I was introduced to Doug by way of referral from the amazing Sharon Bloudek, agent extraordinaire! He was looking for a condo within a very specific area of Beaverton and she was hoping I would be able to help him find that.
I am so glad she made the introduction, because Doug is the kind of client that everyone wishes for. He was looking to relocate from California to Oregon, to be closer to his family and grandkids, after the recent loss of his wife. To add to the weight of wanting to help him out, his late wife was a Realtor in California and had been a strong presence in all their previous sales and purchases. This added more gravity to make sure that I did my utmost best to represent him and help him out in his search.
Sometimes, we as brokers, want to make sure we prove our worth in a transaction. We explain strategies for helping get in contract, give our opinion when conducting the inspection on what is a reasonable ask for a repair request, or what might be of potential importance to a Buyer when reviewing condo docs. But in this case, Doug gave me a lesson that sometimes we may get in the way of a smooth transaction. Doug was level headed in his search, and when we did find the right condo for him, he was even keeled about what he wanted to write when it came to the offer to insure he got it. Doug was using Cash to purchase this home, so when we were able to find a home that had been on the market for longer than what the average days on market was showing he had the opportunity to attempt to negotiate on price or terms. Even with this ability to potentially flex some buying power, Doug opted to make sure he wrote an offer that was appealing to the Seller and that no one would come in and take it from him at the last minute. His clear, concise thinking made sure that we were able to get an accepted contract. This approach helped during the inspection period as well, as he was very realistic about what was a major concern to him and what something was that he could take care down the line. This helped us write a reasonable repair addendum of things he would prefer not to take on himself, and that was mostly accepted by the Seller. His forward thinking helped us through a very smooth transaction and successful closing, that enabled him to be close to his children and grandchildren.
Handing him his keys was extra special, because I knew he would be an amazing addition to the Beaverton community, of which I am a part of. I truly hope this move has helped him find happiness and closeness with those he loves.

I met Austin by way of introduction by my colleague Bonnie Roseman. She was in a pinch and needed some assistance with someone familiar with condos. Austin was only in town for a weekend trip, and had set aside one day to do a tour-de-force of condo tours and I was lucky enough to be available to take him around the urban core of Portland and see a variety of homes that fit his budget and needs. We ranged from the Central Business District, to the Waterfront, Old Town, the Pearl District, NW Portland, Lloyd District, and areas of SE Portland as well. Austin was able to weigh the pros and cons of the various buildings, the associated HOA amounts (which varied greatly), and the difference between something built from the ground up in the last 20 years vs apartment conversions which ranged to almost 50-100 years old. The great thing about Austin was that he absorbed everything I relayed to him evenly, and processed it in a very thorough analysis of what worked best for him.
When we wrapped up, he landed on the decision to make an offer on a studio loft at the Streetcar Loft Condominiums in the North end of the Pearl District. Built in 2001, this iconic building sits along NW Lovejoy and features the large letters “GO BY STREETCAR” displayed on a corner of the building. Perfectly situated along the streetcar line, a few blocks away from grocery stores, shopping, and restaurants, this was a perfect mix of what Austin was looking for. It was also built to newer standards, than many of the other conversions we had seen, and included a rooftop garden, gym, and common room as part of the building Amenities.
We worked with Ethan Sackfield of the Mike Maier Mortgage Team with Fairway Mortgage on the financing side, and he hit it out of the park. His communication to all parties kept us up to date on where things were from their side, and had loan docs out and were ready to close early if we desired. In Real Estate transactions, we tend to get a bit jaded and expect the sky to fall any minute, but that was never the case here and it was a welcome change (and feeling) to not have to worry about anything at the 11th hour.

If there is one part of the Portland market that’s not hot right now, it’s condos downtown and in the Pearl District. The Covid buying frenzy really focused on detached single family homes with yards. Communal living where you have to walk into an enclosed building and then take an elevator to your front door was the exact opposite of what the majority of buyers have wanted over the last year and a half. So for those folks who DO want to own a condo in the Pearl, the neighborhood is a pool full of fat oysters where buyers can take a while to look around be picky about what type of unit they want.
