Playing Fairy Godmother

Once upon a time…

In the metropolis of Portland, Oregon, two delightful newlyweds were seeking a mid-century modern home to share with their canine babies. We searched high and low and there were many twists and turns on the journey. This would be their first home of their own and the budget was limited and the challenges were great. The available properties were too far away for comfort, so as frustration and disappointment loomed, I made a suggestion.

“Go one step at a time,” I said, and “consider buying a stepping stone home.” “What?! People do that?” they replied. “Why yes…” I explained, suggesting they find the best fit for their current lifestyles and budget.

A starting place

So, instead of going for sprawling, they went vertical and took their 2007 skinny to its highest potential, infusing it with quality touches throughout. Hunting for a Unicorn

I love a good challenge and when Megan and Mali came to me with the goal of finding a family sized home, within their budget, with a half acre lot, in inner NE,  I knew I had a tiger by the tail. Fortunately, we had plenty of time.
We looked for about a year and a half and had some near misses but nothing really fit the bill until. A home in their target location, with a great layout, updated kitchen, play room downstairs and, get this, a .41 acre lot, all for a number within reach. We were on it right away and started to develop a plan to get the home and get good value.
Long story short, Megan and Mali got their keys last Friday and the house appraised over the negotiated sales price. So much winning!!

I met Meghan around 15 years ago (but who’s counting!) Meghan helped me launch my real estate career and we became fast friends. Talk about a sharp cookie – she is one of the warmest, energetic, smart and fun people I know! Fast-forward through the years: she met her now-husband, Justin (he’s equally awesome) and they have 2 beautiful children, Amelia and Tristan!

This is the second time we have worked together. I helped them buy their family starter home in Beaverton several years ago. Happily, this year they were ready to upgrade to their dream home!

The Fitzgerald’s found a gorgeous country home in North Plains with plenty of acreage, gorgeous views, room for ATV trails, a horse pasture and a tractor (which they are excited to learn how to use!). They are thrilled their kids will grow up surrounded by nature and have acres to explore. They couldn’t be happier!

And… the sweet-as-pie ending to this story is the house has a father-in-law suite for Justin’s Dad. We love helping multi-generational families find homes they can live comfortably together in. The benefit to everyone is exponential!

Home Again…

A little over three years ago, Keeley sold her home to move to Sydney, Australia to be with her husband, Eamonn. They recently moved back to Portland just before the birth of their daughter, Harriet, in order to raise her closer to Keeley’s family.

As we started the search it never occurred to Keeley that she would find a home with a nearly identical design to the one she sold.  Ever since she moved out, she missed the vaulted ceilings, the open flow of the floor plan, the french doors off the dining room, and the layout of the upper level. She was so excited to find such a well cared for home that brought back many happy memories of her old house and close to her sister… Less than a five-minute walk! They envision many fun weekends and evenings playing with their cousins in a safe, friendly neighborhood.

Sometimes dreams require dedication and patience. For Erica and Shai, setting their sights on a dream home in the Laurelhurst neighborhood was an act of trust that it would appear. Perfectly decent homes emerged that met some of their needs and it would have been easy to settle for a home that wasn’t quite right. With a resolute attitude, they held strong on their goals. It paid off and then some! They now hold the keys to the 1911 Craftsman (with room for the family!) they were waiting for. 

Lake Oswego Easements

So very excited for my clients who’s offer was accepted on this beautiful Lake Oswego Craftsman. Located in the idyllic Lake Grove community, this 3 bed, 2.5 bath home is one of those homes that you don’t want to leave (I got real comfy during inspections).  It’s cozy and peaceful, and was a great deal because at $875k, it came with a Lake Easement.  My clients wanted to make sure that they had year-round Lake access.

So, what is a lake easement?

Easements provide access to property owners in the City of Lake Oswego who have special deeded lake access privileges.  It’s like a small, private club that allows members to access the lake for water activities like swimming, kayaking, canoeing, paddle boarding and boating.

Lake Oswego Corporation (LOC) owns 20 lakeside properties at various locations around the lake to allow eligible easement members to exercise lake access privileges. Each easement is governed by its own individual set of by-laws and has its own volunteer board of directors, which can be found online.  The people we reached out to during our search were always so helpful and friendly. Facilities and rate structures vary from easement to easement. Some have gas grills, picnic areas and playgrounds, while others have boat slips (these usually come with a long waitlist!) and kayak racks.  Initiation fees range from $500-$3000 and annual fees are typically $225-$1000.

There are over 3,000 homes in Lake Oswego whose residents are eligible to exercise lake access privileges.  Sometimes agents don’t advertise that the home they’ve listed has an easement, but this site allows you to see if a property has access to any easements.  Just type in the home address in the box at the bottom.

Easements can’t be sold or transferred. Lake Oswego residents do also have access to two swim parks, although these are only for swim and operate in the Summer months as opposed to year round.

Nightmare on Elm St.

Okay, that may be a bit dramatic, but it is October, and this one definitely had surprises around every corner. That is not the story that needs to be told because the frustrations, the stressors, and the repairs are now complete, and they have the keys to their amazing new home. Buying a home can present a thousand possible bumps.  We successfully navigated through the ones that came our way. Heidi and Jeff maintained composure, relied on each other, and trusted me to get them there.  It is impossible to predict what handful of bumps will come your way when buying a home. With the right representation, these bumps can be calmly explained and navigated with clear choices instead of reactiveness.  I am proud of our journey from pending to closed because what could have been a real nightmare was instead stressful bumps on the way to homeownership.  Congratulations!

