new home. It’s not everyday (or even every year) that you find a seller with as much compassion and integrity as the seller on this house, and if anyone deserves this much good fortune, it’s Tung and Corey.

It was fall 1994. Ellensburg, Washington. I met Robert Jungmann, who later became my roommate in our college pad, “The Friendship House.” Even then, Rob had a vision the effects using hemp as a textile could have on improving sustainability and industry’s carbon footprint. We proudly wore one of his first products, The Chenga, to our graduation ceremony (see photo below – wow.). Fast forward to today, and Robert’s company, Jungmaven, is recognized for its fashion-forward collection, and its resilient and somewhat controversial fabric. Let’s not forget the visionary founder who is breaking down barriers for hemp to be widely used in manufacturing. It’s exciting to see Rob and Jungmaven branch into home goods, so I thought I’d let you, fair readers, know about this terrific brand on one of the biggest days for online shopping.

Gabrielle: What inspired you to start Jungmaven?

Robert: I started Jungmaven in 2005, I had been living in Costa Rica for five years and was looking to create the next company that would change the world. Gabrielle: What’s your company ethos?

A phytoremediation plant, hemp restores balance to environments by cleaning the soil, air and water. Choosing a hemp t-shirt is a small, simple act, but it’s one that benefits people and the planet.

Gabrielle: Break down the misperceptions of hemp and why we should care about it as a sustainable product.

Robert: Hemp is not marijuana, you can’t smoke hemp and get high. Hemp has the potential to mitigate climate change by absorbing more carbon dioxide from the atmosphere than trees and other plants. Hemp has over 25,000 reported uses. It can make textiles, rope, beauty products, paper, building materials, biofuel, foods and more. It’s one of the world’s oldest crops. Remnants of hemp cloth from 8,000 B.C. were found in Mesopotamia, where it was used to make tunics and sailcloth. And for textiles it’s a natural fiber that thrives almost anywhere, with very little impact to the environment and requires no irrigation, pesticides, synthetic fertilizers or GMO seeds. Many hemp-made materials are naturally resistant to mold, mildew and insects.

Gabrielle: Why did you decide to get into housewares/linen?

Robert: We branched out to bedding just over a year ago. My first night sleeping in 100% Hemp Sheets I felt like I was King of the World protected in the most sacred of textiles. It was as if my skin was saying a thousand thank you’s for re-introducing it to an old friend. 

Gabrielle: What’s home mean to you?

Robert: Home is everything to me. It’s my energy source, it’s where I recharge, relax, nourish my soul, brainstorm ideas and entertain. I am a minimalist, preferring well lit homes with lots of open space and high ceilings and healthy Feng Shui. The USA needs more hemp homes!

Gabrielle: If you had a superpower, what would it be?

Robert: Completely get rid of greed, hate and racial bias in the world. 

Why Buying/Selling a home cannot be Uber-ized

There are so many variables and so many obstacles to the sale actually closing once an offer is accepted, you must have an agent working hard for you on either side of the sale. Buying or selling a home can’t be Uber-ized.

Selling SW Canyon Ln is a perfect example. This was my third transaction with these clients (who are wonderful people and have become friends along the way), and boy did they get a master class on how something totally out of your control can derail an otherwise slam dunk sale for a seller. 

What was the variable this time? The appraisal. People tend to think that an appraisal is gospel regarding the value of a home. This just isn’t the case. In my experience, three appraisers can walk into a property and come out with three different numbers. In addition, the purpose of the appraisal matters as well. If it is for a home purchase, the point is either to support the sale price or not. So, we frequently see it come back at the EXACT price of the sale. 

When determining the sale price for this condo, I did what what I always do – created multiple data reports and combined that with my daily experience in the field, including where I think the market is headed in the near future. In this way, I help the seller make a decision on what they want their list price to be. With SW Canyon Ln, I really felt that we had nailed the price when listing the condo, keeping in mind that being strategic is crucial in a cooler market. 

We got through the inspection period negotiations successfully and then it was appraisal time. It came in $30,000 low! There was just no way that we were off by $30k. We don’t make up these prices, after all, they are informed by real data. After looking at the comparables, we noticed that the appraiser had made really poor choices, choosing properties that were 3 miles away instead of perfectly acceptable ones nearby. 

This is when the excellent buyer’s agent, Emily Corning of Hasson Company REALTORS® and I joined forces to fight this bad appraisal. If we didn’t succeed in getting them to change their mind, the sale would fall apart. And, here’s the thing, it is SO rare that an appraisal company will revise a report. It’s like they have to admit that they did a poor appraisal in the first place and really don’t want to admit it. Emily and I worked hard to choose better comparables and respectfully submit our argument with the hope that we could save this sale. 

The buyer is a veteran and was using a VA loan. It really felt heartbreaking that he may lose the home he wanted over one bad appraisal report. Next we were told the VA would review and it could take 18 business days. I tend to be very optimistic with bumps in the road on the way to closing but, honestly, I thought there was very little chance it would work out.

Amazingly, it did. The VA agreed with us and revised the appraisal back to the original contract price of $30k higher. The buyer got his new keys and my sellers are thrilled and relieved. Thank you to Emily Corning of Hasson for your wonderful cooperation and hard work. Real estate transactions just can’t happen with an app or without agents who care and will work together to solve problems. If we had just decided that the appraisal was low and that’s a shame without fighting the good fight, the sale would have been over. Congrats to the new buyer and to my extremely patient and wonderful sellers! Victory feels great and you all deserve this happy ending!

Newlywed, and ready to make in investment in their future; Stephanie and James were a powerhouse from the start.  They’d heard that our mutual friends Jessica and Chris (recent clients / long time friends) were able to save 100% of their closing costs and have a hassle free experience.  Naturally, they wanted a win/win too so they hired the same lending team with Tom Hestmark at Mortgage Express and signed on with me as their REALTOR®.

We met at Living Room Realty‘s lovely little Multnomah Village office to go over the ‘standards and expectations’ meeting I have with all my clients.  Because Stephanie and James were able to articulate what their goals were, we were able to find their home in almost no time.

Once again, a first time buyer had 100% of their closing costs paid for by the seller!

This is a HUGE deal for most buyers.  Thousands of dollars in out of pocket savings can make or break first time home ownership for many people.

Often times when submitting an offer and right out of the gate asking for 100% closings to be covered, sellers expect that there won’t be a lot of repairs to negotiate if at all.  Understandably, while that is often the implied intent when writing such an offer, it’s not always the case.