My buyer Gene moved up to Portland from southern California and had been renting an apartment in the Pearl. He loved the neighborhood and how convenient it was to walk to anything and everything, and decided he wanted to purchase a Pearl condo for his first home. Gene loves to get out of town so having a dedicated parking spot was important, as was having as much of an unobstructed view out the window as possible. He was really attracted to the Edge Lofts at NW 14th and Kearney, and the higher the floor the better. We were able to score a fabulous 1 bedroom condo with views for days on the 10th floor. The previous owner spent a fortune upgrading the original blah kitchen into a masterpiece full of counter space and cupboards, all while leaving plenty of space in the living room/dining room/kitchen area. Interest rates are so dirt cheap right now that if you can afford the monthly payment, financially you are better off long term borrowing as much as 95% to get a conventional loan and investing whatever else you planned to use towards a down payment in so many other investments that on average pay greater than 3% annual return. For every $5,000 a buyer borrows, it’s about $21 a month, or equivalent to giving up one coffee a week at a coffee spot. The condo had been sitting on the market for 6 months and had a couple of price reductions. Holding onto as much cash as possible after closing made the most sense to Gene, so instead of asking for another price reduction, we asked for seller paid closing costs, which the sellers were happy to do. Inspection went great, appraisal came in at value and less then a month after we put in the offer, Gene got keys to his very own slice of Pearl paradise.

My clients Laura and Umar contacted me in mid-October because they had just been approved to purchase a home at Columbia Ecovillage through the local community land trust, Proud Ground. I absolutely love what Proud Ground does and any chance I get to work with a family who has been approved to purchase one of their homes I jump on the opportunity.
Land trusts provides permanently affordable home ownership opportunities for families making at or below 80% of the area median income level. The land trust legally splits the home from the land. The “land” remains in the trust in perpetuity, while the home can be bought and sold as long as the new homeowners make below the 80% median family income at the time of purchase. By taking the land value out of the equation, the price of the home remains affordable. Columbia Ecovillage is a multi-generational co-housing community in Cully made up of 37 condominiums and situated on nearly 4 acres of splendor. The units rarely become available, but earlier this year a unit did come on the market, and a couple of long term Columbia Ecovillage residents decided they wanted to have a family sized unit be part of Proud Ground. This couple purchased the unit and donated it to Proud Ground to sell, and bringing another housing unit into the land trust.
Umar and Laura had moved to China from Portland a couple of years ago when Laura got a job doing mental health work for an English-speaking school there. This past February, they decided to go to Cambodia for a 2-week holiday. While they were there, coronavirus starting surging in China and around the world, and their family wound up getting stuck in Cambodia and were not allowed to return to China. After weeks in SE Asia it became clear they would not be able to return to China to their home for an unknown amount of time- probably months. They decided to go with plan B which involved making their way back to Portland. They left behind most of their belongings in China, including work and personal computers, and someday they hope to return there to recover their stuff. Once they arrived back in Portland, thankfully they found a fully furnished apartment to land in. Laura was able to keep her job in China working remotely from Portland, but it did mean her hours were late given the time zone difference.
Umar is from Uganda and growing up in Uganda, daily life was lived more communally. When they heard about Proud Ground and found out about the unit for sale at Columbia Ecovillage, it seemed like the perfect fit. They stopped by and were welcomed in and given a tour by some fantastic residents there. They fell in love with the idea of moving into this village space with beautiful shared gardens, community spaces, a communal kitchen and large old home that the residents use for gatherings, meetings and socializing and being a part of a close-knit community. They applied with Proud Ground and were accepted into the program and the unit at Columbia Ecovillage was reserved in their names. And that’s when I entered the picture after Laura called me. We wrote up the offer, and of course it was accepted. As we were writing up the offer, Laura and Umar learned who the benevolent sellers were who purchased the unit to bring into the Proud Ground stable, and it turned out the sellers were the very same people who had given Laura and Umar and their 4 year old son a tour and spent time talking with them about the community, and it all made sense. Everything was smooth sailing until it came time for the final employment verification. With Laura’s employer based in China, it did make for some tense moments and caused a slight delay in closing getting that final verification, but in the end, the sale closed and Umar and Laura and their son joined Columbia Ecovillage as the newest residents.