Happiness is what matters…

Deb and Bernardo loved their SW home with lots of space for family and friends to visit, but recently they discovered that Deb’s headaches were caused by elevation.  What? They only lived at 300 feet… This greatly reduced their options, but her health was what mattered the most.  We focused on the South Waterfront and worked through all the different options condos provide, struggling to decide if they would be happy with such an extreme downsize.  They were close to renting until we stumbled upon the most amazing unit!  Deb’s face lit up when we were there.  Beautiful views, lovely building, and under 100 feet!  Although it was much smaller than they wanted, Bernardo conceded knowing Deb was happy.  Such amazing people!

Sherwood Score! $75k under original list price

The market has been softening, homes have been sitting and prices have been dropping. But, some are still nervous to write under ask (the list price). This Sherwood cottage is a lesson in always writing! If the Seller is eager, they will often counter. Especially in this market.

My clients loved this Sherwood cottage. It had been renovated after a recent fire and the finishes were STUNNING. Especially for a star baker (like my client!).

Feeling the Love in SW Portland

Congratulations to Robin and Dave!

I must say, this transaction was so heartfelt and sweet, it confirms that I have the best job on earth!

I recently had the pleasure of helping my client Dave sell the townhome I helped him buy a few years ago, so he and his girlfriend, Robin could buy a house together! I’m overjoyed for the two of them!

Small town kids grow up together, and stick together like family; we trust each other and have a bond that lasts a lifetime. David and his family had decided to move back to the Portland/Vancouver area for his his wife’s job and be closer to David’s mother. I am always honored to be chosen as someone’s REALTOR®, it’s an additional bonus when we’ve grown up together. We went back and forth about the difference of Oregon and Washington, the schools each area had to offer their three beautiful boys and the congested commutes to avoid. Originally from the East Coast, Drew and Jackie are relocating to Portland from Europe where they have been living and working for almost a decade. All in all, they were decisive clients and we quickly got them into contract on a well crafted, newer home in NE Portland. On the day of their home inspection, we decided to debrief over lunch at Tamale Boy on Dekum. The meal was amazing (!) and inspired us to start talking about our favorite restaurants and I quickly realized they are definitely moving to the right place!

Catching Good Feels in Mt Scott-Arleta

We started off munching on authentic tacos at the Portland Mercado, dreamed of a picnic in the lush Mt Scott Park, then to found the quintessential house that Jeff and Caitlin knew they loved from the minute they stepped inside. That feeling was like finding a pot of gold at the end of a rainbow!

Jeff and Cait found Kristin and I online. Kristin’s Filipino background was our first connection as Jeff is from a Filipino family. During our first video call we instantly caught good feelings about working together. We just needed to find the right house in time. Jeff and Cait are a sophisticated, cool and a collected pair with a keen eye for a good buy, and dang! Did they get a good buy!

When we came across the right house, I’ll never forget how their faces lit up. There was an excitement in the air. This revived American Foursquare fit their wants and needs very well. The entry room had an inside/outside feel which looked out onto the large front porch. The remaining of the interior, was so beautifully redone that it was hard to pass up.


We are so glad our lives are intertwined and that through this process we’ve each gained two amazingly talented friends. I’d say, we caught the good feels with these two and the house was the cherry on top.

 

Stop Wondering What Your Budget Is & Get Pre-Approved!

I have met with three new buyers this week all just starting out on their home buying journey. They all want to know, where do we start??

In the Portland market and many markets throughout the country, the number of buyers searching for their dream homes outnumbers the number of homes for sale. This has led to a competitive marketplace where buyers often need to stand out. One way to show that you are serious about buying your dream home is to get pre-approved for a mortgage before starting your search.

Even if you are not in an incredibly competitive market, understanding your budget will give you the confidence of knowing whether or not your dream home is within your reach.

Freddie Mac lays out the advantages of pre-approval in the ‘My Home’ section of their website:

“It’s highly recommended that you work with your lender to get pre-approved before you begin house hunting. Pre-approval will tell you how much home you can afford and can help you move faster, and with greater confidence, in competitive markets.”

One of the many advantagesof working with a local real estate professional is that many have relationships with lenders who will be able to help you through this process. Once you have selected a lender, you will need to fill out their loan application and provide them with important information regarding “your credit, debt, work history, down payment and residential history.”

Freddie Mac describes the ‘4 Cs’ that help determine the amount you will be qualified to borrow:

  1. Capacity: Your current and future ability to make your payments
  2. Capital or cash reserves: The money, savings, and investments you have that can be sold quickly for cash
  3. Collateral: The home, or type of home, that you would like to purchase
  4. Credit: Your history of paying bills and other debts on time

Getting pre-approved is one of many steps that will show home sellers that you are serious about buying, and it often helps speed up the process once your offer has been accepted.

Overlook Decolow: When Bungalow and Deco Meet

Chris and Andrea are transplants from Los Angeles and after settling in the Pacific Northwest for the last six months, were sold on Portland and ready to start looking for their new home: what would turn out to be a 1942 Overlook Bungalow with some serious Deco flare.