For Stephanie and James, they didn’t find much to worry about during inspections, but the two items they asked for were immediately approved, and repaired at the Seller’s expense.

There are many different strategies to take when presenting an offer on the right home.  It all depends on what the goals and priorities are, and in conjunction with the competition the market brings, and the seller’s motivations.

In this case, the owner had already moved out of state and desired a simple positive experience with perspective buyers.  Stephanie and James also wished for the same experience and wanted to save as much money as possible.  We were able to accomplish everyone’s desires, and I must share that part of this was due to working with a great REALTOR® who represented her seller also.  Communication and professionalism are largely impactful on everyone’s experience.  For anyone out there house hunting, make note the importance of who you’re working with on all sides.

Chance Encounters of the House Hunting Kind

I first met James at the open house at I was hosting that he would eventually offer on. James walked in on an accidental whim. He had a list of houses to see that day, and the one I was hosting was not on that list. He was in the area and happened to swing by after seeing my open house sign.

He walked in wide-eyed…”woah, now THIS is the perfect size house for me”. I totally thought he was kidding (we crack up about it now) – 4 bedrooms, 3 full baths, oversize lot, 3,011 square feet – definitely big enough for one plus a doggie bestie, Roscoe. Turns out James had big plans for all these rooms – a library/reading room/napping room, a wine cellar, a guest room and of course his master bedroom suite.

After discussing these big plans (and somehow stories of Burning Man mixed in) thus began the beginning of a newly minted friendship…we looked at a few more houses before ultimately he decided to go back to the beginning – the TARDIS of houses (for the non Whovians, larger on the inside than what appears on the outside).

First Time Home Buyers, Duplex, Solid Choice!

The first time my clients and I met they talked about the idea of purchasing a duplex, living in one side, while renting the other. This typically can be a very daunting thought for most people. Not only are you becoming a homeowner, but also a landlord at the same time! However, if done correctly it can be a very solid choice in taking the first step into homeownership. The search took some time to find the right property as there are not many duplexes in this current market worth pursuing. But when the right property came along, they did what it took to get it in contract!

Knowing this would not be their forever home, but it would provide a wonderful place to live and will be a great investment for the future. The goal being to stay in this home for 2-5 years, then move to to another property while keeping this as their first rental. An amazing real estate goal turned into reality! Congrats to my clients on the closing of their new duplex in Milwaukie!

After a couple years of planning and preparing, Jay and Clark grew to appreciate being pro-active in order to achieve their dream of home ownership.  They were searching for a home that they could plant some roots down in, and give their pup ‘Moonlight’ a nice yard.

After narrowing down a long list of options, then touring a few properties, they landed on this beauty of a mid-century dream!

Since these two are so pro-active, we were able to save them 100% of their closing costs.  Also, the property appraised higher than they paid for it which gave them instant equity!  What made it all come together though was the exemplary communication the entire team had with each other at all times.  Jay & Clark were quick to respond and provide all necessary information to their lending team, myself (agent), and the title and escrow office.  It made a huge impact on the timing of it all.

Home for the Holidays

There’s nothing more gratifying or fulfilling than when you’re able to help a loved one with the purchase of their new home. When my brother, Henry, reached out to me when he was in the process of downsizing from his current residence and was looking into buying a condo. Serendipitous that the condo market had stagnated somewhat, making his position as a buyer all the better.
Not only did we locate a condo below his anticipated price range but it also had a deeded parking space and was right across the street from where a good friend of his lives.
What better way to start off the holiday season than that?  Congrats Henry!

 

Dreams of Concordia!!!

We met over the summer, Candace had just graduated from Medical school, and was moving back to the Portland area with her new job in Sleep Medicine.  Alex had been holding down the fort, and their home here in Portland for the last few years, keeping himself busy with home projects, his love of home-brewing, and enduring lonely, sleepless nights apart from Candace.
They let me know of their dreams to move to close-in NE, and away from their current house and into that bigger 2nd home.  Hopes of spaces for family, and a little more elbow room – also the cozy comfort of living in that “not-first-time” home that doesn’t quite need as much work, were images that floated through their heads during afternoon siestas.
The first home we found and put in an offer, was a classic Alberta-Arts bungalow, brick exterior and inviting front porch, the works!!!  But after inspections – the home turned out to be a nightmare… it definitely fell under the “too much work” category – and likely would keep Alex and Candace up all hours of the night, so they had to move on from it.
But they didn’t want to slumber on their search, or hit snooze on the chance of finding the right second home, and they did not get a bit of shut-eye until they found it.  This home was a dream come true, with more space, and walkable to so many great places in Concordia and Alberta Arts.
Now they can sleep well, with the peace and tranquility of a dream fulfilled, and the ease of living their perfect home.

The Benefits of a Cooled Off Market.

Everyone is always asking me, “When is the market going to chill out? Am I ever going to be able to afford a home in Portland?”.  Well folks, it has CHILLED.  Homes are sitting a lot longer, my inbox is filled with price reductions every day, buyers have some negotiating power again, and the time to look is now.

Viva and Greg had only seen a couple of houses before we found this time capsule in Cully.  Everything about this house was pristine.  It had been owned by the same couple for close to 50 years and they were immaculate.  Aside from the perks of a new roof, furnace, paint, landscaping, double garage etc… there were so many mid-century details left intact.  There is a really cute stained glass window that separates the kitchen from the hallway, a wood pannelled office, a workshop in the garage, and a safe that has a giant combination and handles mounted into a secret spot in the house.

These guys came to us as buyers expecting to get a way crappier house and to get beat up in the market.  For whatever reason, this house had been sitting for 2 months without an offer.  They wrote a really nice letter, a strong offer, and were in contract in just a few hours.

When I met them with keys we popped champagne and opened the package the sellers had left for them.  In it was a bottle of wine, a letter from the two daughters who grew up in the house, a letter from the parents, and a thick 3-ring binder with everything you would ever need to know about the house.  When a deal goes that smoothly and the sellers make such a nice hand off, it really makes the house feel that much warmer and meant to be.  Cheers, Viva and Greg!!!

4 ways to Jump Ahead of Shifting Market

Although inventory remains in short supply, the most common email I see in my inbox are price reductions. Furthermore, we are seeing regular rising interest rates.  Traditionally, these events are warning signs of an upcoming market correction.

What can you do to cope if costs take a plunge in your area? As the markets transition from a seller’s market to a buyer’s market, you want to shift your strategy to focus on minimizing losses from price depreciation rather than banking on ongoing appreciation.