I think Multnomah Village is a gem. It’s quaint, full of character, and undeniably Portland. You can find all of the basic necessities as well as galleries, great coffee shops, restaurants, brew pubs, a wine bar, and all of the shopping – really all of it, everything you could want or need, there’s a shop for it. And it’s just so stinking cute. All of this and it’s about a 5 minute drive from downtown with easy access to the freeway.
Often when we think of condos or lofts we think of downtown, but Multnomah Village really has a lot of great options. I just listed a fabulous loft across the street from the Multnomah Arts Center. It has a downtown feel but it’s in a small building so you don’t feel packed in. Natural light floods this end unit and the higher end finishes make it feel so warm. Shaver Street has been the hub for some major development the past few years, and The Hakoya Lofts is one of the most interesting multi-unit buildings to have gone in. I was lucky enough to get to tour the place at it’s grand opening, and it’s been one of those condos that has just stuck in my mind ever since.

When Michele set out to find her new home, it was clear one of her top priorities was community. Having moved to Portland five years ago with her sister and Mom, her sense of familial connection was strong. She had been living with her sister and wanted a home that would support this daily support system and allow her to stay integrated in her nephew Bruno’s life. Moving into her own space separate from this cherished family dynamic was a bitter sweet prospect, until we came across a condo mere blocks from her family! The detached home market in Portland continues to remain hot and competitive. Flying under the radar are some incredible new construction homes that remain on the market, with some of these are being detached condos that live exactly like their traditional residential counterparts, and in some circumstances, better.
I was introduced to Sean and Shannon by way of company referral. We initially began their search looking at condos in the Pearl District and Slabtown/NW PDX and expanded to inner SE Portland for proximity to Sean’s work. Originally from California, Sean has lived in Portland for several years, coming here for work. Shannon was still based down in California and spending part of her time in Portland. We needed a property that worked for both of them, that was clean, had modern aesthetics, and needed the ability for two home offices. What we discovered was many new construction homes on the east side were priced similarly to condos in the Pearl, but had a lot of bells and whistles that you did not have with some of the older properties we had started looking at. We had interest in several of these homes and wrote on a few, right as COVID-19 began making its presence known in the states. We wrote offers on 2 places prior to the home they found, each having been on the market for a bit, and each having much optimism for what they could sell for. We also discovered the wide range of what builders constituted an ADU and what they felt that was worth. (Hint: Putting a mini-fridge in a lower level room and an exterior door in there, while trying to call it a full ADU is going to hurt you when competing against a fully plumbed kitchenette, separate entrance, bathroom and washer/dryer area )…just in case there are any builders or brokers out there wondering what should I do here on my next project.
I was blessed by Sean’s no-nonsense approach to offers, and Shannon’s meticulous attention to detail, but when things did not pan out on properties 1 and 2, we found this wonderful property at the Tabor Terraces Condominiums, built by Ethan Beck Homes and listed by Eric Hagstette with Inhabit Real Estate. It was under $1M, stunning and functional interior, 3 Bedrooms, 2 bathrooms and Laundry on the top level, Kitchen, Living Spaces, Bonus Bedroom/Office on the 2nd level with access to 2 outdoor decks, and a full bedroom and bath + recreation room on the entry level. You could walk up SE Yamhill and head off the trails into Mt. Tabor Park, or head down and cut across a walking path and be on SE Belmont. Eric’s easy going approach to the Sale Agreement was a refreshing change from what we had encountered in the past, and we had the opportunity to meet the builder and walk the property with them, discuss some options built into our offer, and as with many new construction homes, we had the opportunity to do a walk through with the Project Super and get any items that cropped up on the inspection taken care of. I tell some of my clients, the longest repair addendum I had ever written was on a New Construction property. This was primarily because the home was not ready for us, and we had to call out many things just for the sake of completion. This inspection was anything but that, and perhaps the cleanest one I had ever had. This speaks a lot to the builder, the quality of construction and the diligence that his team takes in following up on items. Not all transactions are smooth. It helps when you have an agent that is working towards the same goal on the other side of you, but sometimes a property, or in this case, a condo, can be a venture into information digging and fact finding.