Duplex Dreams in Wonderland

Congratulations to my clients Edna and Rich, on their sweet duplex purchase on SW Cheshire Rd. in Beaverton!

When I was originally approached by one of my client’s informing me that her mother was interested purchasing a duplex in the greater Portland area and was open to anywhere from Gresham to Forest Grove, my eyes got a little wide thinking about where to start.  After some strategizing, I realized that the large scope of area simply opened up our possibilities in finding the perfect place. Her mother, Edna, had recently relocated from Hawaii, was living with her family, and was hoping to eventually move in to the property down the line. Not only did we need to find a property that had investment income and potential, but it needed to work for Edna’s purposes at some point as well. Fast forward to the Tour de Portland Multifamily and if you have never gone down this path, I will be brief. You are lucky to get in to see a property before you have to write an offer. Many properties have extensive deferred maintenance issues that will need to be addressed. You are lucky to get accurate financial information and you need to look at CAP (capitalization) rate information with a fair amount of skepticism concerning their accuracy. Realizing we needed to increase our potential purchase price to net better properties, Edna brought on an investment partner from Hawaii, and it is here where Rich enters the picture. Now sporting an increased purchase price ability, we increased our search parameters and began seeing more appealing properties as a result.

After several written offers on properties that were “Subject to Interior Inspection” and promptly running the other way, we found this gem of a 6 Bedroom, 2 Bathroom located in an area of Beaverton some folks refer to as “Wonderland” or the Looking Glass Neighborhood, due to the colorful street names in the area, such as Mad Hatter Lane, Alice Lane and Cheshire Rd. This property was a corner lot on SW Cheshire Rd. that featured a newer roof, newer sewer line, and was great shape compared to many of the properties we had looked at previously.  We had some competition to get this one in the form of offers including one aggressive competing cash offer, but my client’s listened to my advice, stepped up to the plate and put their both feet forward and it paid off! We were in contract and now began the process of evaluating the investment information, began the inspection process, all while navigating around tenant’s who were hoping nothing dramatic would change as ownership did.  We thankfully had Edna’s daughter, EJ, as our point person for keeping us all on the same page during the transaction and things moving along. There were a few delays during the inspection process that required second opinions and some holding of our breaths, but when we made it through in once piece. Now Edna and Rich are the proud owners of this Beaverton property and a step on their way to their investment dreams.

I recently had a great experience helping one of the coolest ladies in Portland buy her first house! Cissie is sharp, kind, effortlessly cool and plays bass in a band called The Stops. She found a super cute single level ranch on a quiet street in NE Portland’s Hazelwood neighborhood with fruit trees and a big yard.

Also, because Cissie doesn’t drive, this transaction got me thinking about Portlanders who live without a car and are buying a house on a tight budget. Through the process of showing her houses and neighborhoods, I gained a lot of knowledge around which outer neighborhoods are best for car-less commuters. Compared to most, Portland is a wonderful city to have a car-less lifestyle. The commute might be soggy from time to time, but definitely do-able. If you ask most people where a good place to live without a car in Portland might be, you might get an answer like: The Pearl or close in parts of the city. But prices are sometimes steep in those areas and competition is high. What I noticed is that parts of the Eastside as well as parts of North/Northeast Portland are perfect for public transportation and bike commuters and the price point is within reach for a lot of first time home buyers!

Qian and her mother Amy ventured into real estate together 5+ years ago by purchasing a lovely NE Portland home on a huge lot. Together they built a fabulous ADU for mom and enjoyed being together for several years. Emily is the coolest! I met her through my assistant, Jasmine, who met her years and years ago while both of them were working hard to grow in their careers and bartending on the side. These days, both have hit their stride professionally and Emily is now an Environmental Engineer and killing it in her field! 

Emily is a laid back person, an avid bicyclist and came to us looking for a sweet little house in N Portland. She lived with roommates and loves how financially beneficial that living arrangement can be. Her list of needs was very reasonable, said she could live with any kind of imperfection in a home as long as she had a great bike commute and the house was in move in ready. Easy enough! …And maybe too easy because low and behold the SECOND house we showed her was a true gem!  The perfect size, in great condition, a garage for bike repairs and easy access to a bike path! We jumped on the opportunity and now Emily is the proud owner of a lovely home! She might even have enough space for puppy, yay!

Someday is not a day of the week

Congratulations to Julian and his family!!

They say: kind people are the best kind of people to know and and that quote reminds me of Julian. He was referred to me by my fantastic preferred lender and I’m so glad I met him! He was great to work with and I’m thrilled we could get him into the house he had his eye on. 

Julians home buying story is a simple one really… Julian saw a house for sale down the street from where he was living and he took a shot at making it his own! First things first, he went out and got pre-approved (everyone should be taking notes here! Ha!) The house was well loved although it had a few quirks. He was a very diligent buyer, kept an open mind through inspections and in the end both sides were able to see eye to eye in order to seal the deal!  

The house is super cute, the yard is completely dialed in with lovely landscaping and he will be enjoying blueberries, raspberries and flowers from his garden. I hope Julian and his family have a great summer hanging out in the amazing yard and patio!