In order to understand your market, a key data point to keep track of is months of inventory. The rationale behind following this data point is because inventory declines precede value declines by six to twelve months!

How is Portland doing?

Portland Inner Neighborhoods had an absorption rate of about 2.4 months in October 2018, just slightly above 2 months last year this time. We are nowhere near an economic downturn. A buyer’s market is typically at 6-8 months of inventory. However, in the context of 10%+ of appreciation rate, year over year… and multiple offer scenarios with offers written tens of thousands of dollars over asking price, it feels like things are slowing down when homes sell for what they are actually worth. This feeling is further accentuated by buyers no longer willing to overpay and seller’s continuing to expect the results of 2016. The key is listing at value. Hire a good broker that will be honest with you about the price you should list at and you will get the best results.

Following below steps will help you prepare for the shift in the market.

1 Keep your attention to most active areas- If you are planning to buy then keep your eye on the areas with least amount of inventory, the reason being is the less the inventory the higher chances of it being sold soon. Where there is low supply, it creates higher demand and lower months of inventory. So act fast on low inventory neighborhoods.

2 Focus on finding a good Buyer Agent- Find an agent who will give all effort to find you right property by being very active viewing homes, even as things slow down. As the market shifts, the superior agents will remain busy and active, taking up more market share, while those agents who have been riding the rising tide of the market will fade away when the market no longer affords passivity.

3 Numbers means allot to sellers- If you are looking to sell there are few things you should keep in mind like, being realistic about price. Overpricing is the greatest error seller’s make in a shifting market. The results are devastating. After weeks or months on market, you lose all leverage and are at the mercy of low ball offers. Better to list aggressively and collect offers, putting you in the driver’s seat.

4 Knowing the benefits of selling now- Suppose the market is slowing down in your area which can be easily determined by a method known as “rate of absorption”. This data point says how many homes sell in a given month, and how many months it would take for all the homes to sell.

Let’s say the absorption rate is 8 (meaning if no new listings came to market it would take 8 months to sell all the homes on market). Thus, 12.5% of listings sell each month and 87.5% will not. As the market shifts, the absorption rate increases and the likelihood of selling goes down. As inventory grows, demand goes down, and the absorption rate grows larger. You chances of selling go down with it. If you come on market higher than value, then you are stuck doing price reductions until you catch up to the market. The problem is, your home loses value the longer you stay on market. Listing high or passing on the first few offers can actually cost you far more in the long run. So list at value, or slightly under, and capture the buyers that remain.

A love hate relationship with fall

 

I have a love hate relationship with fall.

I love the bite in the air, the taste of the first rains and the immense power of the torrential downpours. But I hate wearing coats and hats. Most people love that feeling of bundling up when fall sets in, but it feel constraining to me, like I’m being pressed down into the earth by the clouds and the rains.

I love watching the leaves’ slow dance of color as the cool evenings force their transition. But I hate the constant gray smear that covers the sky, as it covers my mood, like the grief I feel over the loss of warm summer nights. Yet I love a reason to build a fire. Bright, crackling and sparking colors that match the splendor of the leaves. Mmmmm….

But life is about balance and I see those gloomy days as a necessary evil to appreciate the contrast of the bonus blue sky days. I love, love, love it when mother nature grants us a crisp, crystal clear day in the middle of fall and I remind myself that without the cool cold rains I wouldn’t get to live in this amazingly lush green place, with its amazing colors and diverse geography.

One would think that as a lifelong Oregonian I would be used to all this and merely accept it or like many people do, actually long for it, but I’ve just learned to appreciate the contrast. After all, life is often about accepting the things we cannot change and I’ve learned to accept my love hate relationship with fall.

A fine ballet; Or selling to buy new construction.

Past clients, Yoni and MJ called me up this summer after having decided they wanted to move, and they wanted NEW. We decided that the market was sufficiently flowing so that we could find a new property, write it contingent on the sale of their current home, and start the “ballet” as I call it.

Because of the nature of my specialty in ‘period-perfect’ or ‘mid-century’ home, new construction isn’t something I have a ton of experience in. We might be touring half completed homes, or just looking at spec sheets of what a home ‘should’ look like. We might have a lot of say (picking finishes or floor plans) or very little (plans and finishes complete).  It’s a different beast and the time-line is unsure — there are a dozen contractors needed to finish a job and one General Contractor to orchestrate them all. Trust in that GC is paramount, or many a sleepless night is inevitable and as much as you’d like to think a newly built house would be built to perfection, they certainly aren’t! A punchlist might be longer than the repair list on a 50 year old home!

We had a fun time shopping new homes in the SE area. There are interesting options and some dreamy sites to choose from, and everything is so clean and tidy. The family settled on one in particular that we were able to get under contract contingent on the sale of their property.  We then rushed to put their home in Brentwood-Darlington up for sale. And then the market slowed.. (I was receiving so many price reduction emails from other REALTORS®, I had to put a filter on my Gmail!)  We were hit too, and it took much longer and far more work than anticipated to find the right buyer for the seller’s home. This caused a lull and riveting intensity in our ballet — an urgency to obtain the new home the sellers dearly wanted!  Could we do it? OH the pressure! (Cue musical crescendo here!).

Alas, YES, we did find a buyer and he was incredibly easy going, the timeline couldn’t be more perfect if we could just make it stick.  The next act in our ballet was reviving the purchase of our new construction home — including inspection, repair addendum/punch list and a TON of completion work for the GC of that property, all running concurrently with the inspection and repair negotiation and repair completion of the seller’s current home! (Imagine Swan Lake when all the swans are busy flitting about).

Every step needed to hit perfectly:  I fretted, I planned contingencies, I texted and bothered everyone at wee hours in the morning!  One house needed to close within days to fund the other (enter: Title and Lender/Underwriting), the sellers needed rent back (but how much?), all work needed to be completed before possession (stage left: GC and his minions, stage right: my clients and our bevy of contractors)!

Every dancer had to play their part or chaos would ensue. And instead, (cue a relaxing music that lulls the audience into a peaceful sleep) the sellers moved into their new home on time, the buyer took possession of his home as expected, nobody was homeless, everyone was happy! Luckily, only the new refrigerator was delayed!!

Fall Back… in Love with Color

We’ve fallen headfirst into fall, people. Happy Daylight Saving! (??) It’s hard to believe we are just a few weeks away from the hustle of the holiday season; I’m looking forward to hosting our annual Thanksgiving Day feast and am always open for new recipe recommendations, wink wink.