My client Andy was familiar with condos, as I had helped him sell his Atwater Place condo in the South Waterfront many years back. He had been renting on the westside and recently reached back out to me to help him find a new place. His criteria was a ground level condo or single family home with no stairs, with close proximity to a Max Stop on the Westside of the Greater Portland Metro Area. This limited to a few things, especially at the price point he wanted to stay within. We looked at a number of properties, but he kept coming back to a few ground level condos in the Orenco Station area. We were focusing on a very specific property, that had built out to the specifications for wheelchair access, which he did not need, when the COVID-19 crisis arrived. He decided to stay home and wait for things to settle down, which took a few months. By that time, the property he had in mind had since gone under contract and closed, so we moved on to a few others in the same complex. The one he found himself drawn to hit all his criteria. 2 Bedroom+, under $400k, ground level, no stairs, walking distance to the Max. This one looked like it was in fairly good condition, so we offered. Andy was a cash buyer, so we were able to negotiate to an agreeable price, with some favorable closing terms for the Seller, and we found ourselves in contract.
Andy was my first Buyer client since the scare of COVID-19 became our new normal. Thankfully the inspectors I recommended, and contractors who came out, all adhered to safe practices in wearing masks, gloves, keeping appropriate distancing and being overly communicative on information that was discovered. We discovered this owner had only owned it for a few months, had never lived in it, and was an investor who took over the property as it was entering pre-foreclosure proceedings. As such, the Property Disclosures were minimal, and the knowledge of the property and HOA was extremely limited. It fell to us to do some digging and find out what we could. This property had 2 HOA’s, one for the condos themselves, and another Master Association that dealt with some of the amenities. Each HOA also had their own set up Condo Docs, as we discovered on the last day of what we assume was our review period. We were also under the impression each had their HOA dues and what was represented to us is what we took as fact. When the Settlement Statement arrived, it did not match up with what was on RMLS (The property disclosure portion for HOA dues was left blank), and even the Listing Agent was confused by the extra amount. After all of us did some fact digging, we discovered there was indeed an extra $80/month HOA increase for the Master Association, which was roughly an extra $1,000 a year. There was also a special assessment for plumbing work, that was added on as an extra line item for monthly HOA dues, which was about 1/2 through it’s 15 year term for repayment. Add this to the fact that we had some issues with the Sewer Line, that we wanted to make sure that the HOA assumed responsibility for fixing, and it added up to a lot of things that some Buyer’s would walk away from.
I wanted to make sure Andy understood what he was getting into. I asked him if he wanted to negotiate the Special Assessment to be paid off, I said he was within his right to walk away from this. But he seemed to really wanted this property. We got some paperwork completed from all parties to clarify the actual HOA amount, and Andy performed what he needed to and closed on the property.
One of the joys of my job is meeting my clients and handing them keys. With Covid-19, agents have had to become safer (and creative about doing so), but I still wanted to do it in person. So when all was official and we got notice, we set a time to meet. My inquiry to the listing agent about all remaining access items was met with, “I’ll check with the Seller”. When we got there, I popped the key from the lockbox, went inside, wiped the key with a Clorox wipe and placed it on the counter. Andy met me shortly after and we began to look for any other access items. Nothing. The response I got from the listing agent was that her transaction coordinator would look into it.
We were told that the current owner had nothing else. No Mailbox Key. No garage door opener. No keys for the other doors that lead to the deck area and no key for the storage room. No key or FOB for the HOA’s common spaces. Nothing. We had 1 key for the front door and that was that. There is nothing more deflating than the look of a new owner that realizes they have now have to try and get this all taken care of, so that they can even enjoy their personal space. My inquiries to the listing agent’s team was, we tried, we don’t have anything, sorry. Good luck. Professionalism comes in all forms and I am not here to disparage another agent, but it left a sour taste in my mouth, as well as my client’s and I was determined not to leave it like that.