Patience Pays Off for Mother Daughter Dynamic Duo

Back in mid-March my buyer Valerie called me in somewhat of a panic because the new construction condo she had been in contract to purchase was a steaming pile of mess and the lender eventually pulled the plug on getting a loan for it. Turned out that the condo she had been in contract to purchase for months was part of a brand new complex and only 1 other condo out of twenty had sold since they officially went on the market 5 months prior. When there are that few sales on a new condo project, most lenders are going to deny a loan because the risk to the buyer of the whole stack of cards falling down is pretty real. If the rest of the complex winds up turning into rental apartments because the developer could not sell them as condos, it then it makes the units purchased by unfortunate buyers almost impossible to sell down the line- and that’s not a risk worth taking.

Valerie and her daughter April are first time homebuyers and with retirement on the horizon for Valerie, (distant but still definitely there) they were super motivated to find something decent in their price range in a location they liked and would be easy to maintain. They had been working with the Portland Housing Center for two years and had completed the matched savings program (IDA) so they had money in that account to pay for inspections and closing costs, and then they worked with Portland Housing Center and Home Street Bank to do what’s called a MAP 80- which is a loan where you get 20% of the purchase price from Portland Housing Center, and then 80% from Home Street using the below market rate program the Oregon Bond. The benefit to the buyer is low interest rates and no mortgage insurance.

Once Valerie explained the situation to me, I sent her all of the active listings in East Portland that fit their criteria. Included was an attached home (not a condo!) just a couple of blocks from a MAX station that was priced very well and looked great from the photos. We went to see it right away, and the minute we walked in I could feel Valerie and April just relax. The space was perfect for them, in tip top shape and had a nice sized private backyard with a reasonable amount of a well mowed lawn. By the time we left, there was no hesitation at all from Valerie and April that this was the home for them. We wrote an offer, had it accepted, sailed through inspections and closed on time. And yesterday I had the honor of giving Valerie and April the keys to their very own home, with their very own grass. In so many ways this home is better for them than the condo they had planned on buying- this home cost less, no HOA fees, and it’s own private back yard. Since the home didn’t come on the market until after Valerie and April found out that the condo was a no-go, it’s like it was just waiting for them to be ready to meet their home match.

Wow, Jenny and Will are a powerhouse couple and wonderful people!  They had their eyes set on moving to Portland.  When an opportunity to relocate became available in Jenny’s company they jumped and immediately reached out to a Portland friend for a REALTOR® recommendation … We got the call!

Filly Gets Her Own Yard!

She came all the way from Australia, it was Summer there.  Her people had a nice apartment in the big big city of Sydney and she was happy.  Her people wanted to be closer to their families in some place called the United States.  She loves her people and even though she had to leave summer for a wet winter half way around the world she decided for them, she would do it.

The second she landed in Portland and could smell all the new smells and could sense how happy her people were she knew she had made the right decision!  Her people bought a car – this was definitely a plus, they didn’t need one in Sydney but hanging her head out the window and driving by PARKS – so many Parks she knew life was going to be even better than she had hoped.

Her people looked at a lot of houses, so many houses but Filly was particular. She didn’t want just any yard it had to be perfect.  Turns out her people are pretty smart, and they found a great house with all the things that were important to them as well as the yard of young Filly’s dreams.  It’s big, it has a front and a back and it is one block from her favorite place Irving Park!

Tell Me What You Want (What You Really Really Want!)

What do you really really want? Are you a buyer trying to find a home that that zig-a-zag-ahs all the boxes? Are you looking for a unicorn of a house?

What about you, sellers? Do you want to sell your home, but really need certain things? There’s price (obvs), but what if you need to find a new home before you can move? Or a fast closing?

Buyers – Tell me what you want

Buyers sometimes beat out the competition for their dream house because they made the highest offer, but sometimes it’s more about the terms. Alyssa and Stephen had a very specific home they were looking for, in a few specific neighborhoods. They loved some of the older neighborhoods in the West Hills and Beaverton, and were looking for:

  • a split level home
  • with a short commute to work
  • energy efficient
  • has been updated but without taking away the original character of the home
  • newer windows
  • a shop
  • a big yard for the dog
  • an open layout
  • an office area separate from the living space
  • main systems of the house to be updated, but not completely remodeled because they want to put their personal touches on it

After missing out on one because we didn’t have our pre-approval ready yet, we went out to tour a few houses. On our second tour, there were four houses on the list Well, the one they said they were least interested in seeing, turned out to be the unicorn! Whoo Hoo! The only problem is that once they made the decision to write an offer we learned that this home checked a lot of boxes for many other buyers too.

Sellers- What do you really really want?

Alyssa and Stephen wanted this house. It was the one for them! So, what did we do to beat out the competition? Well, we knew that people would be offering a little over asking, so we did that to match nearby comps. But how to make us stand out? I gave the listing agent a call and talked it over. My goal was to help them write an offer the sellers would be happy about and didn’t cost Alyssa and Stephen more than necessary.

We learned that the sellers hadn’t found their next home yet, and may need to stay in the home after closing. This worked out just fine for Alyssa and Stephen because they were in no rush to move. They were renting and were going to need to break their lease anyway, so waiting a little while was a-ok with them. We offered the sellers a free month in the house after closing so they could have time to find their new home. To make it extra sweet, we also offered to let them stay longer than a month if needed, and just asked that they cover the cost of Alyssa and Steve’s rent if they decided to extend.