I’m also ready to do a little something at my house to give it a fresh new look in time for the holidays. We’re going to be doing a full bathroom remodel eventually (add another sink, change up tile, storage — key words: 3 boys + me in 1 bathroom), but I’m going to start with a new paint color. And whenever I need help with color, I reach out to my friend Kristin Van Buskirk. She’s not only a talented designer and color expert, she opened a local favorite shop, Woonwinkel.

Support. Educate. Prepare.

People often ask real estate agents, “When is the best time to buy a home?” Due to the emotional nature of home buying, my honest answer is “when you are ready.” Many people will answer back, “when will I be ready?” Being ‘ready’ means being supported, educated, and prepared. To get there, follow these three simple steps:

  1. Support – Hire a real estate agent. You don’t have to go it alone! Leave it to a pro to [see #2 & #3]
  2. Educate – Get to know the market. Get to know the process.
  3. Prepare – Discuss your needs. Get pre-approved. Know your budget.

So what happens when you are all of those things and then….Life. My latest transaction proved to be filled with unnecessary complications. It did not seem like the talked about issues were the actual issues. But we got through them. We held strong through the actual process by educating and communicating with all parties involved. Or so I thought. The two people who needed to be talking the most, my buyers, were not. And real life entered the transaction at 5am the day of signing when I received a text saying buyer 1 was leaving buyer 2 and they wanted to terminate the transaction.

Which brings me back to step 1: support. Instead of freaking out, I became a sounding board for each of them to explore their options in depth. I stayed calm and was not attached to any particular outcome. Our jobs as REALTORS® is to facilitate the home buying and selling process and be of service to our clients, not to pressure or tell our clients what to do. I asked leading questions to guide them through their feelings back to their original intentions and future desires. We talked at length about multiple scenarios until they each felt empowered to make the best decision for themselves. After it was all said and done, we went to the signing and they closed on the house. What I am most grateful for is the trust they instilled in me to be the support they relied on during their process and beyond.

Whether its separation, divorce, death, illness, or birth, life changes can happen right in the middle (or end) of the other major life change of home buying. Finding the right agent you can trust to support you through, is key to a successful transaction. Ready or not, let’s go buy I house. I got you.

Portland Neighborhoods for First Time Buyers

Lucy and Nick were newly engaged, first time home buyers.  They wanted a home that had the potential for a short-term rental, so a walkable neighborhood was key in attracting guests.  And like so many other first time buyers, their budget was capped at $500k.

Did I mention that Lucy started taking care of my daughter when she was three months old?  And that she’s also the kindest person on the face of the planet?  So yeah, it was important for me to find her and Nick that perfect home that also helped them generate income as they embarked on this exciting next chapter.

We looked at a lot of homes in a lot of great neighborhoods.  Here are three of my favorites (note: there are others!) for first time home buyers looking for a good buy in Portland:

Arbor Lodge:

Located in North Portland, Arbor Lodge is flanked by I-5 and the Max line, which provides easy access to downtown and other Portland neighborhoods.  Boutiques, bike shops, restaurants, and coffee shops offer great walkability, and tree-lined, quiet streets make for a close-knit community feel.

Kenton:

Also in North Portland, Kenton is up-and-coming, and still has that old Portland feel.  On the Max line and home to some great restaurants and coffee shops, it’s one of my favorite spots to pick up one-of-a-kind vintage goods.

Woodstock:

Woodstock is an inner Southeast neighborhood that is family-friendly with great parks and Portland staples like New Seasons recently added.  It’s also a commuter’s dream, close to downtown and a quick drive to Milwaukee and Clackamas.

Eventually, we beat out multiple offers on a 4 bedroom, 3 bath home in Arbor Lodge.  It has a basement perfect for Airbnb guests that want to experience authentic Portland.  And it was all theirs for under $500k, plus a generous credit that was negotiated during repairs.  Arbor Lodge is so lucky to have them!

Perfect Halloween home…Pillory included!

Actual item in the basement!

I received a call from an unknown number.  It was the daughter of a previous client asking about a property that her partner had wanted to purchase.  It was a behemoth!  Over 5300 sq ft of “home” and a large 12,000 sq ft lot.  It was owned by a church and used as a church, then as part of the school, then again as a temporary church for other communities.  Over the years it fell in disrepair and was not used for several years.  There were roof leaks, overgrown landscaping, broken windows, used syringes, and of course a scary basement in which we found a Pillory.  We’re not really sure why it was there; and we didn’t ask.  But there was something about this place that connected with my buyer, Jesse.  It needed a bathroom to make it a residence and multiple upgrades to the furnace, electrical, plumbing, roof, and even the sewer…YAY!!!  Even with all of these “issues” it felt right.  We had multiple bids for all of the item’s to make it “livable” for him and his family but also for it’s intended purpose.

Jesse and Melissa are artists.  They have been making and selling art for many years now and were renting space on Burnside for their gallery and studio/art school:  TRUE MEASURE GALLERY.  I’ve had the pleasure of hanging with Jesse and Melissa and see their passion in what they do.  The new space will be big enough for their home and new gallery as well as storing hundred’s of paintings.  Abundant classroom space and a great location in SE Portland off of a main road all just “fit”.  And no the Pillory is not for sale (but they may rent it out for Halloween)!

From a young age I have been haunted by my need to find something that i was passionate about.
In 2012 during a time of my live that I had voided myself of emotion
I started painting one night as if someone had whispered in my ear that I should.
Passion came inside me and I made a mess of my canvas, shattering glass, pouring paint, using my hands as the brush.
I continued to paint every chance I got, using broken objects as inspiration.
I finally felt I had a reason to take action in my life and over the next year made changes with out hesitation or fear.
Once I was free of the parts of my life holding me I started painting everyday with acrylic, oil pastels and pencil mostly on wood.
Without the influences of any art background or art knowledge all my paintings came from within, refusing to finishing a piece until it made me happy. –Melissa

  

Nice wood!

It was love at first sight for Rachel and this perfect little ranch. Located just a few mins from Woodstock for well under $300k, how could you not be in love?! 

Believe it or not, this house was on the market for almost 50 days with three price drops! It’s like it was waiting for just the right person to see it’s potential.

Here’s the thing. Upon entry, the entire main floor was tragically covered in a tight crunchy blue carpet. Thankfully, Rachel could see beyond the crunch and peep the potential of the beat up oak hardwoods that lay below.

