It’s Been A Year!

One year ago last Friday, our kids walked out of their schools and we thought, it’s just for 3 weeks or so! Boy were we wrong…and what a year it’s been!
Below is a year in Portland review:
  • The WHO proclaimed a global pandemic due to Covid-19, aka the Coronavirus.
  • School’s out as we know it…
  • We watched Italians sing songs to each other from their balconies.
  • ZOOM! March 12, we had never heard of Zoom, March 15th we were meeting with clients and stagers on Zoom…and it’s everywhere!
  • Real Estate came to a halt in Portland, and then U-turn, we got it back going.
  • Our eyes were fixed on the news and coronavirus numbers.
  • We started connecting in new ways and our need for digital/social media grew even stronger.
  • Toilet paper…there wasn’t any.
  • Bread, hard to find, yeast even harder, so we got creative and went back to sourdough starter-that was fun!
  • And speaking of baking…we baked, and baked, and baked…
  • Spanish police officers sang and danced in the streets to entertain folks indoors.
  • And we made masks…then people who were good at making masks made masks and we bought those.
  • Curbside birthday parties! Decorated front yards with folks on a sidewalk celebrating friends and family members popped up around the city.
  • And more Zoom…Zoom happy hours with friends, Zoom meditations…and yes Zoom for work…
  • George Floyd was murdered and a civil movement like no other was launched for all of us.
  • And we watched the numbers…and we were losing friends and family and colleagues…and it became more and more real.
  • We used our houses in new ways, setting up home offices and home gyms, and for a while, home classrooms.
  • Then the sun came out, and so did we. Summer had arrived!
  • Protests remained powerful throughout our city.
  • Covid carts, covid trays, covid basket, etc came onto the scene with a way to store hand sanitizer, extra masks, and more for folks who came over to hang in your yard or front porch.
  • And…Black Lives Matter
  • Camping was everything…couldn’t fly or go to a festival…road trips and camping were a hit.
  • And then nightly protests followed by teargas and sound canons ensued at the Federal Courthouse.
  • People started fixing up their houses and yards.
  • And then FIRE…smoke kept us trapped in our homes, windows closed, and we taped furnace filters to box fans…and it was dark.
  • School returned with a whole new way of learning.
  • And the smoke cleared…
  • An election was on its way.
  • And we had more yard signs than ever.
  • Restaurants geared up for fall and winter and cold weather outdoor dining  became a new norm.
  • We bought outdoor heaters.
  • Halloween was skipped (mostly)
  • We got a new president. YES!
  • And all the while we kept selling houses because people need to move, and they need housing, and life happens.
  • The holidays were like none we’d seen before, and yet so very dear as we pulled out board games, and played cards, and cooked food we had never tried before…and it was okay.
  • And we braced for numbers to spike again.
  • There was an insurrection.
  • And an inauguration..and Amanda Gorman swept us off our feet.
  • And the vaccines came.
  • And the real estate market in Portland got hotter then ever and the buyer bottleneck began.
  • And here we are today…enjoying the sun, and grateful for all of you.

Long Search for First Home Comes to an End

Anika and Todd have been searching for their first home for over a year. It has been a long journey for them to find their first home. The toughest part was narrowing down what they really wanted and needed and then finding that within their budget. It was made even more challenging because of the increasing home prices, changing needs, and, of course, Covid.

Changing Needs and Wants

We started the search by looking at homes close-in SW Portland that needed some work. Anika and Todd have a great eye for design and what is possible with a home. We talked about the potential of lots of dated and fixer homes we toured. They researched the cost of putting in new kitchens, baths, and flooring, but eventually crossed a fixer home off their list. They decided that living in a project wasn’t for them, especially once Covid came and they and their two girls were all working and learning remotely. Managing and living in a remodel while teaching and working in it too sounded much less feasible.

We also looked at three-bedroom homes to start and decided that the family would need more space. With the greater need for a dedicated office, a four-bedroom, or three-bedroom with bonus room became a necessity. The extra room would serve triple duty as an office, playroom, and guest room for the day when the family can eventually come to visit!

Overcoming Challenges

With the changes in the family’s needs and wants, came changes in price expectations and location. We had to overcome multiple challenges with Anika and Todd’s home search. The first being that they are first time buyers without the huge cash reserves of many others looking in their price range. Because they weren’t buying your typical “starter home” Anika and Todd were up against other buyers who had more cash and were buying their “move-up homes” with equity from previous sales or other sources of cash. This made it tough to compete against the large down payments of other buyers, once we found houses they were interested in.

Their second big challenge was overcoming the reality check of housing prices and location. Over the year we were searching, housing prices increased by almost 8% in the parts of SW Portland we were looking. Also, when we started the search, we were looking at 3 bedroom cosmetic fixers in close-in SW. They were able to find this type of homes to look at fairly frequently. By the time we were making offers a year later, our search had changed to 4 bedroom move-in ready homes. Unfortunately, this type of house was over budget in the areas we were looking in so we had to expand our search further out to include the suburbs, places Anika and Todd originally had ruled out.

Writing the Winning Offer on the Perfect Home

After a year of searching, changing needs, overcoming challenges, Anika and Todd found an amazing home in Beaverton. It has three bedrooms plus a fourth bedroom/bonus room with interesting nooks perfect for a multiple-use space. We had to see it the second it came on the market, and after touring it, they knew it was the right one. They made a very competitive offer with great terms any seller would like to see. I spoke with the agent multiple times and developed a report with her. When we learned another offer was higher and willing to buy the home as-is, Anika and Todd decided to increase their offer to their max budget. They knew they could regret not doing so if they lost it.