Zig-a-zag-ahhh

The sellers happily accepted and Alyssa and Steve didn’t pay more than they needed to and got the house of their dreams.Their flexibility in timing is what ended up sealing the deal for them! They just closed on the home, and learned that the sellers have an accepted offer on on their next home, so they may not need to extend their stay after all. 🙂

A little communication goes a long way when you’re buying and selling. Tell me what you want and need and I’ll look for the common ground with the other side. Finding out what everyone really really wants and learning how to make all sides happy is fun, sometimes tough, but rewarding!

I’m saying “here we go again” because I helped Donnie and Alexis find this great home on Killingsworth just 3 years ago.  At the time it fit all of their current and future needs.  4 bedrooms, 2 bathrooms, a possible rental in the basement, and a great location close to so much.  They wanted to bike, run, walk, take their dogs to the park, be close to it all.  They frequented the Piedmont food carts, Podnah’s, Hat Yai, then they would have drinks in the Williams Corridor.  The next day they would walk to Alberta Park with the dogs and then do some shopping and coffee on Alberta.

Then out of blue I get a text from Alexis “don’t fall out of your chair but we want to sell and buy another home”.  I met with both of them and although they still love their home they want to start looking for their next investment/project and move onto another path.  Current and future needs had changed.  These guys are great to work with and super smart so of course I was in.  With the weather improving, interest rates steady and low, and another stellar forecast in the Portland market I don’t see any reason not to.  Come see this beautiful Old Portland home and all of its attributes in person.

 

Winning Woodstock Farmhouse

Every now and then I get to work with incredibly easy clients and I have to pinch myself because they seem too good to be true. Hanne and Andrew fall into that category. They were referred to me by a long ago client, and when we met up to talk about working together, the process of buying a home and the kind of house they were looking for for their first home purchase, their needs were simple. They loved old houses, wanted at least a couple of bedrooms and wanted to be within easy biking distance (easy for them at least) from their jobs in inner East Portland and had a realistic budget. Shortly after we met and they got their pre-approval, I sent them all listings west of 82nd that were financeable and seemed to have some potential. I can’t remember how many listings I sent them- maybe 15-20, and by the next day they sent me back their comments and questions about all of them. One in particular looked intriguing to them- an old farmhouse in the Woodstock area. The house hit the market at the end of September, right when the market flat-lined for a few months. It was now mid-February and had been on the market for five months, seemed reasonably priced where it was at, and the photos made it seem like a cute house. Of course, the question arose of- what’s wrong with it?

To answer that question, we went to take a look. Inside the house was indeed cute! It had tall ceilings, a nice layout and a dreamy upstairs bedroom and den. It had carpet everywhere, but carpet is easy enough to change out. The house was built in 1907, back in the time before bathrooms inside the house were considered a home buyers must-have, so at some point, a bathroom was added to the house, right off the kitchen. For a lot of folks, wanting to have more of a separation between food prep and doing your business is a thing, but it didn’t bother Hanne and Andrew. Plus you can’t actually see the toilet from the kitchen. So the question was answered- really nothing was wrong with the house and Hanne and Andrew found themselves really drawn to the house. The next question was how reasonable would the bike commutes feel, so the next day, they rode their bikes there and back after work. The answer to that question was “reasonable!”. So with both burning questions answered- nothing wrong with the house and decent bike commutes, we wrote up an offer and the seller accepted right away. And that was the only house we looked at.

After their offer was accepted, I noticed in the DEQ LUST (leaking underground storage tank for those not in the know) and unfortunately there was an open file from 2012 where soil samples had been taken, and came back dirty. The soil samples were taken as part of the seller’s home inspection period, but unfortunately, and neither the listing agent or I could figure out how this could possibly happen, but having the seller remediate the dirty soil was not negotiated when the seller purchased the home in 2012. This is the number one item on my buyer’s repair addendum if they do soil samples and find evidence of a dirty tank. I won’t let any buyer of mine in good conscience purchase a home without having the leak cleaned up and a certificate issued stating the work was done to DEQ standards. And most agents are the same way, so how in this green earth the seller’s agent didn’t make a bigger deal out of it when she purchased the home will have to remain a mystery. So at the top of our repair addendum was having the seller get that leak taken care of. Unfortunately, when the remediation folks got in there to get the dirty soil out, the leak turned out to be a lot worse than anticipated. So after taking bucket loads of dirt from under the house (where the oil tank had been) they crew had to go back a couple more times to take more bucket loads. They eventually got all the dirty stuff out of there. We closed a couple of days late because of the soil clean-up, but the sellers are doing a 60 day occupancy after close while they go shop for a new home, so closing was pretty anti-climatic. In a couple of months I’ll get to see Andrew and Hanne again and hand them the keys to their new to them old farmhouse.

Let’s talk about a Win-Win!

 

Ashlee and Thomas were basically my perfect clients. Practical and pragmatic, they were level headed,  listened to my advice. Let me tell you, having clients with such a great attitude was an absolute delight for me!

Ashlee and Thomas were ready to move in together and needed a little more elbow room than she had in her previous 600 sq/ft bachelorette pad. They knew they wanted a quiet home in a sweet neighborhood in a great school district. We looked at a lot of gems but none of them spoke to Ashlee more than this delightful home on Lancaster. With plenty of green space surrounding and a view of the woods, they knew it was the one. Ashlee would have room for her kitties and Thomas had a great space to paint.