I started bombarding the Property Manager for the HOA with questions. I got a locksmith scheduled with locksmith in dublin for coming out to change out locks. We contacted the Post Office for procedures on rekeying the mailbox. I swung by Home Depot for new Garage Door Openers as a part of Andy’s unplanned closing gift. It took 2 days, but when all was said and done, the entire home was rekeyed thanks to Lee at Portland Locksmith & Garage Doors who came out and had everything completed within an hour, with a smile behind his mask and a friendly and gracious attitude. Andy made a trip to the Post Office to get that situated and within a day he had his keys. The Fob for the Common Areas, which were currently closed due to Covid-19 since they were public spaces, were going to be delivered once those opened again again. And those garage doors? Programmed by yours truly as evidenced by the picture. Keys were now in hand and Andy could finally relax and get settled into his home. I have always prided myself on being service oriented, both in work and in life. I will continue to do so, even after those keys are safely in the hands of my clients.
Craig came to me by referral from Sharon Bloudek, another agent at Living Room Realty. She thought we might match well and I might be able to use my condo knowledge to help him sell his property. I met Craig at the property, shortly after his tenants had moved out, and while familiar with other units in this complex, I did not expect to walk into a property that transported me to the Mediterranean. I’ve been in many condos in Portland, but I am always in awe when I get caught by surprise and see a unique property. This was definitely it, but had been a rental for Craig for a number of years and had some of the wear and tear issues that come with rental property. The finish choices were a very personal color palette, that does not always translate to favorable showings, but could be extremely cool if presented with some supporting staging. Craig had lived here early on in his ownership, and still have a lot of attachment to it, the decor and finishes. The question was, how best to present and market it to a diverse Buyer pool.
Enter the ladies of Crush Staging. Tiara Gunstone and Rachel Robichaud, are the wonders behind Crush, and who I had the pleasure of being introduced to when I joined Living Room as a number of agents spoke their praise. They have staged a number of properties for me now and are a delight to work with, making it simple, easy, and effortless. On this one, they came through, gave a number of suggestions we could do outside of just staging the property, and presented it to us in a way that was easy to digest. We took them up on the staging portion, and as they say, they “Crushed It”. This is why I suggest staging to my client’s when discussing how best to market their properties. The condo market in Portland has slowed substantially over the past year and a half. A global pandemic usually does not help the cause either. Once we did go live, we had more showings here, than any other property I had on the market at the time. Sometimes having a place that stands out and is unique, drives interest that even I do not forsee coming.
The property had some challenges to navigate, and Buyer confidence seemed to be low, as we navigated through 2 sale fails. Right before our last sale fail, I got a call from Craig, and he relayed to me that his wife’s job was a casualty of the COVID-19 shutdown and he was going to be looking for other avenues for income. He thought it best to try and get it re-rented and to de-stage the property. I completely understood the reasoning and arranged for Crush to remove the staging and prepared to remove it from the market. The day before we de-staged it, we had a showing, and it seemed there was interest. It took a number of days, and thankfully Craig gave me his patience, as the offer came in and we were back into contract.
Both of us had some unease, as neither of us had any experience with selling a property amidst a statewide shutdown and global pandemic. There were some contingencies we had to navigate, some gives that may not have happened if business was running as usual, but in the end, we had found the right Buyer’s for the property and Craig was able to sell a home he had a lot of sentimental value to.

From the first time we met, I knew I would love spending time with Kristyn and Shoe. Congratulations to my client on the sale of his sweet condo up in the SW Hills! We met last summer after I sold another unit in the complex, and given that there was a hefty special assessment in the works (which makes selling condos a little trickier than normal), he was impressed to see a successful sale go through.I could feel his trust from the get-go and the foundation for an excellent client-agent relationship was made.
We listed the condo in the summer but due to the slowing condo market, showings were sparse and eventually decided to pull it off the market and wait until the following Spring.
But in the meantime, Fall came around and with the shifting market, new energy for selling.We did a small price adjustment, updated the marketing and went back on the market just days before Thanksgiving. Sometimes when you know, you know. When Shani came to me to look for her “downsize” home after enlisting me to help her sell her Multnomah Village house, she sent me a list of what she envisioned her next home to be. It was as follows:

Bike racing has many different disciplines, but any race – whether on pavement, dirt, trails, gravel or the track – requires a common set of attributes to successfully rise to the challenge: preparation, focus, intensity, calm, knowing when to push and when to wait, and the ability to endure some short-term pain for overall gains and success. And these are many of the very same attributes needed to be a successful homebuyer. (Wearing colorful spandex, fortunately, is not a necessity.)