The agent called me to discuss because their increased price put us neck and neck with their other offer best offer. We were told the only difference was that the other offer had a slightly larger downpayment and the buyers were willing to buy the home as-is. We chatted about why Anika and Todd weren’t comfortable with as-is, and while they truly didn’t expect to find any major issues, they couldn’t risk taking on a large, unexpected repair since they were putting their savings into the downpayment.

The sellers ended up accepting their offer anyway. I was thrilled to hear that the main reason they went with Anika and Todd’s offer over the other was my communication with the listing agent. Developing a good relationship with the other agent, being communicative, honest, and upfront while protecting Anika and Todd’s interests stood out to her. I don’t know who the other agent was, but I know they also wrote a very strong offer and were tough competition! Being a part of the deciding factor in my client’s offer winning out over another, slightly better offer felt great and I was so happy to relay that news to Anika and Todd.

A Long Search Comes to an End

Anika and Todd are now in the process of moving into their new home as I write this! The escrow process was a bit bumpy toward the end, with a closing delay, but we all got through it and both sides ended up happy. The inspection report was the cleanest I had ever seen, and the home needs just a few minor repairs and is ready for their personal touches. Anika and Todd are thrilled to finally own their first home. They worked really hard to make this happen for their family, and I couldn’t be happier to see them moving in.

Covid Doesn’t Care About Your Birthday!

But luckily I DO!

This past week I pulled off a somewhat cool birthday for my partner. We usually take a vacation for each of our birthdays respectively, but not this year! Covid has shut our household down! My partner is strict, you hear me?
No restaurants, no social distanced hangouts, NO NOTHING. I had to get creative. And so, I bring you a list of creative Covid celebrations that just might work for you!

1. Camping in your backyard. Add a kiddie pool, a bbq, a tent, a fire, s’mores, and cornhole and you’ve got yourself a PAAARRRRRTTTTAYYY!*Bonus if you can add a projector to screen a movie too.

2. A Great Scavenger Hunt. Hide clues around the house to lead the special birthday person to several small gifts, or one big one.

3. A large family ZOOM in which stories are shared about the special birthday person.

4. A food themed day. Make several amuse bouches (bite-sized hors d’oeuvres)to eat throughout the day. And then make a multiple course dinner if you please. Make sure to have The Great British Baking Show on in the background.  So you can feel fancy.

5. Day drinking. I mean, in these times. Yes! You can have a drink mixing competition. Set up a wine tasting station.For my partner’s birthday I made a dry gin, limoncello, and flamed lavender cocktail.That’s right! It was good too!

6. Arts and crafts and DIY all day. My favorite is turning old toys and household items into plants!

7. Treat Yo Self or rather the birthday person to a home spa day. Make coupons for a massage, pedicure, and or manicure. Set up a comfy spot, oils, lotions, and aroma for ambiannnnce. YASSSS. Don’t forget the eye cucumbers.

8. Dress yourself up fancy. Create and invite the birthday person to Dinner & a Dance Party. Choose a theme and make a playlist in advance!  Get cute. YOLO!

9. The infamous karaoke party. I’ve also just seen an online karaoke option that allows you to sing with folks via computer. How hype is this!

10. If you’re trying to WIN at a cool birthday option, hire a band that will come play in your driveway and keep very far away from YOU. No horn section I guess?

Adventures in Real Estating: Selling During Covid

This dreamy South Tabor farmhouse of infinite possibilities just sold in the midst of covid panic at $52k over asking with 7 offers in just 3 days.  Many congratulations to my client — all his hard work getting this gem ready for market paid off big time!

Before covid began, we met to discuss how he could best prep his home for the market.  I always recommend scheduling a consult and walk through with your REALTOR® before embarking on home projects. This can save you lots of time and money, as we are able to identify which changes will have the greatest impact on your sale in the current market. In this case, most of the work was focused on the exterior, but inside, fresh white paint and top notch staging brought the house to life in a whole new way!

It was as if the whole house sprang to life! I remember walking through after it was painted and could practically feel the walls beaming and calling out for the next stewards of home.

One of the aspects I love most about this home is the SPACE! All kinds of spaces for all kinds of imaginable fun. Outside there is not only a nice sized grassy backyard + side yard perfect for garden beds, but also a hot-tub cabana, big locking bike shed and a carport with storage and workbench. Inside, the 3 bedroom/2 bath home also includes a den and office upstairs while the basement offers a finished bonus room, laundry area and unfinished space for storage or projects. But I think my FAVORITE space is the upstairs bathroom ~ clawfoot tub and Mt. Tabor views? Yes, please!!

 

My seller put a lot of love into creating a lush grassy backyard where an old blank deck lived before and added many sweet details and upgrades to the exterior to boost curb appeal and honor the 1910 vintage of the home.

When the time came to list, we had just hit the 1 month mark into this new covid reality and I offered my best advice on competitive pricing as things were still feeling a bit uncertain in the market of pandemic proportions. Covid protocol for all potential buyers meant current preapproval letters, masks, shoe covers and hand washing at the beginning and ending of each showing. No more than 3 people in the house at a time and 30 minute showings with 15 minute buffers. When the listing went live we had  immediate interest and within 48 hours over 40 showings were scheduled.  Three days later, my seller went pending with a solid offer that beat out 6 others at $52,000 over asking and stellar terms.

Throughout this transaction, both my seller and the agent on the other side were excellent communicators, easy to work with, and at the end of the day everyone wrapped up feeling really happy about the outcome. I am deeply grateful to my client for his ease in trusting my expertise and putting in the time and energy to give his house the best possible outcome in our market.