However, once we ripped up the carpets we realized only half the space had oak floors. The other half was particle board on subfloor. “Oh damn! You should really get a floor contractor in here. This is way too much work.” I admit, I thought this problem could only be handled by a pro. Ye of little faith.

Rachel had a different approach. She drove right down to lumber liquidators and not only did she refinish the current floors, she also installed all new oak on the other half! “Wood” you believe it?! Sorry, couldn’t resist.

Steve’s third condo

I just want to say “congratulations” to my longtime client, Steve.  Steve has been living in a condo on the Columbia River for about 10 years, but he decided that it was time for a change.  He knew exactly what he was looking for and this condo on the Willamette was the first – and only – one that he looked at.  It was one and done!  It wasn’t actually that easy, though.  It’s a great condo in a great location and there were multiple offers.  Steve hung in there, and now he is about to move into the condo that is perfect for his new lifestyle.  This is the third condo that I’ve helped Steve buy in 20+ years and as always, I’m looking forward to seeing what he does with his new place!

Albert and Charles’ New Home

Albert, a friend and fellow rugby player with the Portland Lumberjacks, had lived in his one bedroom, classic Buckman condo for 11 years and he, and his partner, Charles, were at the point where they needed more space to grow as a family.

With dreams of barbecues in the backyard, relaxing evenings spent in the hot tub, and sharing meals with their family & friends in the dining room, they started their house hunting process.

This would be Charles’ first time as a homeowner, and more importantly their first home together, so we wanted to make this as exciting and positive an experience as possible. We saw quite a few properties: mold castles, critter dens, and our fair share of ‘underwhelming’; they had all but resigned themselves to the prospect of a “fixer” that still left a lot to be desired.

One Sunday I got a text from Albert saying they wanted me to go and see a home they had checked out at an open house. I went over and was delighted to find the home was pristine and preserved with tasteful fixtures and Albert’s most important criteria: level floors.

The home was “priced to sell” with warning signs of multiple offers. Knowing that this was the right home for them, Albert and Charles made the decision to submit a bid above ask and the seller responded with an accepted offer.

I can’t wait to see how they make it their own!

Two birds, one stone

For these two love-bird buyers, they killed two birds with one stone on closing day – their first home purchase and an engagement.

As they got the keys and went to the home for the first time as new home owners, a proposal was made on the front porch. What a double whammy! And what a fantastic first memory for the home. A very big cheers to you.

You know, all of those usually seemingly cheesy quotes that we refer to when we need to feel relief? Well, hello, those are real.

My sweet client, Lynn, was put through the ringer with a crazy appraisal scenario that ended up pulling a deal apart. It was a doozy. After being back on the search for a while though, a home popped up that seemed like a pretty obvious fit. Lynn wanted to be close to her son in Happy Valley, needed space for her aging mother who will be moving in, and wanted a home that felt charming and cozy, yet move-in ready and not leaving her with projects to boot. She got it all! She is now a Milwaukie dweller with a spacious, single level property, an open kitchen to the dining area, beautiful wood floors, and some seriously special beveled glass windows.

Lynn brought her game to the table and beat out 3 other offers on this home. We played with a few different details to make her offer shine and one thing that set us apart was communication! After some conversation the listing agent let us know the sellers were having a hard time getting rid of the old Organ in the garage- Lynn agreed to take it and they were thrilled! Always talk it out when you’re trying to make things happen in real estate. What is business without communication, anyways?

All of this in mind and still, I feel like the winner in the scenario was me. Shopping with Lynn and Chris was a delight and I’m looking forward to keeping in touch down the road. Welcome home!

Could you wait this long?!

After 18 MONTHS, 6 delays and endless patience on their part these wonderful buyers finally got their keys!!

The son of one of my oldest friends from Jr. High and his lovely wife fell in love with some new construction out in wine country. While they knew that it would take awhile for a brand new home to be built, the permit process took far longer than we anticipated causing a chain reaction of delays that put us well over the year mark. Our patience was tried multiple times, but the buyers were able to roll with things in a way I’ve never seen. I kept texting my friend (his mom) and thanking her for raising such an even keeled son! But at the end of the day they have a beautiful home and are so excited to get moved in and settled down with a new litter of puppies that were born during the final delay. I’m just not sure which will keep them busier…the house or the dogs! 🙂

Let’s Run it Back

My first repeat client! Technically, they’re Jake’s great friends, but we’re two years in and it’s looking like Jake and I are in it together for the long haul.

Andrew and Kelly were the first clients of Jake’s that I met when we started together. We did not spend a lot of time together, but could immediately tell they were good people. Fast forward 2 years to today and we’re closing on their new home, closer in! Their model is what we preach to our clients. Buy when you can afford, but don’t take on more than that. We got them a cute AF ranch in Foster Powell for a very affordable price. Knowing the style of these two, the ranch is going to look rather different by 2019.

A huge congratulations to Andrew and Kelly, thank you for coming back and trusting Jake and I with your home search!

Chickens Seal The Deal ?

Newlyweds Elizabeth and Matthew moved up to Portland from Southern California in search of a place to call home to start a family.

After combing through Milwaukie, we found an adorable ranch style home, with an incredible outdoor space. It was apparent the homeowners took pride in the upkeep of their home… as well as their beloved chickens.

Hearing that there were other -even higher- offers in hand, we knew we had to use any and every tool in order to ensure an accepted offer. Seeing and hearing how important the chickens were to them, but also knowing the sellers had to leave them behind, Elizabeth and Matthew wrote up a letter to them, and in the letter they mentioned how well they would take care of the chickens… and little did they know, that would do the trick!

The transaction -like any other- had it’s wins, and challenges. Elizabeth and Matthew handled both with understanding and grace. They knew that whatever was going to happen, was how it was meant to be -which is a rare but incredible attitude to have as first time home buyers.

At signing, as some jitters were kicking in once documents were almost complete… the couple was put at ease when their wedding song “Build This House” began playing through the main speaker system at random. It was one of those surreal moments that feels like it only happens in movies. All of us in the room got a bit misty eyed (because who wouldn’t??) and celebrated their massive and awesome success with spirits, and a photo to document such an amazing moment.

Elizabeth and Matthew are so excited to begin this new chapter in their lives in the perfect starter home… with 5 new chicken friends!

No money down, no problem

Today, in addition to keys to a new home, my buyers also got $2,909 at closing.

How did these buyer’s get money back?

The buyers reached out to their local credit union to happened to to have a 0% down loan.  A 100% loan-to-value (LTV) loan is not common.  At least not anymore with the big banks.  These types of loan used to prevalent back in 2005.