This transaction was a great example of both sides working together so that everything could come together seamlessly.

 

A Move Back to the Old Neighborhood

Back in 2011 I sold my buyer Erika and her then husband their first home- a glorious mid-century in Laurelhurst. Since then, we’ve kept in touch and about 5 years ago I worked with her parents when they purchased a dream home on the Willamette. But life has a funny way of going a different path than the one you think you are on, and Erika and her first husband had an amicable divorce. Erika has a new partner, Jake, and they have been living in Gladstone, where Jake works as a teacher. Erika’s kids school, her job and her kids Dad’s house were all in her old Laurelhurst neighborhood, and the commute was eating Erika alive. Erika touched base with me about 4 months ago as she and Jake started thinking about moving back to the Laurelhurst area. We looked at a few houses over a few months, but none were quite right.

The weekend of the great snowmageddon of 2019, a grand old sort-of four-square near the Hollywood District and just north of Laurelhurst came on the market on a Saturday that Erika and Jake wanted to see. Thankfully it didn’t actually snow much in that neck of the woods, so I was first able to show Jake, and then later that evening Erika when she got off work.  The stately 1910 house has grand proportions and on the main floor, and the seller opened up the kitchen to the dining room turning the entire first floor into the greatest of great rooms. From the middle of this space, you can see out windows on all four sides of the house. The seller was a woodworker and built the extensive kitchen cabinetry and built-ins. Erika especially was in love with the house, and Jake loved that Erika loved it so much. It checked all her boxes- bedroom count, layout, style, and most importantly location. It’s just a few minutes away from her kids Dad’s house, their school and her work. Later that night they called me to let me know that this was their dream home and they wanted to put in an offer.

With the threat of snow, the listing agent decided not to do an open house, so we were hoping that not that many people would brave the wild weather to see it. Boy were we wrong. I kept in contact with the listing agent, and within a day of listing it, she was already getting questions from multiple agents wanting to put in offers for their clients. I let Erika and Jake know about the expected multiple offers, but they didn’t want to wait- this was their dream house and even though they knew other offers were coming in, they wanted to get theirs in right away. Knowing that multiple offers were expected, they wrote over asking and I submitted their offer a couple days after it was listed. When buyers know there are going to be multiple offers, a lot of agents and their buyers like to wait until the last minute to find out just how many offers are in, and then advising their clients on how high to write their offer. I spoke with the agent about putting in an escalation clause so that if higher offers came in, that my buyers offer would float to the top. In the end there were 7 offers, but we had put in the first offer and escalation and the listing agent gave us a chance to up our escalation at the last minute, which my buyers did, and they got the house. A few bumps popped up during the transaction that felt like nail-biters, but in the end it all came together. Pictured here is Erika, her youngest daughter and her niece. I’m so thrilled they got the house and as much as I love love love working with Erika, I hope this is the last house I sell her.

Lucky Buyers Purchase First House on the Block to Get Color TV!

I met Jillian and Nick in early November when they began their house hunting adventure. As mid-century enthusiasts, they knew exactly what kind of house they wanted- open floor plan, huge picture windows, fireplace and preferably a vintage style kitchen. The only problem with having a love for that style is they are far from the only buyers out there looking for that perfect little mid-century in East Portland. About a week after we met they found what they thought was their dream home- as much as they tried not to fall in love, they did anyway and all 8 of their combined heart valves collapsed when the sellers selected another higher offer. They felt they would never get over losing that house, yet they managed to find a couple more homes that they liked enough to put offers in on. Considering all of the homes they liked were priced at or  near the very top of their budget, they didn’t have a lot of wiggle room to go up in price when the multiple offer situations would kick in, so after they lost two more houses, they were heartbroken, but only in a 2-valve way each as opposed to the first house which was a 4-valve heartbreak.

Throughout the journey, I kept promising them that the reason they lost out on the other houses was because they hadn’t found the right house yet. I think they sort of believed me, but after losing out on 3 houses to buyers offering more, I could understand their skepticism. And then the perfect little ranchalow in Hazelwood popped up on the market. Built by a master-plasterer in 1951, the home’s gorgeous stucco siding looks as fresh and new today as it probably did when it was built 68 years ago. It’s like it never grew up and occupies a spot in Neverland where houses don’t age.  The layout is classic mid-century with the public spaces- the living room, formal dining room and kitchen spanning the front of the house and the bedrooms and bathroom spanning the rear of the house. With huge windows, original tile in the kitchen and bathroom and a large roman brick fireplace in the living room, the house feels homey and familiar. The home went on the market on a Tuesday, we saw it that night, and Jillian and Nick were head over heels- even more so than the first house that had broken their hearts. We wrote an offer the next day and by Friday there were multiple offers. During that whole time Jillian and Nick held their breaths. We submitted an escalation clause with the offer because we knew that if they liked the house so much, so would others and they really didn’t want this one to fall through their tender grasps. On Friday, the seller reviewed all of the offers and since they knew how much Nick and Jillian wanted the house- and being the first offer in definitely helped, the seller chose their offer, and they only had to escalate up a small amount.