My friend and bike racing teammate Angharad is a perfect example of these crossover attributes. She is one of the top female racers in Oregon, and watching her race bikes is a lot of fun. She’s always remarkably calm, strong and resilient, and she brings a high level of intensity and focus. Honed by hours and hours of training and race experience, she routinely has podium finish results. She’s also been my client for nearly two years, and today we crossed the finish line together when she bought her first home — a picture-perfect two-bedroom, two-level garden condominium in her favorite neighborhood in NW Portland.
Angharad is smart, patient, kind, disciplined and diligent. She knows what she wants and works hard to make those goals a reality. We toured lots of different properties together over many months, but none of them were the perfect combo of size, location, condition and price. At times it was challenging to wonder if we’d ever find that place, but her willingness to be patient and disciplined paid dividends.
Bike racers call the part of the race when your lungs are bursting, the finish line feels miles away, and you hurt everywhere the ‘pain cave’. You learn to sit with it, knowing that you will exit the cave, but in the meantime it’s something to endure and grind out. (Note: this transaction was never painful, nor that dramatic!)
When this house went on the market earlier this fall, she knew that this was the right place and we both had a clear understanding of the proper value of the home, after scouting this sector of the market for many months. We moved quickly to assemble a strong offer and it was accepted, even though the offer price was less than asking price. Angharad’s preparation, focus and decisiveness paid off in those moments.
While we never sweated or were in the pain cave like a bike race, we were just as excited to reach the finish line knowing that we gave it our best. The reward was a huge win for Angharad and for her new Portland home-base. Go Angharad go!
While I’m probably not the most qualified person to offer advice on bike racing tactics, I am ready and able to provide expert advice on the homebuying process and the best ways to make your home-buying dreams a reality.
“Cinder” is the name of the very lucky cat who will be inhabiting my most recent sale. His new home will be a studio condo in a vintage building in NW Portland. It comes with four big, sunny windows that overlook a courtyard. Perfect for lounging in sun spots and spying on birds from. He hopes his mom, Sylvia, will build him a shelf with a rope to climb up to the top of the 9.5 ft tall ceilings. Now that she has a parking spot, she can get home from work quickly to play and give pets. Since there’s a storage unit too, he expects they will never run out of cat treats and toys, as she can keep it well stocked for him.
Unfortunately, I have not had the pleasure of meeting Cinder just yet. I have thoroughly enjoyed working with his family though. I helped his owner, Sylvia, and her parents Katelyn and Michael, buy his new home. We looked all over NW Portland for a building with 1920s vintage charm. Sylvia loves the vibe of these old buildings with their high ceilings and ornate lobbies. Katelyn and Michael love that they are able to secure Sylvia (and Cinder) a nice place she can make her own.
After not being able to reach an agreement with the seller of a condo in another building, I was thrilled to see they found one that was an even better fit! The location is incredible, and other residents of the building we met all had great things to say about living there. When Katelyn, Sylvia, and I met at this place, I knew it was the right one. I took finding this one as a reminder that while a sale falling apart, is a bummer, it usually means there is another place out that’s even better!
I was so excited to meet the whole family yesterday evening. We went up to the condo to set up a little wine and cheese plate to welcome Sylvia home with. She met us there and we cheers to their closing on this charming vintage studio!
Deep in South East Portland is a condo development that will surprise you, it’s called the Wade Park Estates.

Jason is a good son. The kind of child I would want to have one day. He started talking to me about purchasing a condo for his mother to live in last year. It was needed, because our initial run of trying to get into condos during his search hit road block after road block. This probably can best be illustrated below, in the possibly real journal entries of a REALTOR® (events may or may not have happened exactly as described):
Week 1 – Had several homes to see. Attempted to get into the Pinnacle Condominiums. Could not get the listing agent to pick up and buzz us in. Went to get Coffee. Good chats were had. Went back to try again. Finally picked up. Got into building. Discovered that the HOA put a Fob lock onto the place where the lockboxes were. No instructions how to get into the place where the lockboxes were, without a fob. Called listing agent back. She was as confused as I. We decided to come back another day. Matt was amazingly chill.