The buyers criteria for their new home was a bit of a unicorn as well. The goal: Find a 4 bedroom home with a price tag under $300,000. The home also needed to be as close to Portland as possible. Chris and Tanya have two young kids so any home has to be in a decent school district. Additionally, it needed to be in good shape and be financeable.

After looking in Portland, at homes that needed serious amounts of work, Chris and Tanya realized they had to look in Vancouver, WA. Homes are just more affordable in Vancouver. However, the options were slim. Less than five homes that were for sale  under $300,000 and only two that were financeable.  On a sunny September day, the housing God’s gave us the perfect house. Located in the Hazel Dell area,  the home is adjacent to a more expensive neighborhood, walkable to schools as well as shopping and just minutes off I-5.  Plus it was under budget, listed at $275,000. We sped over to go see this house.  After  our viewing, we made the quick decision it was the right fit.

We made a slightly over-asking price offer and asked for $5,000 in closing costs.  Chris and Tanya did have to put money down for earnest money, which was 1% of the purchase price. So there was initial out of pocket was $2,800.  The stars were aligning. It truly is the right situation. The sellers had just moved overseas and the space is perfect for my buyers. After making an offer we had to wait a little longer than preferred for a response. That was due to time difference of the sellers being overseas. After two days, we got a response. We were accepted.  YAY!!

Within a matter of an hour after our offering getting accepted, we had our home inspection set for the next day.  The home had some unexpected issues. The sewer had root intrusions, the chimney needed some work as it was starting to crumble in spots, the roof needed a little work as well as the gutters.  We got bids and were surprised at the costs. The sellers wanted to get their own bids and found the costs to be in-line with the bids we provided.  The sellers agreed to do all the repairs. YAY!  Win#2!

The next obstacle is the appraisal.  We had been looking at homes, which were not as nice but in the same area, we were not concerned.  The appraisal came back quickly and over the asking price of $280,000 as well! Win #3!! All repairs were completed quickly. Loan documents were delivered earlier this week.  I received the closing statement and my clients are getting a check  back for $2,909.31.

Winter is Coming…to Mount Hood

It may be hard to tell from this beautiful Indian Summer we’re having here in Portland, but Winter. Is. Coming!

And my clients are ready for a magical Winter wonderland on Mount Hood. Picture it: an idyllic Govy (Government Camp) condo complete with an open loft, a renovated kitchen, and a wood burning fireplace. Time to break out the peppermint schnapps and hot cocoa!

When I received the text late one Sunday evening with a link to a Govy condo I knew this would be a one and done transaction. Meaning, my returning clients are considerate, know what they want, go-getters, who don’t waste time or energy. In other words, a dream team!

We made our way East to Mount Hood one beautiful afternoon, scouted a few other properties to compare and ensure the condo was the one and low and behold, it was! Other than wanting a stellar second home on the mountain, walking distance to shops and bars and a quick jaunt to Timberline Lodge, their need for the condo came with a purpose as one of them is to be a snowboard instructor at Timberline this winter. (Say hi to Donald if you find yourself on the mountain!) The recently renovated condo was in pique condition and we soared to the finish line in a matter of weeks.

Quilter’s Haven in Eastmoreland Heights

Meet Connie and Waldo – a lovely lady who loves to quilt and her very tall (think 4 ft high) and furry dog, Waldo.

Connie often get’s the question “What’s Waldo?!” She’s not exactly sure because he is a rescue dog, but he sure is sweet. Connie and Waldo are moving to Portland in order to be closer to Connie’s daughter’s family – she will get the pleasure of helping care for her darling Granddaughter.

Connie wanted to look for a home in close in SW, Sellwood or Eastmoreland. She wanted to be close enough to her daughter’s family in Burlingame and also make sure she had plenty of space for her quilting hobby, as well as a nice yard for Waldo. Having been to a few open houses previously, Connie knew of a few homes that she liked. We spent a few nice days together seeing all of the homes on our list. After getting out-bid on a brand new listing that seemed like the perfect home, we happened upon another open house that was also a great match for Connie.

A darling bungalow with two nice bedrooms and a bathroom on the main floor, a nice kitchen with an eating nook and a lovely yard, this home also had a newly refinished basement that was exactly what Connie needed for quilting. Light is very important in Connie’s work, and this home had some natural light in the basement, along with plenty of new overhead lighting. It was perfect! This time, Connie’s offer was accepted right away and everything fell quickly into place.

The Unicorn

Casey and Joe have been dear friends of mine for a couple of years, and when it came time to find a new home for their growing family, I was thrilled to help.

Joe is a teacher and had the summer off, so we exhausted ALL the options. We considered fixers, new construction, flips, small yards, huge yards, low price, high price, Northeast, Southeast… we were on the hunt for the unicorn. The home that had all the criteria they needed, with that special quality you can’t quite put your finger on. The unicorn.

We didn’t find it this summer. Fast-forward a couple of months, after end of summer vacations, and school years started, and we resumed our search. This time, we new there were only a couple of weeks to make this happen, otherwise we’d hold off until 2019. Joe and Casey loaded up their two littles, and we headed out on a Saturday tour, exhausting the inventory. We mostly looked at homes that they had on their list to see, but I added in a few surprises. The last home on the tour was my sleeper home. It was the one that I had a really good feeling about, but wasn’t quite sure it would be as good as advertised. We all walked in, and I immediately got chills. Joe and Casey went silent as the kids ran around the house and outside to the incredible backyard. It was the one. It was the unicorn.

Sullivan’s Gulch: An American Horror (Love)Story

I’m not sure if it was the black and white contortionist artwork in the entryway, or the braided locks of human hair displayed in a glass cabinet, but this hypnotic craftsman in Sullivan’s Gulch was love at first sight.

The decor flirted with creepy, yet I immediately developed an American Horror Story crush on it. It’s not often that I come across a home with black high-gloss walls and textured patina ceilings. It’s even more unusual to be seduced by one.

In contrast with the moody interior, the lush back yard is an urban oasis. Snaking its way up the siding, an ancient wisteria with a thick, ropey trunk slithers toward the second floor. And although located close to busy streets, traffic noise is soothingly ambient.

My creative clients silently explored the 108 year old house and eventually one of them said, “I think I love this house.” We were still there two hours later. It was like one of those amazing first dates that lasts for hours, but with a house.

I hand over the keys to excited buyers tomorrow. Hopefully, this budding romance will last for years to come.