While the home was in escrow, my buyers did some research on the house’s history, and they learned that the original owners who had built it never had kids, but they were the first house on the block to get color tv. Seeing Rainbows, Twins & New Beginnings

At a bustling open house that was fresh out the oven I had the privileged of meeting Becky who quickly introduced me to her spunky twin Star.  Not soon after meeting them we realized that they were our kind of people.  They proceeded to let us know that they were looking for the right home for their folks, Frances & Harold, who were moving from out of state for years at this point.  After we introduced ourselves over the phone, we knew we were going to be working and getting to know some very classy people.  After our call we were stunned that at the amount of trust that Frances & Harold had in their twin daughters to pick out their home.

 

One weekend we were knee deep in snow and sledding with our daughter at Government Camp, when we got the call from Star & Becky that they found the house!  At this point Frances & Harold had their home on the market in Arizona, so the sale would be contingent.  We all worked together and put together an offer that would entice the seller to take it off the market after only 4 days on market.  We soon found out that this would be a double contingency since the seller was also in contract on another home. Thankfully we were working with fantastic people on the other end (Jen Meyers w/ EXP Realty you are fantastic to work with!)  and the deal came together.

Now the whirlwind began to swirl as Frances & Harold had to pack up their life in Arizona in the hopes that the wind would land them safely in their new life with Star, Becky & the rest of the family in Portland.

After inspections & bids ensued for items that were the most important to Frances & Harold to address, we were able to negotiate a substantial credit to help Frances & Harold move forward with the transaction and make this beautiful home their own home sweet home.

Our favorite thing about working with Frances & Harold is the way they expressed so much life and color through their every fiber.  Frances & Harold are professional photographers and Frances has recently published her new book Unapologetic Beauty.  We can’t wait to read it!

So Long Longfellow’s. Hello Books With Pictures and SE’s Newest Food Cart Pod!

Katie is my across the street neighbor, the mama of my older son’s best friend and someone who I feel ridiculously lucky to be able to call her a dear friend. We met nearly 9 years ago when my husband and I were on a walk around our neighborhood, Ladd’s Addition, with our then 2 month old packed tightly into his ergo. Katie was hanging out in her front yard with her rosy cheeked son who at almost 6 months old was sitting up and smiling and playing with dirt and grass, while our son was still a little bean who had just recently started smiling. At the time, Katie lived 2 blocks away from us in a rental house. I liked her from the moment I met her, but at the time, it felt like the age gap and development difference of 4 months between our sons seemed like a distance too far for our young sons to traverse and form a friendship. We waved and said hello as we saw each other from time to time in the neighborhood. About a year after we met her she wound up buying the house across the street from us, and by that time my son and her son had bridged the development gap and started playing together, and have been thick as thieves ever since.

About three years ago Katie combined her impressive business, organization, planning and research talents with her passion for books and comics and opened the much adored Books With Pictures shop on SE Division at 11th. All the while she harbored fantasies of one day being able to buy the triangular shaped Longfellows Book Store building at 1401 SE Division St. and move her shop into that special building. Fast forward a couple of years, and after Katie became a newly single mom, she toyed with the idea of selling her home and moving  to a smaller house, but her location in Ladd’s Addition- across the street from our family, a couple of blocks from New Seasons, 6 blocks from her shop and a couple of blocks from the elementary school where all of our kids go to school made the idea of moving away from the neighborhood complicated.

In January of 2018, the longtime owner of Longfellows, the bookstore at 1401 SE Division passed away. The building is only a few blocks from Katie’s home, across the street from Abernethy Elementary where all of our kids go to school, and three blocks east of her current shop location. A few months later the building owner’s son who worked with his dad at the bookshop, closed the shop and put the building on the market. The main floor of the building is retail along Division, and upstairs is a gorgeous 3 bedroom apartment with gorgeous views of the west hills, downtown and the street below. Over the years Katie had developed a friendly bookstore-owner to bookstore-owner friendly relationship with the son, and when he decided to put the building on the market, his vision of the perfect buyer fit the exact description of Katie and her shop.

He let Katie know that he was putting the building on the market, and suddenly all of those fantasies of buying the building, moving her shop into the downstairs retail space and moving her family to the apartment upstairs coalesced into a cohesive plan to purchase the building. The seller wanted to sell to Katie, as he felt she would be the perfect steward to carry on the legacy of the building as a bookstore. So with willing buyer and seller, the next hurdle was financing. Katie wasn’t in a position to be able to get a loan to purchase the building on her own. After examining and thinking and mulling and  it over and talking to folks in her vast network, she decided that if she could raise enough money from investors and sell her home, plus work out some creative seller financing strategy, she would be able ti potentially have enough money to purchase building. For 99.9% of people, this would have been where the dream ended, but Katie is a force of nature  who occupies the center of a talented social and business network and when she sets her brain to do something, she knows all of the right people to help her get it done.

The current location of Books With Pictures at 1100 SE Division is next to Pine State Biscuits, and a large portion of her first time customers stop by her shop as they are going to or from Pine State. Understanding that the synergy between her shop and a popular dining spot created a steady stream of new customers, she decided that part of the picture would involve creating more spaces for tenants offering food. The unique and iconic triangle shaped building sits at the edge of its lot and has a large asphalt parking area taking up the rest of the lot. Katie figured that if she could turn the parking lot into a food cart pod, she would then be able to collect rent from the food carts, and create a destination for folks to visit who weren’t necessarily planning on stopping by her shop, but since they were there, they might as well go in and buy a comic book. The building’s basement is huge, and she saw potential there for a retail tenant that doesn’t require natural light. By late December, she had a solid business plan, a framework where investors could buy shares in the building, and raised enough money on paper to be able to pull it off, and by Christmas Eve she was in contract to buy the building.