Week 2 – Had several more homes to see. Got back into the Pinnacle unit we had issues with last week. Got into the unit to find it was undergoing a whole paint job. It may have been started a while ago. It was definitely not complete. We passed. Tried to get into North Park Lofts. Was given a heads up by the listing agent that the call box may not work. It did not. We waited 20 minutes for someone to let us in the building. Had several interesting conversations with the nearby occupants of the park benches while we waited. Decided to pass. Looked at Matt, still was cool. How did I luck out on this one?
Week 3 – Just a few more homes to see. Nifty combo lock on a unit in one building. Unfortunately someone locked the door handle portion that was not affiliated with the combo lock. Could not get in. Had to come back another day and get in. Tried to get into a unit in the Avenue. Lockbox was not present. Listing agent did not return any phone calls. Did get into another unit in the same building that had black ceilings, very stylized decor, which included a wooden horse as a piece of art. Nice green screen of trees out the window and decent amount of in unit storage. Matt seemed intrigued. I’ll take that over annoyed any day. At least we got into this one.
Week 3.5 – Got a call from Matt. “Let’s go for the Horsie one.” Boom! Horsie one it was. Here we go!
The unit was located in The Avenue Lofts, which is a historic condo conversion of the former Meier and Frank Warehouse, a 7-story building located at 14th & Irving. Originally built in 1923, with additions in 1956 and 1972, the building features 170 loft style one and two-story units, including 8 townhouses and 17 two-level penthouses. The conversion to condominiums was completed in the Fall of 2004. An open atrium is located in the center of the building on the 3rd floor, a Gym and Meeting room situated on the lower parking level. The best part of it (depending on your view point), is that the lobby hallway changes color.
Fast forward to putting him in contract, coordinating an inspection while I was out of state, getting through repairs and condo doc review, and coordinating a Buyer signing appointment while Matt was out of state for work, we somehow made it through in one piece. We luckily had Bill Dolan with Guild Mortgage in our corner working out the lending side of things for Matt, and he was the perfect person for this deal. Bill is a unit owner himself at the Avenue and was very knowledgeable of the building, the Pearl, and condos in general. I highly recommend him to anyone who is looking for someone a lender at the building or for condos in general.
Congrats Matt, you may not have decided to keep that Horse, but I feel you will put your own personal touch on your new home!
This is a rare opportunity to own a coveted design from one of Portland’s most influential early-century architects. The Rosegate building, located in the Hollywood neighborhood, was designed and built in 1932 as a cutting-edge apartment building by Ewald Theodore (E.T.) Pape, active in the city from 1920-1945.*
The Rosegate is located 4353 NE Halsey Street and is a gated community of 20 units tucked discreetly off of the main street and just one block from the Hollywood MAX station. According to the ABT-UNK website that has thoughtfully researched the building’s history, “[a] July 26, 1931 article in the Oregonian entitled “New Apartments Ready” had “Landscaping is Feature” in its subtitle, and a whole paragraph on the topic:
‘Landscaping of the project, which is built around an open garden plot, is extensive. Rock gardens, grass plots, shrubbery clumps and a large pool with double waterfall are included in the landscaping scheme.” It appears some of the landscaping has changed a little over the years, but that has not diminished its loveliness.'”
And it’s true: the first thing that strikes you when visiting the Rosegate is the absolutely gorgeous, English-style gardens full of vibrant rose bushes, boxwoods, coiffed trees, and precisely-manicured lawns. ‘Charming’, ‘inviting’ and ‘secluded’ jump to mind, despite being centrally-located in the vibrant Hollywood neighborhood and business district.

“The essence of E. T. Pape’s contribution to Portland housing was the refinement of a particular apartment house type which he had introduced, namely, the two-story townhouse. The projects were well constructed and well appointed without being luxurious. The hallmarks of these complexes are adopted as the registration requirements for the multiple property submission. In addition to the basic requirement of integrity, to be eligible, the apartment building must be two stories in height, have individualized floorplans, and place more emphasis on liveable space than exterior showiness.