3 Reasons Why Most FSBOs Fail

Do you really save money by cutting out the commissions?

In the age of Zillow and Redfin, who really needs an agent anyways. After all, it can’t be that hard to take photos and put a sign in the yard. We can save ourselves 6 percent in commissions if we just market the home ourselves. 

Most of us have heard the mythical reasons that FSBOs attempt to sell their home without an agent. Very few are successful and many fail and learn how tough it is to sell a home for market value. For many, the sale of their home is their largest transaction. It’s like calling up your surgeon and saying “Hey, I appreciate the consult but I was thinking I would do the surgery myself. You know, to save on the costs.”

Still, a 2017 study showed that about 36 percent of FSBOs try to sell their homes without an agent. Interestingly enough, many hit roadblocks and eventually hire an agent. Of all the FSBO attempts, only 11 percent of sellers successfully complete the transaction.

Why sell your largest asset without the guidance of a professional?

Diving deeper, Zillow research that without an agent, sellers think they will

  • Save money (57%)
  • Save time (36%)
  • Know their home better than any agent could (27%)

Let’s look into the reasons by FSBO’s fail on their own.

 

1) EMOTIONS GET IN THE WAY

How would you feel if you got a low ball offer on your home? Many FBSO’s have a hard time separating their emotion from the transaction. They are easily insulted by buyers offers. Having an agent, creates a barrier between the buyer and seller, which allows for objectivity in reviewing offers that come in. Agents can use feedback from buyers constructively, while hearing your home smells bad, puts the seller directly the line of fire. Many brokers know that going up against a FSBO is often a great way to get a buyer client a good deal.

 

2) THEY SET THEMSELVES UP FOR LEGAL LIABILITY

Many sellers are so focused on saving money on the commissions, they do not factor in the cost of legal liability they are taking on by representing themselves. We are all humans and we all make mistakes… One slip up on the advertising, such as stating “wood floors” when in actuality the floors are wood veneer, could be a very costly mistake.  More than likely, the seller would be responsible for paying the difference, or worse, for replacing all the flooring to hard wood. So much for saving on commissions!

As brokers, we have errors and omissions insurance to cover our mistakes. And given our experience, we are less likely to make them in the first place. In a litigious society, more than 6% can easily fill the pockets of a persuasive attorney.

 

3) FBSOs SELL FOR LESS!

Perhaps the greatest reason of all to list with a professional is that your home will sell for more! A 2017 National Association of REALTORS® Profile of Home Buyers and Sellers uncovered that 8% of sellers were FSBOs. The typical FSBO home sold for $190,000, while the same type of home listed with a broker sold for $249,000!

Furthermore, another 2017 study released by automation valuation model (AVM) found that homes sold by REALTORS® and homes sold by owners netted the same amount. The difference was the seller had to do all the work and have all the headaches.

1925 Was a Good Year

Danielle and Aaron were ready to buy their first house and they wanted to work with a Living Room agent.

They called the office, we arranged a meeting and started looking at homes right away. They allocated plenty of time, because they had heard all the stories about months of looking and losing out after multiple offers. But, the stars aligned. I think we were all a little surprised when they found this sweet 1925  craftsman, in the neighborhood they wanted, in  under 10 days. Here’s to years of sunset views from the front porch!

Just Sold in Newberg!

I met Kenny when he did the electrical in my husband’s studio. He asked if I would help him sell his rental in Newberg.

Every time I saw him after that conversation we’d talk about getting his house ready to list. He had a “friend” living there, who in exchange for rent was getting the house ready to sell…… for like SIX MONTHS!! He finally said enough and had to remove the “friend” from his home. Once that happened, he got a crew hired and within two weeks was ready to list. Thankfully, the updating and repairs he completed made the house easy to sell. Seeking and finding a little mid-century cutie in the Rose City Park/Montavilla area

About 2 years ago I worked with a wonderful buyer named Ryan. Ryan bought one of the cutest houses in Portland- a little cupcake ranch in the Rose City Park area that was cute and sweet and perfect in every way. On the day that Ryan found his magical house, he brought along his good friend Cory, and that was the first time I met her. About a month and a half ago Cory contacted me because she was now ready to buy a house. We met up for coffee and she shared that she wanted to buy a house just like Ryan’s- a little one-story mid-century ranch in the Rose City Park/Montavilla vicinity.  She was living with 5 roommates in a house with only 1 bathroom so the idea of owning her own little slice of homeowner pie was looking more dreamy by the minute. The following day she hooked up with a lender, and by the end of the week she had her pre-approval and financing in order. The following weekend, Cory went to a couple of open houses, and then I showed her a few more homes for sale. And lo and behold, only one week after we met for coffee, Cory found a version of Ryan’s house only 9 blocks away. The house had been on the market for nearly 3 months, and the seller had come down $50k from their original price- which was below $400k to begin with. And because we have turned into a buyer’s market for those houses who probably won’t win a beauty contest, Cory wrote an offer with no competition and had it accepted. The only issue that came up in the inspection was the need for a new sewer, and the sellers agreed to a credit for that.  With a little grooming, some paint, carpet removal to expose hardwood floors, this small and sweet 3 bedroom mid-century has so much potential to transform into it’s cupcake.

Everyone has been talking about the market slowdown and how much things are changing, but I’m just heading into my busy season.

For whatever reason, I sell lots of homes to young families in the fall/winter! One change I HAVE been noticing, however, is a shift in the popularity of Southwest Portland. In 2016-2017, I was mostly working in N and NE, but now, I’m all Multnomah Village/Ash Creek/Hillsdale, ALL THE TIME. It’s actually been pretty nice since I live in Garden Home.

Gavin and Jackie (and their adorable little girl!) were searching for a home in the perfect SW location – walkable to shops/restaurants, in a good school district, at least three bedrooms and not too many immediate fixes. After backing out of one sale due to a poor inspection, we found this gem near Gabriel Park and the SW Community Center! SCORE!

A condo in the Pearl is perfect for city life

When we met Mark & Anne a little over a year ago they were dreaming of escaping the suburban lifestyle they had been accustomed to for the last 20 years.