Though I have never done a commercial sale before, Katie put her trust in me and together we embarked on a crazy journey that involved tears, laughter, and in the end, nothing but gratitude for everyone involved in helping her make this happen. As exciting as the part about moving her building into real estate she owns, the equally exciting (and scary) part of what made the purchase of the building so appealing was the upstairs apartment. Not only would this be a giant leap as a business owner, it would also be a dramatic change from living in a house with a big yard in the middle of Ladd’s Addition and solve the problem of not leaving their ideal location. As a broker versed in residential sales, the actual sales process of this commercial transaction wasn’t all that different than what I’ve been doing for more than a decade. We had her inspections, negotiated repairs and credits for future repairs and then spent the next two months moving through the transaction. During this time, Katie juggled the management of at least 4 different aspects of the purchase including setting up the LLC and shares with an attorney, figuring out what needs to be done to the building to get it to the point where she can move both her home and shop into it, navigating the complicated food cart pod permit process and raising money from investors. All the while she is still running her bookshop and parenting 2 elementary age kids. And sometime doing the clean up phase, the seller found an old business card for a business that had been located in the space in the 1970’s. And the name and nature of the business? Serendipity Comics, a woman owned comic book shop.

I am extremely grateful to Katie for putting her trust in me and allowing me the opportunity to help facilitate the transactional side of  going from pipe dream to the owner of a full on mixed use commercial building. Just getting to be a small part of the machine has been a highlight of my real estate career, and I could not be more proud and in awe of what my dear friend has accomplished.

Over the next few months Katie is going to be having work done to renovate the apartment upstairs so she can move in with her kids, while simultaneously getting the shop space below and the parking lot readied for her shops big move and for a small 6 cart food pod. She has found a tenant who will be moving his record store down from Seattle into the building, so between her book shop, the record store and the food carts, she is creating a little pie of paradise for the neighbors and beyond. She hopes to have the food carts open by this summer, and we know that this little slice of SE Portland will serve as a neighborhood gathering place for folks who live and work in the area, as well as those who are just driving through. She will be offering gorgeous prints to folks who pitch in financially to help raise funds to build out the new space, and hopefully by next fall, a new and improved Books with Pictures will land in it’s permanent location in the beautiful triangle building at SE 14th and Division.

Thankful for Bad Listing Photos and a Chain-Smoking Seller

Four years ago I helped my buyers Megan and Christian purchase a home off NE Alberta. At the time they bought that house, it was a 2 bedroom 1 bathroom with an unfinished basement and attic, with the only way to access the attic through a pull down ladder from a hatch in the hallway. Over the last four years they have converted their basement into a lovely apartment and finished their attic with a master suite and added a spiral staircase for access. Christian has a construction and carpentry background and did most of the work. Being perpetual project taker-onners, they decided they were ready to purchase a second property to have as a rental, and since they excel at and enjoy sweat equity, ideally they wanted to purchase a home that had an unfinished basement that was suitable for turning into an ADU.

We looked at a couple of duds, and then Megan sent me a listing to a house in close-in SE that had been on the market for 3 months. While the price was unbeatable at $350k, the house was on a busy street, but it’s in a residential section so on a scale of 1-10 of busy street living with 1 being great and 10 being awful, this one is about a 3. From the photos, the house looked dingy, cluttered and in need of a lot of updates and deferred maintenance issues that needed addressing. Given the price and location, despite some misgivings, we went to go see it with pretty low expectations. Upon just opening the front door of the home, we were greeted with a waft of longtime smokers house odors. A good lot of buyers would have turned around and walked out the door at that point. Being seasoned home remodelers, the smell didn’t dissuade Christian and Megan. Washing the walls with TSP, removing carpet and drapes and then repainting should rid the house of the smokers smell. After all, nearly every old house had a smoker given how prevalent smoking used to be. We stepped all the way into the house and lo and behold the house was a pristine mid-century with original woodwork, an ideal layout, beautiful hardwood floors, a formal dining room and original kitchen cabinets that just needed a good scrub down. The walls were dingy from nicotine and the smoky smell permeated everything but underneath all that was a gem. We made our way to the basement and discovered a beautiful basement. Built in 1955, the foundation was built like a tank and the basement ceilings were close to 8′ tall- perfect for finishing. For toppers, the house was in great condition and the roof was brand spanking new.

I have a lot of buyers looking for that perfect mid-century with the fireplace, hardwood floors, and simple layout, and  after seeing it in person, it was hard to believe that no one had snatched it up in three months. After grooving with the house, we collectively decided that the biggest issues with the house were poor listing photos which most likely put off most buyers who would have been interested and the smokers smell for those who actually made it to the house to see in person. After sleeping on it, Megan and Christian decided to go for it. They wrote an offer, had it accepted, sailed through inspections and after the seller secures his next housing situation, Megan and Christian can begin the process of turning the basement into an apartment. After spending a month falling more in love with the house, they’ve decided that they will probably rent out their home in Alberta and then move into this house for at least a year so they can finish the basement apartment without disturbing tenants. And who knows, maybe after spending a year in the house maybe they’ll decide they like living in SE and stay put.