They were ready to make a big change! They wanted to sell their home in NW and find an apartment in the city. Anne wanted to be able to walk to her office or take the street car and Mark wanted to have a grocery store and amenities right outside his front door. They were willing to give up their extra car and their home ownership responsibilities for a smaller foot print in the city close to everything. Once their home was sold they landed in a high rise apartment in the Pearl district. They loved the apartment and the lifestyle so much they decided they wanted a condo of their own. The wish list for the condo was spacious, city views and a similar awesome location as their rental. After riding the street car, walking the Pearl blocks and exploring all the condo buildings, Mark and Anne knew they wanted to live in The Henry building. After reviewing the architect’s plans of the Henry building, Mark and Anne got super clear on the exact floor plan they wanted in the building. In no time at all a condo on the 13th floor came on the market that fit the bill. Mark and Anne didn’t waste any time and we got it under contract for them right away. They couldn’t be more excited to move into their new home and enjoy wine from their balcony, shopping locally and visiting the theater all within a stones throw.

Thinking of the future with Green Canopy Homes

After 12 years of living in one of Laurelhurst’s most romantic craftsman homes Lori was ready to make a move. She and her daughter Stella were ready for a big change.

Out with the old, as charming as it is, and in with the new! She wanted a newer house, one that was super energy efficient with as many green building aspects as possible. She didn’t even know it yet but we would even find her a house with solar panels and an electric car charger! She’s thinking of the future of course.

Their building philosophy really aligned with Lori’s values and what she wanted in her new home. The home’s quality and interior finishings couldn’t be beat. Her favorite part of the house was the light-filled, second master suite on the third floor that has a roof top deck to enjoy the beautiful sunsets. As I was giving Lori keys today to her awesome new home, I found out that Stella gets the room with the roof top deck! I see some epic slumber parties in her future!

5 Ways Rising Interest Rates Will Impact You

The federal reserve recently raised the prime rates again this week with the intention to make several more in the coming 12 months.

 

This is how it will impact you…

 

1) Sellers who wait to list may have to wait to sell

We are quickly moving from a seller’s market, where inventory is low and buyers are making multiple offers, to a different market. As interest rates rise, buyers lose purchasing power and demand slows. Soon, sellers are competing for the buyers left standing. It is a balanced market when we have 6 months of inventory on the market. As homes sit on market, costs increase for sellers awaiting offers.

 

2) Avoid new construction, focus on move-in ready homes

Waiting for your dream house to be built may for the same price as a resale is an attractive deal. However, while you are busy selecting countertops, a rising interest rate may push that dream home out of your price range. You cannot lock an interest rate more than 60 days before the home is ready to close, so any delays in construction to be devastating.

 

3) Waiting a few months to buy may mean waiting a few years to own

For every 1% interest rate increase, buyers lose 10% buying power. If you qualified for $300,000 at 4.5%, then at 5.5%, you will qualify for $270,000. Buyers that are right on the margin of qualification may be pushed out due to set Debt to Income ratios for mortgage qualification.

 

4) Paying for an interest rate is worth considering

If you are right on the margin of what you can afford, then buying points to lower your interest rate may be a good idea. Rates are expected to rise to 6% by end of 2019.

 

5) Appreciation will slow as the market balances

Portland has seen year over year appreciation in the 5%-12% range, depending on the neighborhood. Playing catch up with sister cities such as San Francisco and Seattle, has made Portland a very hot market. Sellers truly begin to lose in this situation because as interest rates rise, number of qualified buyers decrease, and appreciation slows. In the end, they have a house that is difficult to sell and the yield grows smaller the longer they wait to do so.

Appraisals Causing A Hiccup

It’s that changing market, time to buckle up and set the needle to Expectationville. 

When Corinna first contacted me she had her heart set on home ownership and hoped to harness those high spirits and hunger into her new found home.  Along the way, we saw duplexes, major fixers, mild fixers, mold havens, and mid 70s fantastic wall paper and carpet. But the one that swept her off her feet was this cute little home. It’s style, location, and size of yard had her heart abuzz, not to mention the oversized detached garage filled her mind with dreams of a possible ADU conversion!!! But along with her offer came the remnants of that 2017 market, and the last gasp (possibly) of multiple offers. So we found ourselves in a competitive situation, consulted over the numbers, and put in our best offer. To her excitement Corinna’s offer was chosen, and after moving through some tough inspection negotiations, the entire process ground to a halt due to a low appraisal. The toughest part was the journey back through price negotiations, and seeing how we could get the seller to agree to a new price. Through weeks of waiting (yes weeks!?!?) Corinna found herself a proud new homeowner, and the lessons learned of the bumpy ride of hopes and expectations as she moved towards her goal of owning a place she could call her own.

I met Kyle at an open house and it was love at first Dovetail (her amazing clothing company who coincidentally took an order to outfit our Living Room Realty Property Management group!). She and the fam were looking for a new home and wanted to be in a very specific pocket of Montavilla where they already have community.

We immediately looked at two homes within a one block radius…both were lovely, but ultimately not “the one”. I sent her a listing another two blocks over that I recently held open a few weeks prior that was still on the market…lo & behold it was the one! A light-filled, gardener’s paradise, in their community, and close to their favorite pizza place. And she saved a cool $50k from what she was planning on spending originally.

A 10/10 Exchange For a 1031 Exchange

During my first week at Living Room, I got a call from my friend’s dad — “Hi Molly, seeing that my son plans on being in Portland permanently, I’d like to buy some property for him to manage and live in. I’m in California and will likely be planning a trip up in August to look at property. And I’ll be using a 1031 exchange.” Not ever having a client use a 1031 exchange before, I did what I do best and got to researching what it all entailed. Turns out, when you arm yourself with some of the best in the Portland biz, a 1031 exchange is a breeze for everyone!

Right away his son and I got to house hunting — taking video walkthroughs for his dad and scouting out property. To the delight and surprise of my client, within a week of chatting we had found the property and a few days later we were under contract for a beautiful retro, ranch in North Mt. Tabor. Having a successful exchange with the listing agent only 3 months prior gave us the boost we needed.

Never having seen the property himself made this a unique situation for my client. Putting his full trust in myself and my amazing mentor we guided him to the finish line seamlessly. Calling my client to congratulate him on a successful close, I was absolutely thrilled to hear we had exceeded his expectations, from the lender referral to the ease of the transaction. Celebrating in Council Crest

It’s a big deal when another agent gives you a referral, especially for someone in your own city. Erin Primrose (another awesome agent at Living Room Realty) referred me to John, her buyer during a period when she needed some coverage.

John and I hit it off immediately and began his house search in earnest. He is an experienced home buyer, and knew what he wanted, especially the location. Proximity to life, trails, and a low-maintenance yard were some of the intangibles (to a structured search anyway)…after visiting several listings over a period of a few weeks, we finally found the one in SW Council Crest!
